“Unit 2C Pros: Cheap, each room separate (living room, bedroom, kitchen). Good closet space despite the size. Exposed brick and great layout for its size. No pests except we got ants once and a rat tried to enter through the window during covid but that's about it. Landlord was responsive and transparent. Was helpful when there were problems. Cons: Very small apartment but makes the best use of its size. Some of the neighbors were not good people. Two different occasions drunk neighbors tried to enter our apartment.”
— 311 EAST 105 STREET · Manhattan“Pros: Cheap, neighbors are friendly, neighborhood is quiet Cons: The landlord acts as if he is buddy buddy with the tenants only to jack up the rent ridiculously, never turn on the heat or hot water and has several times tried to verbally intimidate tenants”
— 311 EAST 105 STREET · Manhattan“Unit 1C Pros: Location. Nice cleaning lady. Buzzer linked to phone. Safe. Quiet. Nice neighbors. Window in back faces high green plants when the landlord wouldn’t cut them. Cons: Dirty apartment upon move in. Some Windows facing dirty internal “yard” between buildings. Plumbing and heating issues. Took a while to get buzzer fixed. Landlord very late to respond to issues - ranging from urgent to less urgent: expired detectors, hallway blocked by his personal items, drainage issue, installing new windows they were broken, etc. Also took way longer than average to approve my application AND increased my rent after I’d already put down no refundable fee /deposit. Also told me after I’d moved in that window ac Units not allowed. Advice to landlord: Hire a super full time that can tend to needs of tenants in quicker and more effective manners. Be kinder and more responsive to tenants. Integrity and fairness: don’t raise rent after deposits or share important info before tenants commit like no ac window units. Don’t leave things in the hallway and expect tenants to tolerate or deal with unnecessary inconveniences.”
— 311 EAST 105 STREET · Manhattan“Pros: The neighborhood is lovely Cons: Okay I’ll start off by saying that the landlord kept our security deposit without making any attempt to return it, so he’s that kind of landlord. We will be taking him to small claims court since we didn’t leave the property damaged. Anyway, the building is pretty disgusting. Yes, there are cockroaches. There are also tons of shady things about the building. For one, the landlord told us never to flush toilet paper down the toilet... after we signed our lease. He wanted us to keep a little poop bin where we toss our used toilet paper, no thank you. The roof caved in the hallway due to rain and he took about..... a year and a half to fix it (when I moved out it still hasn’t been fixed, he just put a bucket on the roof so it wouldn’t continue to leak) Lastly and most importantly... I never felt safe coming or going, because the landlord was always there. I’m a woman and he made so many inappropriate comments to me over the years. He once asked me to cuddle with him lol. This then made it hard for me to get repairs done on the apartment, because I didn’t feel comfortable being alone with him. Not good. So yeah, I wouldn’t recommend anyone live here. Advice to landlord: Dont be classist when renting out this shit hole”
