“When I moved in, the refrigerator doors were a bit banged up, but maintenance came in and replaced them within the week. Overall, the entire staff is very friendly and accommodating. Loving living at 311 so far!”

“Unit 4305 Pros: Great spacious building with very good elevators. Great views on roofdeck. The bodega downstairs is very good. Cons: Package queues are 15+ mins, rent control people ruining amenities 1)cutting piano cords in music room, 2) bringing extended family to the pool and common areas resulting in guest passes required to access pool. You also need to pre book a slot to use the pool, 3)saw a man with his trousers down on the 42nd floor amenity area and management did nothing. Security does not enforce people from entering the building”

“It is a nice place to live and the staff is wonderful. They take good care of the shared areas such as the gym, lobby, and amenities floor, as well as my individual unit. It is a comfortable place to live.”

“311 is alright. The units are beautiful and have great fixtures and appliances but the community and property management is not the best. For how "luxury" this building is marketed as it falls short on a lot of basic expectations. Like cleanliness, amenities, etc”

“311 11th Ave is a very beautiful building inside and out. Amenities are awesome which includes a pool, recreation room, Gym with awesome equipments. The lounge has an event 3-4 times a month. There can be wine tasting, cheese day, bagel day. Parties for the different occasions, for holidays is celebrated”

“I really like 311, but there are some aspects of the community that I find pretty tedious and gross. They are not suitable to put in writing though, so if someone wants to call me to discuss, I'm happy to talk live. Thanks.”

“We have now lived in the 3 Eleven for two and a half months. Anytime we see a repair, the team here is responsive, kind and gets the repair done in a timely manner. Plus, they clean up after themselves! We love these guys!”

“Brand new building, my unit has a great view and the staff has been amazing. The amenities are incredible and the 24 hour gym is huge for someone who works a lot of hours like I do. Can't wait to brother full amenities package when it gets warmer”

“I'm a Brooklyn gal at heart but I personally love this building i can't speak for anyone else but i have no regrets in terms of moving here. Transportation is easy access, generally quiet neighborhood with the exception of construction sounds from time to time, friendly building staff, professional management, clean environment. I would choose to move here in any other lifetime.”

“The amenities are amazing and many. The proximity to Hudson Yards is the main reason I moved here. The apartment itself was efficiently laid out. The grocery store on the ground floor is a game changer for me as it makes shopping for food so convenient.”

“The staff at 3Eleven are very helpful and courteous and they respond quickly to any requests we've put forward to them. The building itself is great and has all the amenities you could need (save for a sauna instead of the meditation room).”

“I've had an excellent experience living at 311 11th Avenue. The building is modern, extremely well maintained, and offers a high level of comfort and convenience. The management team at Clinton Management has been professional, responsive, and helpful throughout my time here, and maintenance requests are handled quickly and efficiently. The front desk staff are friendly, welcoming, and make the building feel very secure. The amenities are outstanding, and the location is unbeatable, with Hudson Yards, Whole Foods, restaurants, and public transportation all just steps away. The building is quiet, clean, and well run, and the overall living experience has been seamless. I would highly recommend 311 to anyone looking for a quality residence in a prime Manhattan location.”

“We moved into the 311 building in December of 25. Although it is a newer building they can still have issues too. Any issue my wife and I have brought to the repair team, they have gladly taken care of on our schedule. They are caring, know what they are doing and clean up after themselves. We love it here at the 311!”

“The apartments at 311 are very spacious and very comfortable to live in, all of the appliances are top of the line, the staff are very professional, diligent, and courteous and they make you feel like you're apart of a family.”

“Its not the cheapest but you pay for what you get and its an amazing apartment, with great staff, and amenities. We've been here almost three years and we feel it's only improved. The storage unit in the basemant is so clutch.”

“Excellent apartment building. Very courteous staff. Excellent amenities and lovely community to live in. Monthly events bring people together. Any issues (which for me have been extremely limited) sorted really quickly and efficiently.”

“Pros: It is a beautiful new building in a prime location to Hudson Yards, Chelsea, and Hudson River Park. The amenity spaces are vast and impressive. The multiple roofdecks are an amazing feature, particularly in warmer months. The view from the 42nd floor is unbeatable for a residential building in Manhattan. It is probably the most dog friendly building in Manhattan with a massive outdoor dog run on the 3rd floor and doggy day care in the basement (for a fee). The gym is sprawling, and fitness classes are offered a couple times a week. Cons: The downsides are largely related to noise. Many people in this building as single people in their 30s and they like to party. This can mean in the common spaces and pool as well as in their rooms, which can be an annoyance. But residents are generally friendly if you are looking for a social scene. Construction noise around the train yard can also be loud at times.”
