“Unit 30D Pros: Nice staff, clean buildings, lovely views, friendly residents, quick repair team, VERY lenient on spare keys (I use one multiple times a week) Cons: Sometimes the temperature control is a bit finnicky (it gets too cold when I turn on the AC even set at a high degree, then I turn it off, then I turn it back on, etc)”

— 114 FULTON STREET · Manhattan“Unit 12D Pros: Technically FiDi, but location and proximity to Fulton / TriBeCa doesn’t make it feel so cramped and dungeon-like as southern parts of the neighborhood. Building has great management, lovely staff, and great amenities. I always felt extremely safe and generally loved my time there. Received my entire security deposit back + interest. Cons: As with a lot of new builds, some of the finishings and materials are a bit cheap. I didn’t mind the tiny dishwasher or “convection oven” aka microwave, but the thin walls and gaps in the front door let in a lot of neighborly noise. I could consistently hear my next door neighbor’s phone ringing. Depending on your floor, you might hear some people screaming on the street at 2am as well. Pricing felt fair when I had the apartment 2021-2022 but that might have been a factor of COVID.”

I like the events that have been hosted in the common room spaces too. However, please consider working with current te ants on reasonable lease renewal rates. It’s a shame to loose good tenants over a lack of price negotiation. That’s why I left.”

Cons: Windows are poorly insulated so it gets super cold in the winter. With central heat, the bull can add up. Appliances are cheap.”
