“Pros: It's well lit, clean enough, and close to like 3 subway stations, so it's easy to get around. Hell's Kitchen is a solid neighborhood. Laundry in building is nice. Cons: Management is extremely unhelpful, difficult to reach over anything but email that they barely read, and their yearly rent increases are unreasonable. I think they are definitely overcharging. Quite a few rats in the area, so beware. In my experience, lots of small little issues in my apartment eventually added up, especially when it came to the bathroom. Over-sensitive smoke detector. Advice to landlord: You should be better at communicating with your tenants. Also, your rent increases are unreasonable.”

I’ve also lived in the building for years and never had a mouse or roach. The hallways are always incredibly clean. Cons: The walls are ridiculously thin. I can hear all my neighbors conversations and any noise in the shared wall in the bathroom. There is no privacy. They also raise the rent a considerable amount each year as they consider it a “luxury” building. Also, I’ve had several packages stolen from the area under the stairs. Advice to landlord: Work with your tenants more.”

Building management was completely unresponsive until I reported the issue to the NYC department of health. Now they are raising the rent from $2,000 to $2,700 without any repairs, upgrades, or improvements to the unit, just because of "the market." Advice to landlord: Respond to maintenance requests. Don't increase the rent 35% just because you think you can.”
