“Pros: Has a pool. Super on site. Thick walls. Doorman. Quiet street. Great view. Good area. Cons: Impossible to find parking. Garbage, roaches. The door is broken often and not fixed for long periods of time. Back entrance still has a few steps, there is alternative route through front lobby that 3 buildings share, but you can’t bring any trolleys/carts/wagons through it. You will be charged for fire alarms, even for window guards if you didn’t put your kids in the lease. Advice to landlord: Please fix the door and exterminate roaches.”

“More bad than good. Rent is bad and raising every single year. Definitely not worth the money. Apts are old. Hardwood floors are done terribly. Laundry room machines are always broken. Dogs pee in the stairwells all the time. Neighbors are always leaving garbage in halls and even the elevator. The Pool... Open for just 2 months. Parking garage is paid, and streets parking is getting worse. Maintenance is fair at best. Bugs are a problem in the building. And worst of all is management company. will not return your calls timely. And I wanted out of my lease with 3 months to go and the would not let me out. Just goes to show the lack of character of bad people. Trust me you will not happy you moved there.”

Thank God I went for the 1 year option because I would never be able to stay here beyond that. The building is old and dirty. Contrary to what may be said the building is not well kept, and maintenance is getting lazier by the day. Just imagine dust, grime, and dried up dirt everywhere. Picture old crickety radiators in the apartments, and 20 year old elevators. Bathrooms that are "renovated" but the craftmanship looks like it was done by a first timer. Hardwood floors that are shellacked with bubbles everywhere. Compactors filled with trash because the neighbors don't know how to throw their trash down the shoot. Instead of fixing an unsightly view in a hallway or entrance way, they'll just throw paint over it, adding more layers of uneven mediocrity. They are now charging $1,375 for a one bedroom, and they really shouldn't even be charging $1,000 compared to what $1,375 can get you these days. I've seen housing projects with laundry rooms that are better maintained and more comfortable than this. Bottom line this building needs to be renovated from top to bottom, because its age shows from the main lobby to the elevators to the hallways and apartments. The staff does a terrible job, and good luck getting in touch with the "on-site" super to fix something for you. May take a few calls to even get to talk to him. Below average building for the price and I would not recommend you move here. It will fall far below your expectations. I can't wait to leave.”

The rent is reasonable considering the apartments and breathtaking views of the Verrazono Bridge and the Bay. There is also a pool with full time lifeguards during summer. However the Management company sucks! when you call with complaints they will hang up the phone on you or tell you that it isnt their problem. Very messy neighbors! they dont put garbage in the trash chute, leave it in the hallways or outside the doors which makes the hallways funky. Big infestation problem of roaches....I mean major. The building pays for an exterminator twice monthly but not even that helps. The super and maintenance try to contain problems but the tenants are atrocious. On my out I also heard some tenants complain of bed bugs. Who would think in Bensonhurst that bed bugs would be an issue. There was always heat and hot water no issues with that. 3 laundry rooms are also a plus, machines are always clean and lint free. Parking is also very rough, try to get home before 10pm or else it will definitely be park and walk. Quiet building alot of older folks and families. Close to the buses, 4 blocks from train, and a short walk from the shopping center. A lot of perks in this building but they come with a heavy expense. If you can deal with uninvited roommates (roaches) I would suggest it, but I wouldn't do it again.”
