“Pros: Management is responsive and maintenance tends to issue same day. Doorman are extremely helpful and detail oriented. Packages are well maintained. Building is clean and quiet. Laundry in basement. Multiple elevators that are always functional. Cons: There were multiple instances of construction/lobby remodeling/facade repairs that caused a lot of noise during it was impossible to work or have calls. My apartment is also facing the back of the building with meaningful amount of noise as they gather garbage there. Some apartment units have limited sunlight.”

Our unit has one small external vent in the bathroom, and is otherwise an unventilated cement box. Biggest issue is that noisy neighbors are given free rein to abuse the people who live around them through stomping, hammering, and loud music. Items have been knocked off of our bookshelves by the neighbors above us, and we are woken up by pounding noises. We can uniformly tell when our neighbors are home--our preference and expectation would be privacy and quiet. The vibrations from our neighbors also drove roaches out of the walls. Advice to landlord: Strict management of violations to the quiet enjoyment clause. Well-behaved tenants should not be forced to fend for themselves against uncooperative and poorly-behaved ones.”

Building is located in a great area and street. I really enjoyed living at Turtle Bay House. Cons: Nothing to complain about that you won’t know going in. There are no amenities like a gym or roof deck so it is a no frills building.”
