“Pros: The location is wonderful given that it is in close proximity to all forms of transportation, the neighborhood is safe and family friendly, it’s close to several schools, green spaces, and the building is great about sanitation. Cons: Pest control. This building has a bedbug, rodent, and waterbug problem. Several washer/dryers are often broken, which adds to the spread of bedbugs. There are constant loud and invasive renovations and repairs to apartments and the building, exposing residents to toxic fumes without warning or precautionary measures. There is lead in the water. The storage cages are infested with waterbugs. Apartments are being sold without informing neighboring shareholders as required in the bylaws. Access to building amenities (gym, community room, and storage) comes at an extra cost. The only handicapped accessibility is through a locked basement service entrance on a different side street which is where they dispose of garbage and contaminants. There is no roof access or communal space for residents. The long-running vacant storefronts could be more community-friendly. Lastly, the amount of dog urine and feces at the entryway to the building is a longstanding issue. Advice to landlord: See the list of cons for ways to improve the management of this property. It would be beneficial to host more community-oriented events, such as an annual holiday gathering that the neighboring buildings host for their residents. Most importantly, the bedbug issue needs to be resolved. Neighboring tenants of apartments with infestations need to be notified, and all residents should be informed on how to help prevent the spread; dryers should be set to a minimum 30-minute cycle; proper extermination practices should be put in place; and the required annual report should be filed with the city.”

— 701 1 AVENUE · Manhattan“Unit 308 Pros: The building is tucked away in a quiet corner of Midtown East. The parks are very nice and the many bodegas within Tudor City are convenient. It's a slice of (cheaper) Gramercy in the middle of Manhattan. Cons: The building is old and in need of serious upgrades/repairs. I can't even count the number of times I found a live roach in my bathroom. I also saw multiple mice in my apartment. On top of that, management is absolutely awful and they nickel and dime you on everything. I ended up moving out because the unit above me would not stop banging on the floor at all hours of the day and night and also smoked incessantly. This is supposed to be a non-smoking building.”

Rents are fair for the area and building. Cons: Management can be hard to get a hold of at times. They are sometimes slow to attend to requests if not urgent. Due to the building’s age, there tends to be a lot of emergency fixes. Heat isn’t super powerful in the winter.”

There are move in and move out fee they collect with money order. Who use money order these days. Can’t move in ANY furniture in certain time and weekend. Not even a box. Second, the doorman is not flexible at all. (Not all of them. Some guys are very kind and nice) Some guys are very rude. Plus the package room is closed a lot of time even if in the operation hours. If you order lots from Amazon, this problem bothers you. Lastly, the building is old. Thin walls, water quality, frequent water/laundry-room fix. I use Brita to filter water, and sometimes I taste strange.. I haven’t had this problem with other NYC buildings. Probably old pipes. There were days that they stopped water and fix something for almost whole day(9-6). I’ve been here only few months and had the fix at least 3 times. Yes this is a co-op and old building, and also the price dropped. But if I knew those from first, I wouldn’t have moved in. Advice to landlord: Need to work on the issues above.”
