— 105 DUANE STREET · Manhattan“Pros: some lovely front desk and maintenance staff Cons: A/C units do not work. it's impossible to cool one's apartment. management can't/won't buy new A/C units so they 'repair' these 40 year old units and recycle them. it's a joke. the windows are drafty and poor quality. you can hear every siren and car horn even from high above (50th stories and more up). when it rains, it rains inside too because the windows leak. Elevators are slow and shaky. When it is windy outside the elevators are a public peril. That is how poorly built this building is. The laundry room is disgusting. Most machines are full of mold and mildew, and do not work. You can waste half a day doing laundry because you need to wash things twice. And it's expensive. You regularly have to request refunds for machines that don't work (laundry soap does actually make it into the machine wash, rinsing cycle broken, dryers that don't work and require 3 runs - costing over $8- to dry non bulky items). All management (who are on site) care about is money. And the laundry room isn't their problem, of course. Couldn't care less to repair/maintain the building/units. Many market rate tenants do not renew leases here because of the range of problems and outrageous rent. Some evening door staff couldn't care less about the safety of the building and residents and there was a sudden policy recently established that requires the front door be locked from 11pm-6am and only those with key fobs can enter the building. Imagine what must have happened for that to occur. Advice to landlord: They are well aware of all of these issues. If they cared they'd do something, but they don't”

Its fine but I’ve had to dodge some people on Church and Broadway - outrageous prices I will probably move to a full service building elsewhere for same price but bigger space. Advice to landlord: For the ungodly rent I’m spending, it would be nice to have water cups or towels in the fitness rooms”

— 105 DUANE STREET · Manhattan“Toxic mold at Tribeca Tower seriously endangered our health– including during my pregnancy– and caused us tremendous hardship. We rented a 2bed/2bath apartment on a high floor (B line). Within the first two months, management asked us to allow contractors to tear through a wall to access a pipe that has issues and was apparently affecting other apartments, and within 9 months of living there our apartment was rendered the home of a Microbial Hazard site after a major leak from that pipe took place while we were away for the holidays. Our belongings (furniture, upholstery, new tv, etc) were heavily contaminated with toxic mold species and mold colonization (per lab results). Related Rentals– the global company which manages and claims this is a luxury building– carelessly provided an unkempt and moldy studio (C line) two floors down for us to stay temporarily, despite it having visible mold growth on the bedroom wall and floor under the fan coil unit (A/C and heater unit)– next to the bed! (confirmed by lab results). Unbeknownst to us, we had been turning on that heating unit daily and nightly as it was January and February and those apartments have lots of windows with poor insulation! I was pregnant and became ill and progressively so while in there. Related refused to share their mold assessment report so my doctor recommended we hire our own mold inspections. The costly inspections in both the 2-bedroom and the studio confirmed toxic mold– two apartments in two different floors with major indoor allergen hazards (mold)! Coincidence or is this a broader issue across this building? The nice views we enjoyed for a few months were not worth the nightmare, health impacts and major financial blows we’ve endured due to the toxic mold issues in those so-called luxury residences. Tribeca Tower’s toxic mold issues due to structural pipe and maintenance flaws, its management’s abysmal capacity to address these without compromising our health or belongings and its treatment of us tenants was insulting and appalling.”

The laundry room is full of mold - our clothes literally smell of mold and the management does nothing about it. The gym is very old and it also costs $50 per month. The changing room are never cleaned and I have seen roaches more thank 3 times in there. Lately the elevators have been extremely slow as well. Overall I think the apartments are good in terms of space and views but everything else is just bad quality. The hallways are dark and beige. The entrance is massive and always clean with flowers etc to make it look luxurious but once you move in you realize that all money is spent on making the building look good without actually investing in the real problem we are experiencing every day.”

A woman name Sarah who toured me from related leasing she asked me all sorts of questions made me feel like I didn't qualify for this place I thought so embarrassed and I thought Sean comfortable and so unwanted here because of my skin color I would never recommend anyone to ever visit this place due to the poor management and the poor the very poor service that these people give and it's disgusting how us successful minorities are viewed.”

The exterior is falling apart, my walls are cracked, floors buckled, faucet leaks. You will regret moving here. Building staff is nice, and thankfully there's a fire house across the street. But other than that this place is the worst building in tribeca, possibly below Canal. Enter at your own rick.”

The gym is small, with the equipment that regularly breaks down, and you have to pay $500/year to use it, even if you are a resident. The pool area is dark and feels dirty. The attached garage is crazy expensive at $650-700/month, no discount for residents either. The location is not great either, impersonal and surrounded by huge government buildings. It is not really in the Tribeca proper, more like north end of the Financial district without the charm/history of either. The apartments on lower floors are pretty dark (and probably have views higher up, but it does not make for other shortcomings of the building IMO.) On top of that, my neighbors smoke non-stop, and despite frequent complaints to the management, the smell of smoke has thoroughly penetrated the apartment, so I am going to move out as soon as my lease if up in a few months. For prices they charge, you can find much better buildings in the neighborhood.”
