“Pros: Grocery stores, coffee shops, restaurants, AC and 2/3/4/5 all 5-15 min walking distance. Less than 24 units Make sure to ask if your unit has in-unit w/d Cons: Maintenance is pretty responsive 24-48 hrs for repairs, pest control, but hallways go 1-2 months without cleanings and are often dirty/sticky on stairwells. No elevator. Bring your own window AC unit While there’s a door code required to get in, package theft still occurs occasionally. (Prepare accordingly) Advice to landlord: Keep the building clean. Install a new digital doorman system and cameras in the hallway. Conduct more pest control visits (we can hear rats in the walls and ceiling between units.) Have a more reliable communication system vs sending tenants to AppFolio and ignoring requests.”

“Unit B Pros: A great location in between two major subway lines, with access to tons of restaurants, bars, grocery stores, and shopping. Laundry in unit is a major plus. Cons: Management is mostly unresponsive to even major complaints (for example, the front door lock was broken for 7 months before it was finally fixed). They frequently are between cleaning staff and the building will go weeks without having the hallways cleaned or the trash cleared. Apartments are in poor shape overall, but there seems to be no point to complaining about issues. Neighbors frequently smoke in the hallways, play fetch with their dog in entrance lobby, and have loud, prolonged conversations in public areas that can be heard inside the apartments. Update: had to sue landlord to get security deposit back after weeks of complaining and promising they would send it Advice to landlord: Address maintenance issues promptly and correctly, and keep the building clean and safe to live in”

“Pros: Most of the tenants are nice, decent price for the area Cons: Apartment infested with roaches, rats seen on the ground floor due to the poorly managed outdoor trash area, broken mailboxes, unassigned entry buzzer, extremely slow or no response to maintenance requests by management, security deposit never returned Advice to landlord: Follow-up with your tenants in a reasonable time and take care of your building if you want tenants to stay”

“Pros: Near good restaurants and bars Renovated units with new appliances Deep bathtub Cons: Negligent, crooked management who only want to make profit and not help their tenants Roach infestation Packages are always stolen Water damage in ceilings Overpriced rent Advice to landlord: Take care of your building and tenants instead of putting up a fake facade. Then you won’t see so much turnover.”

“Unit 1A Pros: - Decent location - Nice small study adjacent to the main bedroom - Nice bathtub Cons: - Turns out my unit is rent stabilized and the landlord has illegally been charging more than double the legal limit - No heat in the dead of winter because the unit never had radiators installed and it took over a month of back and forth to get this fixed in the dead of winter - Old rusty pipes that bang throughout the night as the heat turns on - Adjacent to a fairly busy / loud street that can be hard to sleep through - Water damage in the ceiling that leaked, would cause dry wall to fall, and created mold - The occasional cockroach or two - Inattentive upstairs neighbors with two kids who leave the faucet on periodically causing my ceilings to rain - Very inattentive landlord who doesn't return calls and doesn't even have an email address set up - Garbage piles up outside with unclear recycling protocols attracting rats Advice to landlord: Shame on you for running a scam to charge market rates for rent stabilized apartments and on top of that leaving your units in disrepair and borderline unlivable conditions. My advice to you is to exit this business before you get investigated for corruption.”

“Pros: It is close to Franklin Ave Cons: The roof in the bathroom was falling in. I had to use an umbrella to go to the bathroom. They refused to fix it so I had to leave for safety reasons. Advice to landlord: Put the safety of your tenants first. Fix your building!”

★★★★★Aug 2020

“Pros: Not much. The renovated apartments look nice. The buzzer system is convenient. Gas heat included. Good location. Cons: Our apartment was supposedly newly renovated. HUGE flying cockroaches that didn’t go away no matter how many times the exterminator came. A lot of large leaks and holes. Overall poor building maintenance. And our packages/mail were constantly stolen. Management is oblivious and seriously disorganized. Advice to landlord: Properly repair your units and deal with your roach infestation.”

★★★★★Aug 2020

“Pros: They eventually get around to repairs, good area, they take care of trash, heat, and hot water Cons: A few months ago, someone posted information about the owner to the walls that showed reports of him bullying low-income black tenants out of other buildings he has owned. Repairs take a long time. Advice to landlord: Please complete repairs faster or at least update tenants on the holdup.”
