“Unit 10G Pros: I've lived in the building for about four years and the apartments are very spacious and reasonably priced since it's condos. I also like the location between 2nd and 3rd aves and as it overlooks the quiet street of 91st, it feels very residential and community vibes. Cons: It can be very challenging to rent through an owner - it requires extra approval for repairs and the apartments are old and not the best maintained (which could lead to pest problems and general appliances breaking down more frequently).”

Maintenance never fixed on time, instead of promised max 1 hour no water you're not having water for half a day, etc. Tough to get a friendly smile out of 50% of doormen. Elevator upgrade program means that there is always one elevator out of service, while the old and new ones don't communicate.”
— 1623 3 AVENUE · Manhattan“We are going on sour second year at Ruppert towers. We initially loved the building. But we soon started to find out that it wasn't as great as we initially thought. The windows are terrible. They are very drafty and leak. We complained several times to maintenance and the response was ridiculous. They put wax around the windows to block the water from leaking in. I asked what if I want to open the windows? The guy just says "remove it". Thanks. A bit bootleg for paying $3,200 per month. The windows also let in very strong drafts. I like cold but it is too much. We have an infant and complained several times. The no so smart person in the management office blamed out humidifier on the windows frosting over and heat not working well enough. After about 5 maintenance visits they finally has a solution. They put old t shirts to cover the drafts on the windows. You have got to be kidding me. Another guy came in and installed pig socks as they are called. Better but still not ideal. The upstairs neighbor is very loud and wakes up our baby almost every night. On windy nights our interior walls make a very noisy creepsy sound. That also wakes up the baby. So not so ideal living environment for us. We love the location, doormen and common areas. The management office is lacking in customer service skills. Overall I think the rent is too damn high for the cheap windows and poor response to valid complaints.”

We have a private street between the 2 towers that is closed off to vehicle traffic allows the pedestrains to roam freely and the kids to play. The grounds are kept very clean inside and out. The management staff is a pleasure to deal with. The apartment units are nice and spacious. Very close to subway. People in the building seem to be very friendly.I truly feel I made the right choice in buying my apartments here.”
