VILLAGE JV 201 EAST 2ND LLC · avg 3.0 ★★★★★ · New York City
“Pros: No pests, good noise control, and good neighbors Cons: Unresponsive management allowed issues with apartment to manifest and get worse, including leaks, mold, and poorly maintained public areas Advice to landlord: Be more responsive to your tenants issues”
— 14 AVENUE B · Manhattan“Unit 5A Pros: It’s a good location and in good enough condition. Super was a nice guy and helpful. Has a great view from the roof Cons: Management is completely absent and does not respond to any complaint. We had water leaking from the ceiling for years before it was addressed after countless emails and calls. Mold in the bathroom that resulted in jsut wiping it down and painting over it. Apartment itself was in terrible shape. Bad repair and painting jobs, non working dishwasher that management would not repair, black sludge constantly coming out of the kitchen sink. There is also a fire station right down the street that you will hear all the time”
— 14 AVENUE B · Manhattan“Pros: Location, dishwasher, super is nice and responsive Cons: It gets really cold in the apartment, annoying loud neighbors in the building, no laundry, high rent price, packages get stolen Advice to landlord: Lower rent price”
— 14 AVENUE B · Manhattan“Unit 3C Pros: The building was in a super convenient area, so for people who prioritize location, this isn't a bad place to live. The area is super lively and I never felt unsafe coming home late at night, whether it was during the week or over the weekend. All of the tenants seem to be in their early through mid-to-late 20s, which was cool. I made a lot of friends in the building who I continue to keep in touch with! We lived in a true 2 bedroom and it wasn't bad! Also the building itself is relatively clean and I never experienced any pest-related issues other than like, ONE bug that crawled up the drain. However, that's about all of the positive things I can say. Cons: Management is super unresponsive and extremely greedy. Instead of having regular heaters, they switched heaters in the building to ones plugged into the wall, forcing the tenants to pay for the heat bill as opposed to including it in the rent. The heater in my room was completely broken and management couldn't figure out the part needed to fix the heater so they just gave me a space heater instead... which was fine and probably kept our electric bill lower than it would have been if the heater actually worked. Also, we didn't have mailboxes for like 3 months, which is super illegal. Packages are constantly stolen (through a mix of being an inside job and by the people constantly loitering on the stoop) and management was adamant about the fact that they just simply could not install cameras inside the hallways, which is a bunch of BS. Also.. sometimes individuals experiencing homelessness will fall asleep on the stoop.. and other tenants and I saw others shooting up/engaging in illegal activities on the stoop late at night as well. However, as far as I know, nothing's ever happened and tenants have never been harmed. Advice to landlord: Stop being so greedy and pay for your tenants' heat. Also, handle serious issues (like the mailboxes) in a timely manner and be more responsive.”
— 14 AVENUE B · Manhattan“Pros: True 2 bedroom, great natural light, no bugs or pests Cons: Loud, lots of package stealing, management sucks”
— 14 AVENUE B · Manhattan“Pros: Amazing location in east village Mostly friendly neighbors, except for tech bros and NYU kids The Super was AMAZING! Super responsive, met his family, even gave me pasta to take home one time Cons: They raised my rent for 130 % (almost double and a half!) when I moved out. The walls are PAPER! They literally bent when pressed and I could hear every single word my neighbors said. Water tasted a little off, and often ran out of heat in winter, but that's to be expected in an old building Advice to landlord: Buy earplugs, and don't expect them to keep your rent at the price you paid last year.”
— 14 AVENUE B · Manhattan“Pros: Location, restaurants, natural light Cons: Steep stairwell, frequent tenants opening roof door which sounds alarm that doesn’t turn off unless a super is home”
— 14 AVENUE B · Manhattan“Pros: Good location and nice light on the upper floors Cons: Really awful management — dirty, unresponsive when things break (they broke a lot), and roaches. Packages get stolen and when I lived there they said the lobby cameras didn’t actually work Advice to landlord: Give a shit!”
— 14 AVENUE B · Manhattan“Pros: Building itself was surprisingly quiet for housing mostly people in 20s but louder outside since it's on an avenue. Never had an issue with bugs or rodents. Super was very nice and responsive. Cons: Roommates window leaked excessively during storms and water became trapped behind plaster. Very difficult to get management to do anything about it - I imagine it could have turned into a mold problem after we left. Across from fire station so there will be frequent sirens. Advice to landlord: Try to get on top of property issues when they are reported so they don't become a bigger problem in the long run.”
— 14 AVENUE B · Manhattan“Pros: Clean and good location. Cons: Submitting maintenance requests literally never worked and nobody would pick up the phone. Advice to landlord: Pick up the damn phone.”
