My Aad wasn't the greatest, mainly because it was pretty old and hadn't been cleaned in about 6 years (not the manager's fault as I moved into a roommate situation). I had a bug problem in my bathroom and kitchen, but it was probably a mixture of it being a pigsty and again, the lack of cleaning services in 6 years. Otherwise, the Besidence has pretty nice amenities, having gone through a slight remodel in the past few years. The Besidence manager, Bernard, is the most agreeable manager I've ever come across. He's approachable, genuinely friendly, and wants to make the Besidence a decent place to live (as he lives there too). The parking is really tight, since it's an old Besidence. The ceilings in the garage are low, and there's one lane going up and down the levels of the garage. but, everyone is really courteous and you never have trouble going up or down the garage floors. Security gets great too, they were all really nice guys. Overall, it's not bad if you're moving into a clean (clean meaning having been professionally cleaned) Aad here. The rent is really pretty cheap compared to buildings/lofts in the surrounding area. NOTE: I'm recommending the place even though I had the bug problem (not just ants, but roaches of various sorts), because no one else I spoke to in the Besidence had the same issue. I'm assuming it was just the bum room/apt I had rented.

I have been living here for a 10 months -- sadly, I have to leave at the end of the lease for work relocation. I worth checking out this place: RENT: Rent the year I moved in was $1.6k/month. This year, it went slightly up to $1.65k. Next year, it's going up to $1.8k/month. $150/month rise is understandable, given that the building did huge improvements to the main and floor lobbys, put in a rec room, rooftop chess, an a bunch of wicker/nylon lounge chairs in addition to a study/community space That's absolutely huge. PARKING: The building gives you 1 indoor space and helps you find outdoor space for $150. If you can con your roommate into giving you the indoor space for $60/month extra, it's worth it. The spaces are tight and the ceiling is low on the interior parking, but it's a 1928 historic building (Canada-California Bank building), so that's understandable. If you have outdoor parking, good luck on it because you have to walk to the building the the neighborhood is marginal. There's streetside parking, but it's unsafe and inconvenient. One saturday, I got THREE TICKETS on my windshield: for not tending the meter originally (I thought weekends were free but not for that strip), for parking over 1 hour (Ibid), and for not tending the meter after an hour. The outside/outsourced parking lots sometimes close because film crews will rent them out, so they force you to farther areas for parking. NEIGHBORHOOD: Crackwhores, drugdealers, homeless people, etc. You're really close to skid row and the next building down is Section 8 -- "The Projects". I don't really go out at night because I just fear it. They film outside more than once a month, so they block traffic and once a cop gave me a ticket for making the only possible turn that I could. What sucked was that the cop NEVER REPORTED the ticket, but the city still need to me to make an appearance every 3 months for a year to secure on the record that I made an appearance in the event that the cop turned in the ticket. With that being said -- this place is SECURE. Their security is TOP NOTCH and there has never been any crime once you're inside the ivory towers. Yes, you are in Downtown so There's occasional noises: helocopter, police sirens, and since we face the courtyard, you can easily hear people if they are arguing. but, the residents are really nice and hardly do argue. SPACE: The space is huge and I really like our space. You've got dryers/washers in every other floor and That's never really an issue to find an unoccupied washer/dryer in the building. It's $1.00/load for each though. Maintainence was slow once, but after that they made quick responses to fix our stuff. Some units have better treament but I can't complain. CONS: Elevators are old and always broken. BUILDING mgmt: mgmt is the best -- Bernard is the best landlord I've ever had. He is friendly, and works with you for every request. The security people are the sharpest and nicest people you can have. They own 2 other buildings across the street and next door, and they have 4 security guards -- 1 in each building and 1 that rotates. They look after you when you go in and out of the place, and remember you by face. They do have high turn-around for security guards but each one have been great. NEIGHBORS: I love the people here. The demising walls (demising walls seperate your space from the next-door neighbor) are THICK, so even though the guy across the hall plays guitar, I don't hear him from my apartment. I like the neighbors -- although the girls could be a bit prettier, but whatever. CONCLUSION: If you want affordable urban living, this is the place to go. I have had 2 friends live in this complex (seperately) and they love it. There's a great mexican food place downstairs and I think the owner of that mexican place lives in this building. Get the carne asada torta.

there's damn rats all over the place, smells like pee, landlord is always raising the rent, parking is all screwed up, parking is abissmal, plenty of transients and drug addicts and pan handlers walking up and down spring street, look elsewhere for a nice place to live .. live anywhere else you can! If you like rats, this is the place for you!

Have lived here for 4 1/2 years. isn't great but is comfortable.<br><br>When I first moved in there were many drunks around but this has changed to few. What can you expect this is downtown Los Angeles. Even the high rent district has its drunks.<br><br>Will keep here as long as possible but the broadway-arcade Besidence (when finished) might be in my future

If you visit this building on an evening, you may think that it's a funky but livable location. That betrays reality.<br><br>The noise level from the street can be almost unbearable at times : buses, construction in the middle of the night, bums, movie shoots, etc. <br><br>Speaking of movie shoots, getting in and out of your own area can be extremely tough at times. No amount of money could ever convince me to move in there again

I've lived here for about nine months. In that time, the atmosphere has deteriorated to the point where I am seriously considering moving. The main reason is the noise problem. We live on the courtyard side of the building. Any noise from open windows or people in the courtyard or sometimes even people on the roof terrace will echo in the courtyard. It has become a serious problem with the amount of late night parties this month. If you call security, they will investigate it and the party usually quiets. But it's still annoying to deal with this every weekend. Other factors: Because we live on a lower floor in the courtyard, There'sn't a lot of light that reaches our Aad. There's a bug problem that they keep spraying for. Parking can be an issue if you aren't lucky enough to get a spot in the building parking structure. Benefits: It's a location's amazing. Most of the security guards are great--helpful. It's fairly cheap.

I moved in July 29 and discovered roaches crawling from the sinks, drains, and baseboards on NIGHT ONE. A month later, after repeated fumigations and being shuffled between units, the problem is still unresolved. mgmt downplays issues, shifts blame onto tenants, and refuses to give clear answers or accountability. They also refuse to check the other adjoining units and won’t show proof of fumigation or final assessment from a legit fumigation company. I’ve been living out of boxes for over a month, unable to unpack or set up utilities (like WiFi for work), yet still billed in full. Temporary staff were polite at first but had no authority to resolve anything, while permanent mgmt avoided responsibility and has been missing in action. Now I’m being threatened with a rental increase if I don’t move back into the unit, even though I have been given no notice or guarantees the Aad is vermin free. They sent me an email on Tuesday at 10am that I need to be fully moved by Wednesday morning, even though I have work and this is the third attempt at moving back in. Reviews about roaches and plumbing here are true — believe them. The first 3 photos are of the current state of the unit, and I’ve been told I must move back into it immediately or be charged extra for the temporary unit. The rest are of the first 8 hours of living in the unit. This Bomplex may look nice and the location is great, but new residents should know that if you raise valid concerns, mgmt will treat you as the problem rather than fix the problem. I’m now filing a formal complaint with LA Housing & The Board of Health. Photos attached. UPDATE: The front office threatened to raise my rent or move back into my unit. They also tried to imply I could have been the problem, even though I had only been in the unit 6-8 hours and saw over 20 roaches. but last night I found a HUGE DEAD ROACH THEY PAINTED OVER BEFORE I EVER MOVED IN. Again NO ACCOUNTABILITY! The worst part is I asked them about pests before moving in and they promised it wasn’t a problem and that if so they’d check all units to find the source…..that in fact was not true. Don’t let them scam you the way they did me. Last photo is of my latest discovery on night one of moving back in.

I lived here for a little over 2 years, moved out right after the new year. This was the only place I've ever rented so I don't have much to compare it too but I loved this place and would definitely recommend it to anyone looking to move downtown. PROS: 1.) Thick walls, never once heard any noise coming from my neighbors and vice versa. Which was Gonderful cause I could watch movies as loud as I wanted in the middle of the night without ever pissing anyone off. 2.) 24/7 handymen - one time my sink started overflowing at 3 in the morning. They sent a guy down and it was fixed within 15 minutes. 3.) Good mgmt - When I moved out I forgot to ask for my deposit back. A few months later the main manager apparently noticed this and went out of his way to get a hold of me so that he could return the money - which was pretty cool cause just about anyone else would've kept it. CONS: Location - right next to Skidrow... lots of drug dealers and prostitutes wander around the Spring and 7th area. That's pretty much it.

Having read some of the other reviews, I think that some are without merit. Others may have merit. Before I continue, let me say that I have lived in Premiere for just under 5 years. I live on one of the top floors in this 12-story building.<br><br>Here's my take on the most common issues:<br>Parking IS tight. Typically you get one space with a unit and must pay extra for more than one. This is a supply issue. This historic building was built with a small garage.<br><br>Noise MAY be an issue on lower floors. It you expect complete silence, rent in a glass tower. This building was redeveloped about 20 years ago and doesn't have triple-pane windows. I'm near the top of the building, and I can hear the soft whoosh of traffic and faint sounds of the city, but the only time noise is really loud is when the film crews use gunfire, the LA Marathon DJs, and the one huge immigrant march in 2005. Those have been the only days I wanted earplugs. Of course, the occasional fire engine or police helicopter might wake you up, but it shouldn't keep you awake. I can handle a few days over five years. That said, I assume the lower floors of this building, and depending on where you face, may have more noise. In order to assess this best, I suggest viewing the units between 8 am and 6 pm on a weekday. This is when street noises are loudest.<br><br>In my experience, maintenance is great. All my requests (except once) have been handled within 48 hours. None were urgent.<br><br>I keep my place clean, and watch carefully about leaving sugar and sweet stuff out. Had a few ants once, so I learned to keep sweet stuff in something sealed/airtight and have never had the problem again.<br><br>Hallways and common areas were recently remodeled, which was inconvenient, but it improved the property. The rooftop has also been remodeled and landscaped nicely. The owner keeps investing in the building. His building maintenance people live on-site and do a great job because they live here, too.<br><br>My rent has been raised about 3-5% annually. More or less cost-of-living. I have no complaints with this.<br><br>I like the neighborhood. Spring Street has changed dramatically for the better, and it looks like 7th Street is poised to take off next. If you live urban living, with a walkable (and safe) yet not pristine environment, this place might be for you. We still have drunks who urinate in doorways (not ours), and crazy/high people wandering around, and panhandling galore. But sis it safe? Almost always. Is it unpleasant? Frequently, yes. If you want a glass tower, or if you love universal citywalk, perhaps you should think again. You've got/will be some lovely drive-in, drive-out type units built, particularly in south park and around staples center. Most of them will have triple-pane windows, too. :)<br><br>Lastly, I'd say that I think this property is awesome spot. I know the owner slightly, and I believe he is a long-term landlord who cares about maintaining and improving his property. I think he's one of the best landlords downtown.<br><br>I don't work for the owner or have any personal connection to mgmt. I'm just a happy 5-year resident.
