“Pros: Perfect location, nice looking renovated elevator building, rooftop access, trash shoot on every floor, nice neighbors, laundry room, responsive property management and super. Cons: Units are tiny and expensive, rooftop furniture need to be cleaned, cockroaches, recycling room can get messy, walls are super thin so you better hope your neighbor doesn’t have a dog with separation anxiety.”

“Unit 1D Pros: -It's in a great location in Soho -Roof Deck & Private Patio on 1st floor -Elevator -Small Gym -Laundry in building -Great Super when I lived there in 2022 - building was always pretty clean -Never had issues with rodents and don't remember having any complaints about maintenance requests when living there Cons: -Expensive -My unit was very small - bedroom pretty much only fit the bed -After one year the rent was doubled and I didn't have a covid deal or any months free -If you lived on the first floor (like I did) it could be loud at times, but nothing crazy -Walls were a little thin so could hear neighbors at times -Finished looked nice, but its clear they cut corners”

Mice/roach issues Dirty w/d machines Lost/stolen packages Bad insulation heat/noise Advice to landlord: Make it clean again inside and outside. Fix roach/mice issues. Replace w/d. Make it clean! All issues can be fixed as long as management is willing to do..”

“Pros: Best super, he’s super nice & always keeps the building clean. They also have a Bi-Weekly exterminator come Lot of closet space Great water pressure/ heat in shower Charming Cons: Management isn’t responsive & mean Walls are paper thin Restaurant across the street can be nosy Packages get stolen”

“Pros: Really great location Cons: - Roofdeck is AWFULLY kept. It's a mess. The furniture is old, weathered and ripped and no matter what they say management won't do a damn thing about it. - Units are overpriced - Scaffolding now lines the center of the building blocking any natural light that may have existed for some units Advice to landlord: FIX THE ROOF”

“Pros: Management is responsive and location is great Cons: Poorly designed (kitchen sink spews water everywhere, grooves in shower make it hard for water to drain, etc), management raised rent an insane amount for such a small apartment, walls are super thin”

“Pros: Maintenance guys are good people and do a really good job, and the management company is responsive for emergencies The building is clean Cons: Walls are paper thin, you hear everything (above and next door neighbors). Penthouses have loud parties over every weekend Pest in the summer is bad (roaches). Washers have black mold and are gross. During the summer heavy rains, water infiltration caused ceilings to fall inside two apartments…! Advice to landlord: Replace washers; black mold is a health hazard! Treat roaches problems more aggressively. They are all over kitchens and bathrooms, despite weekly pest control visits.”

“Pros: Great location. Moderately clean. Good rooftop views Cons: Bad package management. Super unresponsive and unhelpful management. Classic NYC landlord who takes advantage or residents from rent through maintenance. Very poor building maintenance. Advice to landlord: Stop taking advantage of people with abusive rent hikes. Actually answer emails. Perform maintenance are obligated to.”

“Pros: Great location and roof. Cons: Rude property management members. Mice! Horrible communication. Roaches! Washing machines down. Paper thin walls. Long history of mice! Advice to landlord: Do your job.”

“Pros: Rooftop and ideal location Cons: Extremely small overpriced units. Landlord is extremely greedy and will try to take every penny from you. Especially when it comes to lease renewal. Advice to landlord: Work on keeping your current tenants happy as they are hard to come by these days! Offering available units to current tenants at a higher rate than listed on the market will never go over well. People continue to move out so maybe try some tenant retention management.”
