Management extremely unresponsive. Members of management also drink and smoke cigarettes in communal space next to gym, leaving a strong stench and leaving behind their garbage. Advice to landlord: Actually upkeep the building”

— 152 MANHATTAN AVENUE · Brooklyn“Pros: The amenities are great here (gym, rooftop, club in basement, elevator, etc.). The floor to ceiling windows are also great. Maintenance is pretty solid/responsive as well. Cons: Generally dirty due to tons of partying and cleaning only happening ~once a week. Can be extremely noisy as the walls are thin and management seemingly doesn't care about noise/cleanliness. For 2-3 months straight nearly every package was being stolen from the building. It somewhat feels like a frat house but for people in their mid 20's living in NYC. The biggest problem is that management lies about rent increases. Management asked us to sign a 10 month lease so the unit could be on a summer cycle. They also said if we resigned, we would be able to sign under the same conditions and same rent. Fast forward 10 months and they increased our rent by over 30% and is not worth it in the slightest due to all the problems here. Advice to landlord: Don't lie to tenants.”

Cons: Nothing about this building was maintained. Musty beer spills would stay in the elevator for weeks. The gym was never cleaned. The roof was trashed within the 1 year of me moving in. Furniture is rotting, building is falling apart. This is FAKE luxury. Advice to landlord: Hire a cleaning crew and take pride in this building rather than watching it fall apart.”

Cons: For a building that is no older than 5-10 years old the upkeep from management is horrible. The ownership group seems to use most of the amenities as their own and have no care for any mess they make. They smoke cigarettes in the basement so the smell of stale smoke is constant in the gym and laundry room. The laundry room has 3 machines, but more often than not a majority of them are broken. Management will let weeks go by before fixing them, so you have one washer and dryer for the entire building. The roof is large and has a nice view, but everything up there is rotting from lack of upkeep. You might tour this building and think it looks great but living here is a different story. Advice to landlord: Have some respect towards the people you rent to”

Seems like they’re doing something in the basement… likely with the very creepy superintendent who doesn’t hire real cleaners and instead uses his children as cleaners, as young as 10 and not older than 16. Strange, dirty, unethical building. Watch out. Advice to landlord: Clean up your act before you get caught.”

Laundry is all quarters. Upkeep in the gym, laundry and roof is not what it should be. Washers and dryers often stop working. Packages are often stolen out of the lobby. Building is not up to architectural code. Advice to landlord: Treat your tenants better and get an actual package room.”

It has a great rooftop, a gym, and a steam room which are all kept in working condition. Cons: The management mostly ignores your service tickets, they'll even close them without doing a single thing or reaching out to you. The building, despite building fairly new, is showing signs of ware, likely due to the management's neglect. The neighbors tend to be on the younger end (20s -30s), and weekends can get loud. It's also shocking how some of the other tenants trash the basement, roof, smoke in the steam room, and leave their garbage on the lobby floor. The immediate area is not super pretty, as you're more or less nestled in between a bunch of decrepit housing projects. Finally, manhattan ave is a main road, and a truck route, and the sound of traffic is non-stop, so it's really hard to leave a window open. Advice to landlord: Do more to keep the building in working order, and enforce rules against tenants who are trashing the building.”

Neighbors are always throwing parties. Something is always broken somewhere in the building. During the beginning of COVID, landlords were not understanding and were willing to throw us out and not let us stay another month to figure out if we were even allowed to look to move elsewhere. Office hours are very limited. Advice to landlord: Act like you give a damn”
