“Pros: The neighborhood and area is really great ! Cons: The landlord is a slum! The building isn't cleaned regularly. Only when there's a showing. You can't get adequate help. It takes days even months to get something fixed. Hot water is either extremely boiling hot to touch or nonexisting. You'll wake and there will be none. Lately there's been a roach infestation. The garbage area outside is horrible! Rats run rampant at night, trash is left unattended for days. There is no live in super. Someone was just found dead in their apartment last week. Heat comes on when it wants also. There has been break ins and packages were stolen. The cameras do not work, and if they did you couldn't get in contact with anyone to get access. Several tickets and issues have been failed with the city, they have came out several times. The preexisting tenants don't get any help, renovations, or upgrades to their apartments. We watch people move in and out, and these vacant apartments have been vacant for months to years. This is not a angry tenant seeking rev Advice to landlord: Get a love in super. One that knows how to fix things and take care of the building daily. Someone who cares! Check on your building and its tenants. Keep the building codes, piping, water, heat, up to date.. talk to your tenants”

Management was responsive and super was attentive BUT- keep reading Cons: Management went non existent 3/4 months ago. They fired the super and are non-responsive. Trash has been building up. Fire alarms are beeping. Bugs are in the hallways. If you’re curious about what an nyc apartment building will look like after humans go extinct and nature takes over, come check out our hallways. Best thing about this, management also stopped paying utilities. National grid has been posting bills on our front door for 17 THOUSAND dollars owed by the building management. They are threatening to shut off our heat and hot water. All because of this horrible management. Advice to landlord: Do anything but nothing”
— 641 ST MARKS AVENUE · Brooklyn“Unit 4B Pros: We had monthly exterminator visits who would put anti-roach poison in all the cabinets, I had an in-unit combo washer dryer, the stairwells were kept decently clean and requests were tended to within a couple days max. I was also allowed to move in a few days early without any increase in rent. Never had any pest problems and, for the most part, my neighbors were friendly and kept to themselves. Cons: There were multiple time throughout the year where the water would be freezing cold without explanation - I would text the manager and it would always be resolved within a few hours, but it was so inconvenient and frustrating. As well, they increased my rent by like $1000 at the end of my lease so I had to move out!! It was barely worth the price I was paying for a 1-bedroom at the time ($2150) and definitely wasn't worth what they were going to be asking for (~$3000). If they had kept my rent the same or increased by $100, I would have stayed. Advice to landlord: These rent hikes are insane!!! Also fix your goddamn boiler!”

They are nonexistent and there is no super. The main number they have given us goes straight to voicemail and no one ever responds. The only way to get any maintainence done is to call 311. You are left on your own to deal with any issues and there are some major issues with the building such as: no heat and hot water in the winter time, roaches, broken mailboxes, broken lock on front door of building, broken buzzer, stolen mail and packages. They also go by SGW Properties when you are first looking at the apt so you aren’t able to gather more info on them. They really are scam artists. Advice to landlord: Provide support to your tenants and be responsive. Fix building issues and provide maintanence.”

Think we had an elephant or rhinoceros for an upstairs neighbor. We moved out October 2020 and still cannot get our security deposit back. We have called management hundreds of times and can’t get through to “Aaron”. We are taking them to court but waiting for our court date. Avoid Prospect Brooklyn LLC at all costs. Scam artists. Advice to landlord: Don’t spend your tenants security deposits! Answer the phone. Get an email address. Do better.”
