SPACE & STRUCTURE REALTY, INC. · avg 3.0 ★★★★★ · New York City
“Pros: NONE at ALL Cons: The worst building management I have EVER encountered. The bars the building leases to on the ground level are loud all week long. Management does nothing to mitigate that. Rupa is rude and not responsive. You do NOT want to live here!! Advice to landlord: Be better. Slumlords.”
— 2367 8 AVENUE · Manhattan“Pros: Dishwasher and AC come included. Laundry in building. Apartments are spacious and well laid out. Cons: They have kept on raising the rent to finance the construction next door that seems like it has been going on forever but looks like they’re almost done! Just probably expect a rent hike once the new building next door is finished. Lounge below can get really noisy around 4 AM once everyone leaves. Definitely would not recommend living on the 2nd floor on top of the lounge. Advice to landlord: Just be realistic and stop providing false promises”
— 2367 8 AVENUE · Manhattan“Unit 2A Pros: Maybe the dishwasher? Cons: - Landlord is incredibly rude, irresponsible, un-organized, inarticulate, etc. - We went without heat and hot water for multiple months on and off during October-March - Landlord owns the restaurant and bar below the apartment building but does nothing regarding the noise, the shaking from the speaker nor the bothersome pedestrains. - There are countless cockraoches and mice in the bottom level where the laundry is - We had a broken mailbox that was never fixed, regardless of the repair asks which ended in stolen mail - Construction workers would change our door to autmatically lock behind us, resulting in lock outs due to no fault of our own - With any communication regarding the disruption of our living quarters, we always needed to point our rules in regulations in our lease as the landlord would make attempts of either not abiding by or or trying to get more money out of tenants than what was written in the lease Advice to landlord: Do better”
— 2367 8 AVENUE · Manhattan“Pros: Nothing I can think of Cons: They have a club on the main floor. Didn't say anything about it. And don't care that it affects mu quality of life. The club is nonstop till 4 am 6 nights a week. If you value your sleep, stay far away! Advice to landlord: Close 4 west”
— 2367 8 AVENUE · Manhattan“Pros: The building is relatively well-maintained. The garbage is regularly taken care of, and the building has laundry facilities in the basement. The building is exceptionally close to the ACDB trains at 125th, which makes for an easy commute downtown. The building has also been recently updated with features such as a virtual doorman. Cons: While the building and the apartments are great, the price feels pretty expensive for the neighborhood. Additionally, while there is the convenience of a laundry room, the actual price of the laundry is also quite expensive and is still coin-operated. Unfortunately, there is no coin machine on site, so you'll have to make a trip to the bank to operate the laundry machines. Lastly, the super does not live on-site, so if you lock yourself out of your apartment or need an immediate fix for something, keep in mind that you will have to wait for the super to arrive. Advice to landlord: Lower the price of the laundry, and switch the machines from coin-operated to card-operated.”
— 2367 8 AVENUE · Manhattan“Pros: Landlord owns the building, dedicated super here cleaning everyday, constant building updates, dedicated maintenance staff, cleanly building, no bugs/mice, responsive staff, friendly neighbors, incredibly well-kept Cons: No elevator, no coin machines/debit card access to laundry, no mail/package space to keep packages safe Advice to landlord: Keep doing great work!”
— 2367 8 AVENUE · Manhattan“Pros: Place is nice, there are no pest, and location is good Cons: The land lord is the absolute worst. Treats you like their property and I mean you not the apartment. There is an expectation that you will do what ever they want when ever they want. If you have questions that’s a problem. And they don’t give notice for anything. Sometimes even entering without letting you know.Any opportunity to gauge you on rent they will do it in a heart beat. They carefully plan so that they can squeeze every dollar out of you. In addition they are pathological liars and will tell you whatever they think you want to hear then do something different. They do not follow city rules and don’t care about your well being or your property. All that matters is them. Advice to landlord: Treat people with dignity and respect we are humans too.”
— 2367 8 AVENUE · Manhattan“Pros: Good management; respond quickly to issues; spacious & well maintained apartments Cons: Laundry room wasn’t the greatest but they worked; noise level from street/restaurant below could sometimes be an issue”
