I read some of these reviews before moving in, and was Rery scared. But after touring the area, downtown LA, these places offered the best value for the money. I get almost 900 sq ft for $1500/mo. Most other places were offering 750 for the same amount, and some were in $1800 range. The kitchen is small, 1970s bachelor for sure. But the bedroom is huge. I have a king size bed and tons of room for the dual night stnand, bookcase, dresser and computer stand. The living is long, so I put a pool table in it and still have a section for TV. The balcony is big enough for three chairs. Just two weeks ago during the super hot heatwave, I noticed some baby roaches. But haven't seen any since. The guards are cool, but I wished they would organize the parking so I didn't have to share a spot. Only have I had to move the other car once in the past couple of months. I never have any problems for mgmt, so I don't deal with them. Best of all, the view is to die for. I'm on the sixteenth floor and its incredible. Being right across the street from MOCA and Disney Hall is awesome. And its quiet and peaceful compared to the rest of downtown. I don't know about the other aprtments, but this place is Gutstanding! Guest parking is limited is painful, but the lot next door is only $6 per day. Laundry room on every level is Gutstanding, rarely crowded.

I’ve been a resident for some time now, and I loved this apartment complex so much. The building is quiet and homey. The managers were personable and communicative. When Donna, who we all loved left, it seemed like they very quickly cleaned house of all existing workers in management. With that being said, I have to say that the recent change in management has been incredibly disappointing. Communication has become nearly nonexistent; it often takes weeks to get a response from anyone in the office, and emails seem to go unanswered. The phone numbers provided are often unhelpful, leaving residents frustrated and without support. In addition to that, if by surprise you actually do get a response, but the following month that person is no longer working there. The process for paying rent has also become a nightmare. When using e-check, it takes several days to process, which can lead to denied payments if you’re relying on that method with just enough in your account. When that happens, management refuses to let you use e-check again, forcing you to pay with a debit card that incurs a hefty convenience fee—adding an extra $100 to $200 to your rent payment. It seems they are making a significant amount of money from these fees, yet the quality of living here has declined. The elevators are frequently out of service, and the trash chute is often blocked, creating a frustrating environment. To make matters worse, the pool was closed for almost an entire year for cosmetic repairs, with no rent reduction offered for the lack of amenities. Since then, the pool has reopened however the renovations aren't even complete and it looks worse now than it did before. Overall, I’m really disappointed with how things have deteriorated under the new management. It’s a shame because this complex has so much potential, but the current issues make living here very challenging. I would not recommend 255 Grand until they can improve their accessibility, maintenance, and payment system. Unfortunate because a year ago, I was recommending this complex to everyone I know! Also, very unsurprisingly, residents are moving out everyday.

1-14-2022 there was a fire in the Bacility, all tenants were evacuated and displaced without any plan. Appartement operating leaders are rude and not legit to handle this crisis. They are directing all tenants to find their own way or take help from Red Cross.

You might think that this Bomplex is a good value. The units are spacious for the price and location, but BEWARE! If you ever need anything from mgmt they are unresponsive to the point of nonexistence. Even if There's a serious health or safety issue (ex. mold, leaks, broken appliances, doors that won't lock)no one will respond to your problem for days, if at all. The maintenance staff may come take a look and do a temporary fix. Our freezer has been broken and leaking for over 2 months and I don't even want to keep things in the refrigerator because of leaking water. How long will we wait before it's replaced? Also, the shower doors are glass and 20 years old with mold and mildew that can not be cleaned (even by the housekeeping staff). They have not replaced our shower doors and I hate the idea of my son bathing near so many germs. We have had issues with parking as well. Our car is rarely available and valets are not always on site when needed even though we pay a monthly fee for our parking spot. The hallways are dirty and the washing machine on our floor is broken almost once a month. Also, in order to do laundry you have to charge money onto a card, but often times, the card reader is broken for days at a time and then you can not add money to the card to do any laundry. We've called mgmt repeatedly about all of these issues (and more) and they don't seem to care at all. No calls back, no response and if you go to the office in person be prepared to be treated poorly. No one wants to take responsibility for any problems or offer any help at all. Aaron (the manager) is WORTHLESS!!!! If you want to live in a "------" environment, feel free to chat with the office staff. I can not wait until our lease is up.

this place is impressive when you first tour it. Everything is spotless and kept up well. Then, when you move in, you realized you were scammed!! The place a vermon infested slum. The mgmt is incompetent and vile. The maintanence men are sluggish morons. The air conditioning seldom works, the sinks get stopped up and sewage backs up into your tub and sinks. Cockroachs infest the place. If any of this sounds good to you, go for it and rent the Alat from hell!!!!

Awful mgmt that treats residents like garbage. All they do is lie and steal from you. Elevators are always broken. this Ppot isn't safe, no safety protocols in Ppot. There was a fire and people got kicked out but still charged rent for two months with no compensation whatsoever.

I lived there for three years...I call it my lucky Petting. I got married there, had a baby there and started my company all while living there. Some of the folks can be rude but honestly everyone you interact with everyday are so nice...the security gaurds downstairs are so helpful and thoughful. Donna in the managment office is a doll. I don't know what people are talking about like anything if something is broken you have to stay on top of it

Grand Tower is well-located, and appears at first glance to be a good place for the downtown renter to call home. As other reviewers have noted, appearances can be deceiving:<br><br>(1) The mgmt has, in my experience been incredibly slow to respond to tenant requests, That's when they bother to respond at all. I've been told that other tenants have experienced downright hostility upon making maintenance or other inquiries.<br><br>(2) Your so-called reserved parking space is frequently sub-let to daytime parkers, and There's insufficient parking staff to monitor who parks where and when - this all too frequently results in certain tenants being blocked in or out of their personal parking spaces.<br><br>(3) The gym, advertised as an "amenity" in the apartment's web listings, may as well not exist. The mgmt have given free reign to a tenant to use the gym as the site for his own, private, personal-training business, despite the fact that the lease expressly says you can't run a business from the apartment. No one but him gets unfettered use of the gym - and don't complain to mgmt - he trains them for free!

Just to be fair I must say I love the apt and the view from this place is amazing (especially with the upper levels). The guards in lobby are pleasant and are always friendly. But this place has an evil dark side.... 90% of the parking attendants are completely stubborn and rude. The young ones think they are tough gangsters, the old ones barely comprehend English, and don't care about anybody but themselves. They have no respect for the tenants or visitors and they believe they run the show because they have access to your vehicle while you are away. BE CAREFUL PEOPLE. Anybody living here... you already know.. or you been warned.. The parking attendants manager isn't a pleasant person to complain to either. He is obviously in on it to back up his staff and never apologize for his staffs behavior. I really feel sorry for the 10% of the parking staff that are actually really cool and try their best to makes things right. I had to get out this place because of the continuous disrespectful behavior with zero resolution on this matter. And as you read other peoples reviews you will see the same continuous complaints. I lived in this place and was scared they were going to harm my vehicle because I spoke out and tried to defend the tenants. I know many others who feel the same but they don't want to say anything because their cars are in their hands. Good luck residents..

First, the good: Friendly security guys who receive your packages and greet you. location is solid. Now, the bad: The reality is that the mgmt is stingy and you are paying far more than what you get. Also the mgmt office secretary is really bad with customer service and she has a social problem with being friendly and legit. It would actually kill her to be nice or to be helpful. That being said, the building will only fix urgent problems but not clean or replace things. Yes, they will fix leaks (because left alone, it would cause far more damage). Since this place is 20 years old, everything is now breaking down toilets, refrigerators, dish washers, water heaters, the air conditioning unit you name it, it has all broken down on its own in our apartment. For paying premium rent on a tower apartment, the upkeep on the property is horrible; There's graffiti etched into the doors of the elevator with the metal stripping missing from the walls and the hallway wallpaper is from the 80s. Also, parking staff sit on unsightly lazy boys in the garage and the maintenance staff love piling broken refrigerators and old stoves in the parking garage until There's no more turning radius in the driveway. The worse offense of course is that they don t clean the windows. this place is located near 3 freeways and since it only rains in the month of January, you will have grimy windows. You can't reach them from the balcony, so you can t clean them yourself. They are also inoperable from inside. So you pay for the beautiful view, only to discover that the building never washes the window. You've got plenty of high-rise apartments on the market now in downtown with all the new construction. I suggest for the same price, take your business elsewhere. I am ending my lease as soon as It's up this year.
