“Pros: Staff (concierge, porters, etc) are super friendly. Management, on the other hand, is a bit greedy and unreasonable when it comes to charging fees for lost key fobs, late fees etc. It has been said that the building is built pretty cheaply but for a 1 or 2 year lease, it is fine. Maintenance come within 48 hours to fix anything that is required. Cons: Rent stabilization is expiring but we did not expect to pay the full 421-a tax in full close to the expiration of the tax abatement period.”

— 4430 PURVES STREET · Queens“Pros: Definitely the most cabinet and closet space out of all apartment buildings in LIC. Building staff were also polite and nice. Gym and pool (pool only open on specific days in the summer) were nice, though costed addition $75 pp/month. Cons: In the time I lived in the building, there were multiple issues with a least one elevator, leaving just 1-2 elevators available for ~40 floors. Constant construction -- they forced us to open our home for accessibility construction that I think the building was mandated to perform despite the fact that no one living there needed these improvements. The lounge areas needed repairs and they had lots of paint work happening on the first floor for weeks. This was never my experience with other apartment buildings in LIC.”
“Unit 10B Pros: Very prompt response to issues. Doormen are wonderful. Cons: We had a leak immediately after moving into the unit that still has not been fixed. Not necessarily the maintenance people’s fault, they have tried to find the source but can’t, but is frustrating paying full rent when we have a hole in the wall. The building feels pretty cheaply made. There are only two elevators for 30+ floors, so the wait times can be annoying.”

Everything is really so convenient for you. Cons: When I moved out, they were super strict. I had a few nails and they took $250 from my security. Advice to landlord: Rent is super high”

Simple apartment amenities and a safe and lovely studio to come home to Cons: Not enough elevators to service the full building and longer wait times Lobby smells like bleach a lot of the time My neighbour was so noisy Weed smelt on property and email blast to stop it didn’t seem to address Advice to landlord: Get another elevator or put to service elevator into more use..”

Fantastic door men but that’s everywhere in NYC. The gyms nice. Not mind blowing but nicer than anywhere else in LIC. Except for the occasional psycho, the neighbors are reserved and kind. Cons: The building itself feels cheaply made. Windows don’t seal correctly, cracks are appearing on the walls. My shower water comes out brown too often. I feel like that shouldn’t be a thing that happens more than once a month but here we are. Bathroom fan smells rancid so I blocked it up. The shower has condensation issues where water pools up on the sill. The water gets under the paint and into the drywall. I told Mx about it and they said “yep that happens” so I personally stripped, respackled, and repainted with waterproof materials. Also two elevators for 36 floors was greedy. Advice to landlord: Next time focus less about your feng Shui inspired garden/lack of number 13s in the building and more time nailing the fundamentals like non-brown bath water. And keep will, angel, and Ben at all costs. They’re this buildings most valuable asset.”
