“Pros: Friendly neighbors , I guess good location? Cons: When I was shown the apartment, the agent said how I cold reach out to him for anything and he would help. Oscar winning performance. We lost heat and hot water for a week in Novemeber; no rent deductions, no apologies. nothing. Then I had a rat sneak in through the A/C and was in my PLACE FOR TWO NIGHTS I STAYED UP . I asked for help. They sent someone out who did not believe me and left immediately. Did nothing. I had to kill the rat myhself which was traumatic (I am a petite female) took off work for 2 days since no sleep. All packages got stolen and the solution was out up some shitty opaque glass even though the thefts were internal. At least my neighbors were nice. Advice to landlord: take a long walk”

— 1132 1 AVENUE · Manhattan“Pros: The other tenants in the category are very friendly! Great building location with respect to trains, access to cars, etc. Cons: I don’t drive but no parking near the building, the building is poorly maintained (I practically had to beg them to send the exterminator in bc I was having pest problems over the summer); they just generally seem like they don’t care about their tenants at all. But I will say, my unit is nice, I think that’s because the tenant before me took good care of it… Advice to landlord: Get a better management company where people know how to treat other people and aren’t rude (which I think is the bare minimum …)”
— 1130 1 AVENUE · Manhattan“Pros: They minimally raised the rent and no frills Cons: Getting repairs took time, heat/hot water not reliable Advice to landlord: Hire live in super”
— 1132 1 AVENUE · Manhattan“Pros: Wide array of apartment sizes, cost, etc. Building manager, Dan, is a nice guy. Small building. Centrally located to most necessities, though subway is a bit of a hike. Easy access to East River Walk. Cons: Dirty…common spaces are dingey and not well maintained. A lot of loiterers in the area - constantly people smoking on the front stoop who don’t live there. A lot of random problems with the locks needing to be changed, getting jammed, etc. Apartments are not well-maintained by owners. Would randomly hear huge shards of glass falling onto the outdoor spaces of the apartments who had them - would look out and see the giant pieces of glass shattered everywhere. Roaches. Building owner is not responsive to major issues, and then give tenants a hard time when they do reply. Advice to landlord: Close down the building, gut the whole thing, start over…it’s in dire need of repair and refurbishment.”
