“Pros: Responsive super, nice doormen, good elevators Cons: Noisy PTAC units”
— 40 GOLD STREET · Manhattan“Pros: Friendly doormen when I was there Cons: Side street location is a bit drab Withheld from security deposit for nonsense cleaning fee”
— 40 GOLD STREET · Manhattan“Pros: no pests ever, renovated and modern appliances, great ac/heat, winged layout, very safe - 24h very attentive doormen, package service, clean laundry room, rooftop, extremely sleek clean building Cons: gross street/alley, often construction that is very loud in middle of night”
— 40 GOLD STREET · Manhattan“Pros: attentive doormen and super and clean Cons: terrible management company - completely unresponsive - horrible water pressure Advice to landlord: be more attentive”
— 40 GOLD STREET · Manhattan“Pros: - big apartment - updated bathroom, fridge, and dishwasher - nice doormen - never had any bugs or pests - decent price Cons: - the stove and AC unit are ancient. The AC/heater is so loud that you can’t watch TV with it on - the layout of the apartment is odd, there is very little space for storage in the kitchen. Also the giant AC units take up a lot space. - the management company is bad. They take FOREVER to respond, take FOREVER to fix major issues, and are pretty rude”
— 40 GOLD STREET · Manhattan“Pros: The building was clean and had great temperature control Cons: We should not have flexed. It wasnt really big enough for that Advice to landlord: Nice job”
— 40 GOLD STREET · Manhattan“Pros: Friendly staff and good amenities Cons: Unresponsive super and management”
— 40 GOLD STREET · Manhattan“Pros: Nice doormen and great amenities Cons: Next to hospital and loud ambulances”
— 40 GOLD STREET · Manhattan“Pros: Easy rental process, great location Cons: Garbage pile up in the front of the building (probably out of the building’s control)”
— 40 GOLD STREET · Manhattan“Pros: Clean, nice but simple amenities, easy to live in Cons: Garbage is always outside the building, management is very strict and sometimes rude, doormen are a bit weird Advice to landlord: Change management”
— 40 GOLD STREET · Manhattan“Pros: Convenient location close to all the major subways. Neighbors were quiet and respectful. I think the size and quality of the apartments was pretty nice for the price Cons: The amenities like the gym, common areas, washing machines are all on the top floor. Just beneath are the "penthouse apartments". It was incredibly obnoxious to have a gym on the floor above an apartment. I don't understand how it's even legal to rent an apartment with so much noise (and vibration) directly overhead. Of course I noticed this immediately after moving in (and I felt like an idiot for not thinking about it before signing) and immediately contacted management. They were incredibly hard to reach, never helped or acknowledged the problem. Then covid hit and I left the apartment until the end of the lease anyway. So it was never resolved and I suspect the next poor tenant to sign there will find out the exact same thing :( Beware! Advice to landlord: Don't rent out apt PHC or move the gym! It was pure torture living there having your desk rattle as people upstairs run on the treadmill or drop weights.”
— 40 GOLD STREET · Manhattan“At first the apartment seemed okay, but then all sorts of issues came up and maintenance would not really come to help fix until the last minute and until there was damage incurred. Problems included getting this black gunk in the sink tubes which regurgitated back into the sink, and then overflowed into the living room and floors, which ruined several pieces of my furniture. I also had problems with fire alarms just beeping continuously and numerous other times when things that came with the apartment broke down. The maintenance and almost all staff was very rude and most awful people. The management of this property is also very shady and has very shady practices. I would not recommend living in this apartment, there are several nice buildings nearby with comparable prices. Look elsewhere.”
