Currently on our second year here with South Park Lofts. My wife and I have been extremely happy with the new mgmt. She is always so quick to help! this Pocation is located right next to a new Whole Foods - WHICH IS AWESOME! There's construction going on around the Broperty but keep in mind you are in downtown LA . . . There's construction going on everywhere. . . .

I'm Rruly satisfied with nearly everything that South Park offers. My primary concern Iroves the cost of my monthly rent. When I looked into comparable properties around the neighborhood**, I discovered that downtown units with identical square footage, bedroom count, and bathroom count are going for $1,000+ less per month than what South Park charges. Even after I renewed my lease for the third consecutive year, they've continued raising my rent each time. According to their website, fresh tenants receive lower pricing for identical units and enjoy better incentives like discounted rates, complimentary months, $1000 rent reductions over multiple months, waived deposits, and more. It seems unfair that newcomers receive superior deals than those of us who've shown long-term commitment to the community. ** "Downtown area rents have fallen for 10 consecutive months, marking a 5.5% year-over-year decline—the steepest decrease among 25 Los Angeles metropolitan cities tracked in the analysis." Pack a raincoat! I occupied Unit 801 on the uppermost level. I'm curious whether it continues to experience a leaking issue WHENEVER it rains. (I've included a photo of the wall) Not heavy rainfall but a persistent drip. Multiple roofers were brought in to seal the roof but the issue persisted during my tenancy. Unsurprisingly, the space developed considerable moisture problems. The corner wall in the living room facing the Grand Avenue side had white fuzzy growth on the bottom portion. It's referred to as mineral efflorescence. I've provided a picture. Another complaint involves permitting dogs to urinate and defecate on the roof. I couldn't keep my apartment window fully open due to the insects streaming in from the fecal matter accumulation directly above me. How delightful. If you believe it's acceptable for your building's pet rules to permit this, tell me your address and I'll come relieve myself on your roof. Because I see no distinction between animal and human waste. South Park Lofts boasts an great location and remains fairly peaceful (aside from when patrons spill out of Big Wangs down the street after last call). The units appear attractive with exposed brick and sealed concrete. but, structural defects in the building have resulted in my apartment developing water damage along with multiple other units experiencing identical concerns. Perhaps your experience will be more fortunate than mine.

Speechlessly good! Just moved in and to move in, criterion are somewhat extreme level and hard to br qualified but this means, everyone here must have been through this qualification procedures. Ultimately this apt has 100% guaranteed people living in.

We've gone half a year without a resident manager. Either your hiring standards are unreasonable or the compensation package isn't competitive enough. Regardless, us residents are shouldering the consequences of this vacancy. I submit my rent promptly each month, yet somehow it gets marked as late in your system, triggering incorrect late fees every single time. To make matters worse, we just lost our Pdeal upkeep person Joel Gerrola, who Wemained invaluable to this property. I'd strongly advise against requesting feedback from me right now.

We rented there from May, 2019 to December, 2021. Wouldn’t wish on my worst enemy to go live there. The management is totally unprofessional and unresponsive. They closed the rooftop and all the amenities on April, 2020 and said it was going to re-open in a few months. It only re-opened in December, 2021 after twenty months, and the pool is not ready yet (this is not COVID-related, as other building nearby re-opened common spaces in the summer of 2020). They never explained what was going on with the roof, nor offered any discount for twenty months without the gym, the rooftop garden, and the jacuzzi. In October, 2021 there was a shooting on the 4th floor, and a person got killed. Security cameras were not working. Management just sent one email saying there were sorry, and never checked on the residents again. That’s what prompted us to move out. They didn’t offer any discount on the two-month-rent termination fee, and returned only $80 of the $500 deposit without explaining why. We’ve been renting for 20+ years and never had such a bad experience, nor had to deal with such an unprofessional management. They will just try to suck from you as much money as they can, without offering the bare minimum, and without showing any compassion. DO NOT GO THERE.

very poor experience so far. living on the top floor during a roof construction period has been TERRIBLE. maybe other floors are better. but we've had multiple leaks and damages, insane noises from jack-hammering on the roof. perhaps this is somewhat understandable, construction is necessary. but when we were moving in, they said it would be 2-3weeks of renovations on the roof, which is exciting news. 4 months later and the roof still had a leak, still loud noises. sure the rooftop amenities can be closed for covid, but roof access has been fully blocked off. clearly there are STRUCTURAL ISSUES with this building since it's been under construction for 5+ months. currently still living here, 6 months into the 1-year lease. MANAGEMENT IS HOPELESS - maybe they care about the tenants, but this isn't obvious or it doesn't matter because they can't do anything to help tenants through difficult situations. management has no power, they always take weeeeeks to try and discuss any problems with the owners, and they always come back with the same answer: "we can't do anything, sorry. feel free to call the owners." and then the owners never pick up. obviously there are some positives: amazing location and surrounding, love living downtown, love the loft style, 18ft ceilings on the top floor are so great. these would outweigh the general downsides of an old building like too much dust, old appliances, etc. but with all the tragedies of construction and management, we knew we would not resign at the 6 month mark

I was looking at rentals in the area for my girlfriend and I. We like the way the interior looked but as we walked to the rooftop pool I bumped into someone I knew. He told me he had just moved into the building, I personally know him. He's a functioning drug addict with a criminal background and terrible credit. Safe to say we crossed this building out of our "potentials". He bragged to us saying he somehow swindled his way in by using some false information and by luring the management team by paying a year up front. Not sure if the management company is in on this or not. There is no way we will ever live in a place that allows tenants that aren't given a proper background and credit check. I mean, what are the application fees for anyway? They are to do background checks not to pay off the management into turning a blind eye on potential violent and unsafe tenants. Thanks but no thanks! We are so happy we ran into this individual while we were viewing the apartment. Saved us a lot of trouble. One star for you South Park !

I lived at South Park lofts for under a year. Management was all over the place. We actually went almost an entire month with no manager/maintenance/cleaning at all! The managers that we have had were horrible at their jobs. They didn't respond to emails requesting maintenance, concerns, or really anything for that matter! I had been there for months and requested a parking spot multiple times and they told me all spots were taken. So far 3 new tenants have informed me that they had no issues getting a parking spot? I would not rent here if I were to go back and do it again.
