“Pros: This building has been good, nothing great. No bugs in our unit (thank god), though I know that other units may be not be as lucky. The price is OK with it being sort of spacious, good kitchen, the location being 8ish min to a Trader Joe’s, 5 min to Grand Central, and super easy access to the east river for runs. Cons: No window in the living room, noisy outside (traffic, sirens, construction), bathroom and bedroom doors aren’t completely sealed at the bottom, door knobs fall out easily, no closet in one of the rooms, had air circulation throughout the unit. Advice to landlord: Fix the doors, don’t just paint over everything”
— 210 EAST 38 STREET · Manhattan“Unit 4c Pros: Has an elevator; Gas stove Cons: Super charged me a "deposit" for an extra set of keys and then didn't want to give it back when I moved out (tacky); Homeless man once slept and smoked cigarettes in the main entryway; Midtown tunnel is loud; Bathroom ceiling collapsed from water damage (did not have a shower for 5 days and was not compensated); Building made me leave the apartment multiple times in my last month to show it (during COVID), which was inconvenient Advice to landlord: Building is not in good enough shape to forgo good polite treatment of tennants”

— 210 EAST 38 STREET · Manhattan“Pros: Location was good Cons: Superintendent harassed me, rodent infestation, cockroaches everywhere, a pool of blood was in the lobby for an entire weekend and no one came to clean it. Advice to landlord: Do better”
— 210 EAST 38 STREET · Manhattan“Pros: - cheap rent - elevator - live in super - laundry in building - management company was relatively easy to get in touch with but could’ve been better - good area - quiet area (my apartment faced the back of the building) - monthly exterminator - could manually control heat so it didn’t get too hot or cold Cons: - small apartment - management company could’ve been easier to contact - saw some cockroaches in the apt even with having the exterminator come - water pressure could’ve been better Advice to landlord: obviously my advice to anyone would be cheaper rent”
— 210 EAST 38 STREET · Manhattan“Pros: Good location, cheap rent for location Cons: Had roaches even though we kept our apartment clean (they have monthly exterminator but was still recurring issue), super does not keep lobby very clean, very hot in the summer, building management highly unresonsive and incompetent Advice to landlord: Staff needs to be more organized or this place is going to turn into a true dump soon”
— 210 EAST 38 STREET · Manhattan“Pros: Location, location, location Cons: Dirty, super doesn’t clean often and not handy Advice to landlord: Respond to tenants”
— 210 EAST 38 STREET · Manhattan“Pros: ...THERE ARE NO PROS Cons: FILTH, GARBAGE, RATS, ROACHES, SINCE CURRENT SUPER WAS HIRED (#USELESS ) - KEPT •TOTALLY• DISGUSTING DURING PANDEMIC..... Advice to landlord: ....doesn’t matter-they don’t listen OR respond to any requests from tenants”
