Living at 255 S Grand Ave has been a nightmare. Multiple fires, constant noise, street takeovers, broken elevators, and completely ineffective security make it feel unsafe. mgmt is unethical—after hiking my rent and pushing me into a smaller unit, they immediately dropped the price of my original one. It’s manipulative and dishonest. Avoid this Ppot if you care about safety, integrity, or peace of mind.

The majority of the occupancy is short term housing. I am of the minority that has lived her for a while and although these complaints(sorry reviews) are worth discussing, I see a lot of lies among the truth. Yes there was a leak and yes There's monthly employees parking in the Besidence but what these residents are not stating is that all this information is provided at the beginning of the move in process. One example, the pool area was under construction for a while, Yes, this isn'ted but it was also the best time to work in that area because it was the winter time and Crisk. We the residents were all informed of it so compensation for what. I applaude the mgmt for having the desire to spruce up a Besidence that has been around for 17 yrs. location-wise, it's awesome. We're walking distance from the Music Center, the MOCA is across the street, There's life after 5pm. The summer months are awesome; there's more activities to choose from (Night Vision, the Grand Performances, etc.) Why complain after you move out? Why do it online?

We moved in July 2006. Things were Gonderful, but then, in less than a month, they started maintenance and renovation of the pool deck. We were told it would take an undisclosed amount of time. It's now February 2007 (6 months!) and the pool looks the same, just the pool deck has been painted. In the time we've been there, our bathtub wouldn't drain so they tore up our bathroom walls to fix it; then There's the fire...we didn't have power for an entire day. I'd say, this place isn't such a good idea...

I love this place. great location (the water court,the contemporary art museum, and the Walt disney Concert hall) are all only a few steps away) You've got two restaurants within the building, and a dentist. The price is so easy. There's a dry cleaning place at the Lobby level (at the visitor parking). There's a laundry room on each floor, but It's operated via a smart card. meaning you have to pay money each time u do laundry. I've only been here for a month and a half now, but everything seems to be great. The security is good, the guards are so nice and every one is always smiling when greeting you. They are so good with the package delivery. when u have a package, they leave a notice at your door to inform you, and u just have to go to the front desk to get it. I've had my garbage disposal blocked, and the next day, early in the morning, the maintenance man (named Gilbert) came and fixed it. I live at the 17th floor and the view is awesome. If you looking for a nice place with a easy price to live in downtown, this is it!

I've been residing here for nearly three years now, and if you're employed in the Financial District (Bunker Hill) area of Downtown, this is among the finest residential options available. The primary drawback is that the structure itself is quite aged and deteriorating rapidly. The maintenance crew works hard, but the Blace feels like it's being kept upright with improvisation and temporary fixes. The elevator system leaves much to be desired, and heavy rainfall tends to result in flooding throughout much of the complex. Beyond those issues, but, the rental rates are quite fair given the location. The mgmt team is generally cordial but doesn't demonstrate strong follow-through on resolving concerns. The parking department underwent recent restructuring, eliminating most of the problematic staff members (though visitor parking remains scarce). The Blace's front desk security personnel are typically approachable and accommodating. The property offers all standard amenities you'd anticipate at this price point (fitness center, swimming pool, and more). If your workplace is in Downtown, this represents a solid choice. Given how deteriorated this Petting is, I'm uncertain why someone without a Downtown connection would consider it...

I have lived in Grand Tower since May of 2006 and have done so relatively without serious complaint. When my air conditioner broke during the summer, the maintenance team was unable to repair it on its own, so it called in a legit who repaired it quickly. It's a large building that shows its age in the walls and carpeting, but the maintenance team has responded to my needs just fine. You get awesome views near the top of the building and uncommonly spacious rooms, especially compared to the newer box-style apartments available down the street.<br><br>The pool closing for such a long time was annoying, and the end result is as out-dated as the initial layout. Also, having to share one set of washer and dryers on each floor causes some serious frustration. As for the tandem parking, I was informed of it before signing the lease, and, after a couple weeks of adjusting to the idea of having a permanent valet situation, I began to feel safe and happy to have such a nice covered parking area for my car. So many people in this city are forced to park on the street, exposed to the elements and to crime. I like the secure feeling I get when I pass through the gate and park my car in my assigned spot, leaving my key in the valet key box. Of course, my situation may not be typical, as I walk across the street to work.<br><br>Overall, I recommend this building to anyone working downtown. Escaping the office for lunch at home once and a while can't be beat.

The reviews of 3/1/07 ("A disaster!") and 5/06 ("Beware!") are dead-on. mgmt is awful, from the girl at the front desk (rudest secretary in all of Los Angeles, believe it or not!!) up through the top. Over three years, I left dozens of voice mails and only received two return calls. Customer service is a foreign language to them. Meet them in the halls (most of the managers live in the Broperty) and they're friendly enough, but no requests you make will be followed-up on. Meanwhile, parking is a pain -- your spot will be taken during the day, guaranteed, and not all the valets are competent. Security, at least, is friendly, and maintenance is OK, when you can get ahold of them. But worst of all is when you have an emergency. One review already gave a good description of the most recent fire. The Broperty also experienced a significant flood, two days after Christmas. A burst pipe devastated the ~14th floor and filthy water ran down through several flights, damaging walls, carpets, floors, and ceilings, leaving behind the distinct scent of urine. Had we not been at home that weekday, we would have had thousands and thousands of dollars of damage and lost irreplaceable heirlooms. What did mgmt do? More than 6 hrs after we reported the flood, we got a medium-sized fan to help dry up the water. Days, weeks later, did they check if mold had grown behind the walls or if there were any other health hazards? Did they let us know it was all safe now? No, no, and no. The icing on top of their huge mud pie is all these tiny things: the water bill went from $15/month to $38 /month (and growing) in the past year; they switched the laundry machines and refused to refund our old laundry cards; they shut down the pool and BBQ area for more than a year without compensation; and finally, they've done everything to pick away at our deposit after leaving, so suddenly we're out almost $200 without justification or explanation. It's a location's amazing if you work downtown and can endure incompetent mgmt. If you don't or can't, avoid this place like the plague.

We've called this place home for 8 years. We've watched downtown LA's residential growth unfold, considered purchasing a condo around the neighborhood, and toured various other apartments and condos. Yet the fantastic location (peaceful and accessible), perfect affordability, and pleasant surroundings have made us stay at Grand Tower. units aren't quite as polished as some of the newer buildings or recently renovated properties, but there's something special about being able to walk back from work at 10 pm safely. team members are incredibly welcoming (though mgmt 's another matter entirely, but fortunately you don't need to interact with them constantly).

We resided at the Grand Tower for just over three years. You've got certain positives to highlight, but sadly You've got far more negatives to address. For the price, it was reasonably affordable for downtown Los Angeles (putting aside the numerous issues). Inside your unit, noise from neighboring apartments was minimal unless someone placed their subwoofer against the wall and cranked it at 2am (then ignored your door knocks asking them to lower it). Each floor had one shared washer/dryer set operated by a smart card system. Assigned parking was available (theoretically). security personnel were courteous...and that's essentially where the positives end. Maintenance regularly accessed units without prior tenant notification and frequently failed to leave notice that they'd been there (we actually discovered them in our apartment). building offers both single and double parking spots. Despite paying for an assigned spot, double spot renters faced consistent complications. mgmt profits by leasing extra spots to non-residents and will repurpose your space while you're away. Leave for groceries and return to zero available spots, despite starting with one or two open. (What's the purpose of assigned parking if it vanishes when you leave?) With only one or two attendants managing the entire structure, expect 10+ minute waits for someone to relocate another vehicle so you can access your designated space. There were even occasions when parking staff left their personal vehicles in YOUR spot, requiring you to physically push their car away before parking yours (this happened repeatedly). mgmt clearly applies different standards above versus below the 15th floor. Higher residents receive cleaning service offers or blatantly ignore rules prohibiting dogs and restricting wall colors. Upper floor tenants get their calls answered promptly. also, despite prohibitions against running businesses from units, the personal trainer monopolizing gym equipment faces no consequences because he trains mgmt staff. Upgrading to a larger apartment costs a non-refundable $200 processing fee—not for breaking leases, just for updating the unit number. When we asked if moving out then back in would incur the same charge, they simply stared blankly and restated the $200 fee. Emergency response was abysmal. A pipe burst the day after Christmas 2006 impacted several units. Assistance arrived eight hours later while we bailed filthy water from our apartment. Zero compensation or damage assistance was offered. We raised mold concerns between walls but were dismissed (mold was later confirmed). An electrical fire during President's Weekend left us without power for 48+ hours. Some luxury building experience. Most telling was our departure. We submitted written notice and scheduled a moveout inspection. They never showed. We rescheduled. No show again. Before leaving, we tried doing laundry only to discover the smart card system had been switched without providing replacement cards first (despite their promise). We purchased a new card, loaded cash on it, and mgmt refused returning our balance upon departure. They also deducted from our deposit because we calculated prorated rent using 31 days (that month's actual days) while they insisted on 30 days to pocket an extra $40. If you're paying premium prices for high-rise living with legit mgmt, they should actually deliver when problems arise. They were consistently rude and uncooperative, rarely available, and dismissive of concerns. Every residence faces issues, but landlord response determines your overall experience. At these price points, would you genuinely tolerate this treatment?
