“Pros: The building is pre-war, but clean with some updated units. Live-in super is friendly and responsive. Tenants are a mix of long-time residents (mostly, writers and photographers) and younger, more transient (2-3 year) crowd. Walls are thick enough where you don't hear the neighbors much. The location is ridiculously accessible, with the ACE, 123, BFM and L trains all within a 5 minute walk. All of Greenwich Village is a 10 minute walk. Remote buzz-in with video. Cons: If you live on the avenue side you have a ton of light but also lots of street noise, mostly Thursday through Saturday. If you live on the street side you have a quiet apartment but only evening sun if you live on the top two levels. No roof access is a pro or a con depending on if you live on the top floor. No elevator. Renters buy their own A/C units.”
