“Pros: Building management are very responsive Amenities are kept well (laundry, package room) and common areas (stairwells, courtyard) are very clean Overall great location, apartment was well equipped and kept to a high standard Cons: Not the most recently renovated, ie slightly dated kitchen / bathroom Floorboards are creaky honestly not a lot of complaints, overall very positive experience”

Apartment is spacious and building has a nice courtyard / gate which is rare. Neighbors are respectful and there's rarely ever noise from outside (on the 19th St side) apart from occasional sirens. Love that the garbage disposal is in a separate, organized area near the building. Overall the building feels super clean and safe, and is in a great location. Cons: No infestations, but once or twice a year a confused roach would find its way inside, probably due to the rain in the summer. These were one-offs, not a recurring problem.”

— 177 8 AVENUE · Manhattan“Pros: Love having a peaceful courtyard to walk through, responsive management and nice neighbors, great light, barely ever heard neighbors. Gate made it feel more secure and I only ever had a package stolen once in several years of living there. Cons: After several years of living there and never seeing any critters, the city did water main work on the block and after that we saw a mouse and a few cockroaches. Management quickly sent an exterminator to plug any holes, but occasional cockroaches persisted. We moved shortly after (for other reasons) so not sure how the roach problem played out. Did not like that the laundry room closed at 10pm (tough for someone who works late hours) but I understand why the super needs to do that. Felt that the price has gone up exorbitantly year over year/lease to lease.”

Only about 2 roaches in 2 years which for a walkup right near restaurants wasn't too bad. Landlord had exterminator come out the next day and no issues after that. Great location by ACE and 123 lines, close to restaurants and shops on 6th/5th Ave as well. Cons: No laundry in building, was pretty noisy facing 8th Avenue and on trash pickup days I was woken up at about 6am from the noise. Landlord was responsive but would occasionally enter apartment without permission (i.e., to remove the AC units that were provided by landlord in the summer)”

I also liked that there was laundry in the building. Cons: The bathroom had no ventilation and even though we we kept the window propped open, it still got really moist inside. The apartment had radiators for heating and a couple them were noisy (but I think that's to be expected with radiators). My main problem was that our rent was increased significantly so we had to move.”

I love the courtyards as a way to insulate noise. Cons: The gate is confusing, which makes it hard to get mail or deliveries. Apartment fixtures are old, but functional. Laundry is unusually expensive. Advice to landlord: The buzzer numbers on the outside should be a different scheme from the buzzer numbers on the inside.”

Heat system is old and noisy. Advice to landlord: Decrease laundry prices (feels like we’re being nickel and dime’d). Consider replacing appliances more frequently”
