Cons: The landlords are jacking the rents to astronomical prices after deregulating occupied apartments without the tenants knowledge. People who have lived in 404 for years are suddenly facing rent increases of unreasonable amounts. Most have moved out because of the ridiculous demands from a landlord that has allowed the property to fall into disrepair. The hallways are dark, poorly lit and haven’t been swept in months. The front entry door has no operating intercom since April 2023. “Work” has been done to the building to justify their rent demands. Problem is, none of the work has been finished in the building. They are commanding the same prices for their units as other buildings that have laundry facilities, dishwashers and other basic amenities that they sorely lack. Avoid UVI holdings (the landlord’s name) at all costs. They will only screw you over after letting your unit go derelict. Advice to landlord: Start treating your tenants like humans. Not obstacles to your greed.”

Kids from the high school down the street would come into the entryway everyday Monday through Friday at all times of the school day/afternoon and smoke weed, filling up the hallways and apartments with smoke smell. Advice to landlord: Take better care of the building and your tenants’ quality of life.”

I’ve asked for cameras. I’ve filed 311 reports. I’ve called 911 multiple times. I’ve sent pictures to management. Nothing has been done. I’ve asked multiple times to be let out of lease and no response. Ever. Advice to landlord: Manage and secure the building. Protect your residents. Care”

It’s happened before - MANAGEMENT IS UNRESPONSIVE. The office manager is only available by email and NEVER responds. - I haven’t seen any cockroaches or pests, so I think I’m just lucky. I’ve heard some of the apartments that aren’t renovated have a lot though. So be careful! - NO SECURITY/NO CAMERAS: packages get STOLEN ALL THE TIME. And Myself and other tenants have alerted the office management and the one time they actually answered they said they weren’t going to do anything. So that’s that.... do not send anything/order anything online and get it sent to this address, there’s a 90% chance it’ll get stolen.”

Told management and called the cops multiple times and nothing changed. This building was quite and peaceful and for the last year there is absolutely no peace. The screaming is every day. If you value sleep and your sanity don’t live here. Advice to landlord: Have actual consequences for noise problems. Doing nothing does not fix the situation. I know many who moved just because of the screaming neighbor. This problem will cost you.”

If the landlord is still making you pay by physically dropping off the check yes that’s annoying, but trust me - there are way worse apartments in the city. This building truly was clean, had no pests, and was a large enough living space. I’m now in a terrible dirty apartment that is more expensive. The super is OK, he’s a typical super. But it’s unique to find an apt with no problems really, and that was this one. Pest control regularly comes once a month during the day but you have to be home to have them spray. There is no longer a live in super and getting a hold of the management company is a nightmare”

No a/c, needed to buy one myself Water pressure is good in sinks and shower, not good in toilet (apartment is garden level) Dead cockroaches and mice seen in hallway Hallway is not cleaned nearly enough or thoroughly enough, visible dirt everywhere on floors, walls, and ceilings all the time. Plumbing clog on another level led to sewage water coming through ceiling in my apartment and in hallway one time. Mess was not cleaned in timely manner. Apartments are very small (micro sized, around 200sf) Easy to overload circuit breaker Some apartments, like mine, don't get a lot of sunlight. Shower stall floor cannot be cleaned better with typical household chemicals. Shower head usually drips, was told that's normal. Zero counter space. Too many vermon outside to open windows Windows are never cleaned from the outside Advice to landlord: Building needs to be checked and managed more often for clogs and cleaning purposes. Hallway is disgusting. It looks like a slum.”

This wouldn't be too much of an issue if I didn't have a select couple loud neighbors in one of the units who gather in front of the building to wee hours of early morning to drink/smoke with others. In addition, they like to smoke so cigarette and marijuana smoke from the outside makes it's way into the apartment unit. The landlord has put up signs against smoking and loitering. However, it doesn't help as the select neighbors don't listen or move 3 feet to the side walk which doesn't do anything to prevent the smoke from entering. 3) Water leaves an orange residue on my counter. 4) The same select neighbors always sit on the front steps and handle drugs outside of the building. 5) Missing packages. Packages have been stolen several times Advice to landlord: Work on the air quality: 1)Clean the hallways atleast once a year. The amount of dust that piles up is not great for people with allergies. 2)Seal/reseal all windows or at least the units facing the front of the building where people gather to smoke. Security: Install camera in the hallway facing mail to prevent package stealing.”
