“Unit 5A Pros: I liked the in-unit washer-dryer and proximity to the 2/3 trains and the Harlem MNR line. But this building negatively affects the neighborhood. Cons: Rent is super pricey for the neighborhood, neighbors are disgusting and smell bad, steal packages, steal bikes, it is a 5 story walk-up and rent does not make up for it, neighbors constantly smoking makes my apartment smell like shit, and the rent portal is horrible and charges $10 every month on top of EACH payment. Finally, they only accept renters with guarantors so they mainly want to rent to people who make a lot of money, which just makes the streets filled with more homeless people making the area unsafe. Advice to landlord: Fill up all the empty apartments.”

Management and super know of this water damage and toxic mushrooms for over a week and have done NOTHING Cons: Management and super know of this water damage and toxic mushrooms for over a week and have done NOTHING even knowing mold mushrooms cause respiratory issues and i have chronic asthma. Garbage is mounting in the back courtyard behind the building. Management is unresponsive and ONLY responds after threats to 311 or bad reviews. The staircase is never cleaned or sweeped and food causes rodents and bugs. Super promises to come on a day and then constantly switches days until u call management. Current response time to dire issues are about 1 week. Last winter my HEAT cut off NUMEROUS times in the winter and I had to CHASE both super and property manage to turn it on. UPDATE: JOSEPH ARYEH IS WITHHOLDING MY SECURITY DEPOSIT. HE LIED AND TOLD ME HE SENT THE CHECK AND IS NOW NOT ANSWERING EMAILs , TEXTS OR CALLS. DO NO RENT FROM POINT CAPITAL LLC or Joesph / michael Aryeh. Great rent for a lot of space, never had any problems with the leasing company (still pending move out - not anticipating any problems with getting security back!), real estate agent who we were in touch throughout signing and when we had maintenance issues was super responsive and helpful. Never felt like we were being duped - easy, no fuss lease and solid apartment building. Very close to a lot of grocery stores and 2/3 express lines, offers bike storage. Neighbors are all long-time residents and incredibly sweet. Cons: The building is older and we were on first floor so cockroaches were the occasional problem in the summer - we never complained about it beyond asking the monthly pest control guy to take a sweep just because it seemed futile. Heat is controlled by the building so it can get either super warm or pretty cold with no consistency sometimes, but overall not an issue. The neighborhood is pretty noisy, but that’s just Harlem! Advice to landlord: It was a great first apartment. We’re moving because one of our roommates is leaving NY and we don’t need a 3BR anymore, but thanks for everything!”
