“I was born and raised in Manhattan and from my experience I never dealt with a better management than Abington. 10 Jones is a unique building, hard to find anything ever vacant. They just finished with remodeling, basically the whole building is new, starting from the kitchens, bathrooms, hallways, basement, lobby etc. The building is super clean and well maintained, organized and always smells like a fresh laundry. The manager is amazing, never late with response and always ready to help. And cherry on the pie, Joe-The super, very friendly trusted young fella that is always smiling and working.”

— 10 JONES ST · Manhattan“I would not recommend this place to any one. There have been two break ins within a matter of three weeks. The refuse to doing anything about the security issues. No one returned my phone calls at this place. The first week of my lease the apartment was unlivable - by this I mean there was no bathtub, no stove, no fridge, no cabinets,and no counter tops. After the first day they installed the bathtub - which couldn't get wet for 48 hours. And it took a full week to finish renovating the kitchen. When I asked about pro-rating the rent they laughed and said by their standards it was livable. In my opinion living with exposed wiring, exposed hot water pipes and construction men peeing all over the seat and leaving sawdust everywhere does not constitute livable. The super is nice here but that doesn't make up for the terrible management company, the barking dogs and the paper thin walls. Avoid this place. I urge you to not make the same mistake!”

After notifying the landlord it took months for them to even show up, at which point I notified them of my intent to withhold rent. It took a phone call, not to the landlord, oh no, they were only too happy to not help, but to the police to get my power back on. If I'm paying $4,000 a month to live in a god damn tenement, at least give me the decency of understanding basic legal rights of a renter. To think that this is "company" policy is sickening. STAY AWAY.”

I have a new kitchen and bathroom. The management company was extremelly helpful; there is a new building manager, Elle, who has been a pleasure to work with. Caroline Berley (Linda's daughter) is now in charge of renting for this building; she must be nothing like what the review say of her mother because she's been a doll.”

However, the location is the only good thing about 10 Jones Street. The management company is terrible. My apartment was not even cleaned before I moved in. Our toilet was broken, and it took a month to fix it. It took 3 months to have my bathroom renovated. The promised kitchen renovation has yet to still come. Instead, the management company focused on retiling the lobby/hallways. However, instead of actually retiling, the workers simply placed the tiles over the existing ones. The apartment is also old. Hardwood floors creak every step you take, and the walls are paper thin. Abington Properties is TERRIBLE. In addition, the rent is incredibly overpriced. Be warned. You will be paying for location ONLY.”

It takes forever for anything to get fixed properly. The super does the best they can but I don't think they have much support from their management. Furthermore, Linda is a not a nice person. I asked if my apartment could be repainted before I moved in (which is standard practice) ... unfortunately, Linda said you already signed the lease ... too late. And one other thing ... is it a pet friendly building or not. When I was living there, about 10 tenants had dogs ... and there were no complaints. Then I heard some of the longest tenured tenants were evicted because Linda decided to enforce the rule. Be consistent and clear with your rules.”

All apartments we've seen - including ours - have excellent spacious layouts and a great "vibe". It's not your typical luxury building (no doorman, the laundry's in the basement, no gold and marble finishes, no $4,000 refridgerator) but I think that's a plus... we'd rather have the large space with plenty of closets, the subway access and the best-in-town butcher and fish place right across the street than pay through the nose for all those premium condo services. If you are looking for a great space minus the white-glove excess that's so du-jour in this city for some reason, this building can't be beat. I am a 11 year new yorker by the way and trust me, you are not going to find much better at this price range.”

Abington Properties is an atrocious landlord, and the other reviews are right: ------------ is terrible to deal with. I don't mind if a manager is rude or brusque, so long as he or she is rational, fair and efficient, but ------ is none of the above -- excepting the rude and the brusque, of course. She also refuses to accept any responsibility for anything, and instead transfers you to her colleagues' voicemail, who inevitably say it's not their concern. You end up going around in circles. <br><br>Nobody at Abington returns multiple phone calls. I found that the only way to get them to actually do something is to leave a message saying (politely but slightly threateningly), "I'll be coming by your office tomorrow", and only then do they call back. <br><br>The building itself is a shambles: They replaced the kitchens (which dated from about 1979) when I was there, but in the cheapest way possible, and I discovered that there were holes in the wall behind the backboards. The bathrooms are dreadful -- also seemingly dating from the 70s. Workmanship in all rooms is sloppy and cheap. <br><br>It took more than two months for Abington to return my security deposit -- and they subtracted nearly $1000 for "administrative fees" ($200!), "painting" and "cleaning" -- all of which they claimed were "standard" charges. They know you can't do anything about it, and so they exploit the situation. These people are disgraceful.<br><br>I've rented a lot of places in NY, and I've dealt with a lot of landlords, all of whom have been fine and efficient. Abington, however, is in a whole different league of incompetence, laziness, and pure spite towards their tenants. Go somewhere else. Abington and its employees ought to be ashamed of themselves. There are thousands of other landlords in Manhattan -- avoid this one.”

We also dealt with ------------ who I agree is --------------! She was completely and utterly unprofessional, uncourteous and just plain rude and hung up the phone on me all because I decided not to rent out her place! This after I paid the $130 credit fee. She did not lose anything and will most likely rent the place out to the next poor chap. I can't imagine this woman being my landlord - that would be one hellatious year! Glad I backed out so soon.”
