“Pros: Updated appliances and bathroom. Overall pretty clean Cons: Heat does not function in winter. Wouldn’t recommend living here for that reason alone - it’s kept 15 degrees under the legal limit almost always”

Nice neighbors and fairly quiet. Quiet enough to hear the Q train. Clean enough, and they have a monthly exterminator come in and spray. There are still roaches, however. Also mice. Cons: Two years in a row the heat/hot water has gone out and they have not taken adequate measures to fix the boiler. Extremely cold inside, especially on the lower floors. They put in a "temporary" boiler that sat out front for six months after they got tired of being cited by the city. We called 311, we tried everything. Management was not responsive, offered no discount on our rent, did not take adequate action. It COULD be a really nice building except for this nonsense, which is so basic that it's ridiculous. What good is an apartment with no heat or hot water? Advice to landlord: Get this figured out or your tenants will unionize.”

On the park and by 2 trains so IDEAL location. A 1 bedroom has plenty of space. Cons: The radiators are BLASTED all winter and spring and it gets so hot we always have the windows open. Even on days when it gets warmer they won’t turn it off (tenants have no control). We had mice and cockroaches our 3rd year. The exterminator gave us sticky traps and the super filled one hole in the radiator, but we improved the situation mostly by our own means. The squeakiest wooden floors known to man. Big smokers in the building that smoke in the hall. Advice to landlord: Communication with issues in the building should be communicated. The office should be easier to contact-it’s open at strange hours and closed on Wednesdays? Also, need better management on the heat in the boiler room.”

Cons: Teens (confirmed by management to not be tenants of the building) smoked copious amounts of marijuana in the building lobby at all hours of day and night. Complained to management about this and the girl in the office simply posted some no smoking policy flyers in the lobby and called it a day. This obviously stopped nothing. When we noticed a smell of gas coming from the oven, we called the super only for him to claim, while IN THE APARTMENT, that there was no gas smell despite there very much being one. The heat in the building failed on a weekend when it was 10 degrees outside, and the "emergency" maintenance phone number never picked up. At this point we stayed in hotels until we could get out of this apartment all together. Advice to landlord: There is a reason you are no. 10 on the NYC Public Advocate's 2023 list of worst landlords.”

It took management about 3 months to fix a shattered, hazardous broken window in the stairwell. Neighbors are nice but smoke cigarettes and weed in the hallways. Also packages get stolen regularly, and management refuses to check video footage. Advice to landlord: Do what you need to do to make your super responsive. The stairwells are decrepit and disgusting, long overdue for a repainting, several steps have dangerous chips in them, etc. Smoke alarms in the hallways or stairwells is needed since tenants smoke cigarettes regularly indoors, despite it being illegal.”
