“Unit 41 Pros: Nice for starting out! Cute apartments, clean. Directly across the street from the park. Cons: Tenants are rude, hostile and call the cops if you walk around. Area is very unsafe, right next to a jail? Men stand outside and scream at you. Homeless people trash the outside. Advice to landlord: Clean it up.”

The super is also extremely rude and condescending. The property managers are non responsive and unhelpful. I saw two different tenants terminate their lease with 3 months of moving in. Don’t bother ordering packages to the apartment because they always get stolen and the management has done nothing to fix this even when camera installation was requested. No matter how clean you are pests are going to be in your apartment because the building is rodent infested Advice to landlord: Hire a better super and install cameras in the lobby”

— 21 CENTRAL PARK NORTH · Manhattan“Pros: Amazing location as the building is across the street from Central Park, a block away from the 2/3, and not too far from the 6. Pets allowed, laundry in building. My apartment faces the park and gets beautiful light. We have a nice big kitchen area with a dishwasher. The live in super is friendly and helpful. Cons: No elevator and no central air. Also you cannot control your own heat so sometimes it’s too hot and you have to open a window which feels so wasteful. The laundry room is in the basement and there is no cell service down there and no cameras. The dryers often break and the machines only take quarters. It can be noisy in the warmer months as people hang out on the street and in the park and blast music, or just have loud group get togethers. From 2020 to 2021 I have noticed an increase in drug use (I’m not talking about weed, I mean people shooting up) on the benches across the street, and there has been more gun violence in the neighborhood. I still love the neighborhood but it has definitely gotten a bit sketchier. We did have a problem with mice at one point but the super and building management were very responsive and took care of it. Advice to landlord: The laundry room desperately needs to be updated. There are not enough machines and the dryers are often broken. The machines only take quarters and it’s very hard to hoard enough quarters to regularly do laundry. Also there REALLY need to be cameras down there as it’s very isolated and there’s no cell service. There is also great potential for the area behind the building - it could be a really nice patio area/common space if it was fixed up a little. Investing a little money there would go a long way for the quality of life for the tenants.”
