“Pros: The on-site building management team is wonderful- super responsive, very kind and on top of things like garbage and monthly exterminations. They are the reason I’ve stayed in my apartment for so long, unfortunately the price is just too much for size and location Cons: The property team who owns these buildings are not the nicest, rent is consistently raised hundreds of dollars each renewal with no modifications or improvements on the apartment (rent went up $1800 over four years) plus the size of the apartment is not worth the price, the floors are scuffed by walking on them and walls are ruined immediately from oils from your fingers. Lastly, given the construction for the 1 train it’s basically a construction site and is providing a lot of hidden spots on the street that attracts heavy drug users and isn’t the safest anymore- not much the management team can do about that while the project wraps up Advice to landlord: Idk maybe care more about humans over money”
— 607 WEST 137 STREET · Manhattan“Unit 46 Pros: Laundry in the basement, clean building, access to a gym in a neighboring building. Super was responsive. Cons: Packages were sometimes stolen. Four years living there and once when I was locked out the super didn’t have my information so he thought I was lying about living in the apartment. Told him the address was on my ID inside and he finally let me in. Super was rude to me when I was moving out. Management tried to increase my rent to more than what they were listing new apartments for online. Wouldn’t negotiate in the end.”
— 605 WEST 137 STREET · Manhattan“Pros: The maintenance team is phenomenal, and the building is well maintained. Good amenities, including gym in separate building and laundry in the basement. Cons: Some issues with package theft and smoke odor. Expect significant rent increases”

— 605 WEST 137 STREET · Manhattan“Pros: Kind neighbors, clean, laundry in building for fair price, pretty quiet, high ceilings in unit. Cons: Difficult to get in contact with property management and super at times”
— 605 WEST 137 STREET · Manhattan“Pros: Staff is super responsive and keeps everything running smoothly. 1 train is half a block away. Cons: Great building in a grimy neighborhood. Loud music late at night from the street. Some people in the neighborhood throw their trash wherever and don't clean up after their dogs. Advice to landlord: Treat your staff well because they do an amazing job keeping an older building livable.”
— 607 WEST 137 STREET · Manhattan“Pros: Clean, livable apartments Cons: Rent has gotten very high compared to other buildings in the area”
— 609 WEST 137 STREET · Manhattan“Pros: Laundry in building Updated apliances Cons: Weathered flooring conditions”
— 607 WEST 137 STREET · Manhattan“Pros: Pest Control was great Cons: Gentrifying, pushing out families that have lived there for a while Inadequate safety measures/too easy for people to get in off the street”
— 3381 BROADWAY · Manhattan“Pros: Responsive management company, very clean building Cons: Heating was terrible and my apartment was always freezing. Overpriced Advice to landlord: Overpriced for the neighborhood”
— 609 WEST 137 STREET · Manhattan“Pros: Location is convenient Cons: There are a bunch of cucaraschs, at least until the second floor Advice to landlord: Stolen bike. Manager and supervisor knew who steel my bike and never give me the video tape.”
— 600 RIVERSIDE DRIVE · Manhattan“Pros: Super is always very responsive. Heat was great. Super sprayed down the sidewalk almost everyday. Very clean. Great at leaving packages at door. Exterminator at least once a month. Cons: Can hear the upstairs neighbor stomping around. Advice to landlord: Doing great!”
— 607 WEST 137 STREET · Manhattan“Pros: Good location, vibrant neighborhood Cons: Murder happened at 137 street station, unresponsive management Advice to landlord: Reply to your tenant's emails”
— 3381 BROADWAY · Manhattan“Pros: - The maintenance staff is quiet but work well. - Appliances are relatively new. - No major pest issues and pest control comes monthly. - Foyer is clean and well lit. - Gym and lounge area in adjoining building. Cons: - They tried to raise my rent by almost 20%. - The basement is a bit dirty and has small flooding issues sometimes.”
— 600 RIVERSIDE DRIVE · Manhattan“Pros: The staff keeps the building pretty neat, you see them around always busy making sure everything is tidy. Its proximity to the 1 train and Riverbank Park are priceless. Is a pretty quiet street. Cons: Rent has gone up a lot in recent years. Advice to landlord: To have some sort of incentive for tenants that are loyal and diligent.”
— 607 WEST 137 STREET · Manhattan“Pros: The super and the people who work on his team are pretty responsive, problems are generally resolved within a week Cons: The elevator breaks quite a bit. Boiler / hot water has definitely gone down without warning sometimes during the winter. Rent is over-priced for the area. It's annoying to not be able to access the laundry room / basement / trash area via stair. Packages will go missing from the lobby. Advice to landlord: It's ridiculous that the elevator goes down so often, given the number of elderly long-time residents in the building”
— 3381 BROADWAY · Manhattan“Pros: They’re super responsive and lovely to work with Cons: Only an elevator to the basement for laundry”
— 607 WEST 137 STREET · Manhattan“Pros: - I honestly can’t think of a single pro except the view from the living room is of Riverside Drive and the Hudson. Cons: - Elevator is constantly down. Like almost weekly. - Super is unresponsive and slightly rude. - Prospect Management (manages the building) doesn’t answer emails in a timely fashion if at all. - Drug dealers chilling in front of the building. - Rarely receive notices about elevator maintenance or other things happening in the building. - Packages are stolen frequently, and management does nothing about this. - Work requests can go weeks unanswered. - Rose the rent during the pandemic. - Front door to the building has been broken at least 4 times in the 1.5 years I’ve lived here. Which means anyone can enter the building or you can’t get in at all. Advice to landlord: Just do better in general. How would you feel if the above issues happened to you, and no one would do anything about it?”
