“Pros: Well kept elevator, staircase and building overall. The usps doesn’t always deliver your mail to the correct mailbox but neighbors usually put it by the door or leave it out. UPS is always on time. Fairly quiet building. Parkchester police is conveniently active. The apartment I’ve lived in and seen are big. Not so thin walls, I’ve never heard my neighbors unless I have the apartment door open. Cons: Getting in contact with the parkchester maintenance is horrible but they do show up for the appointment 7/10. Advice to landlord: Take care of the upkeep.”

“Pros: Mini metropolis with parks, supermarkets, laundry mats, access to several bus routes and a few highways to reach if you have a car, 6 train. Having the choice to rent or buy apartment. 30 min from city by train. Cons: Outdated elevators where people get stuck in them and seniors have to walk down several flights of stairs to exit building which is a HUGE violation, no smoke detectors or sprinklers in the hallway in case of a fire, outdated call box when you buzz people into the building with irritable loud noise on the main floor, cracked and lopsided pavement to the building and around the building, outdated lobby. Outdated heating system where you sometimes freeze in the winter because we cannot control our own heat. My building only has 1 elevator where it’s problematic and on its last leg and gives out frequently where it could be out for days. Every building should have 2 elevators. Only buildings that have 2 elevators if there are 8 floors and beyond. Parkchester isn’t vetting people who have vouchers and on section 8 where you see people hanging out at night causing a ruckus. People should have jobs when applying for this condominium not people who sleep all day and up all nights of the hour. Parkchester is NOT housing it’s a condominium. Advice to landlord: Upgrade to modern technology so tenants can live comfortably and to keep the value of this complex because the value is diminishing with the lack of upgrades.”

“Unit 4H Pros: The surrounding area is beautiful the shops, cafe and eateries are a plus. Cons: Management sucks and maintenance is even worst. Advice to landlord: Get out, you are doing a bad job.”

“Pros: Nice area surrounded by stores and short walk to the train, maintenance workers are nice and try to help as best they can, rent is low for NYC. Cons: Management is terrible and apartments come with many issues. Took 6 months for them to send people to fix a hole in the wall that they made for no reason. You’ll be on hold with management for 20 minutes only to be greeted with rudeness by the people working the phones. Beware.”

“Unit 8D Pros: Building is kept pretty clean. Cons: Elevators are always down. Advice to landlord: Get new elevators installed ASAP before someone gets critically injured.”

“Pros: Staff is nice, apartments are decently sized, nice wood floors and granite countertops. Nice proximity to the subway and various stores/markets. Cons: - Management is literally the worst. So unresponsive and they create problems that don’t even exist (ex. they made a hole in the kitchen wall because of a supposed leak in the pipes and 5 months later they have not fixed it and have yet to do anything about it). - One time they neglected to clean out the drain on the roof next to our apartment right before a hurricane causing our entire apartment to flood with several inches of water. They only had one handyman working that day and he couldn’t access all of the water cleaning equipment because it was locked away, so we had to go to sleep with our apartment flooded with water. - People constantly throw trash onto the roof next to us and it takes a very long time for staff to come and clean it up (again, unresponsive management). (TW: gory imagery) We once saw a dead, mutilated pigeon go through several stages of decay because it took months for someone to come pick it up. - Though they rarely come into the apartment, there’s a rodent infestation in the basement and all over this neighborhood. If you see any areas with plants stay away. Various roaches and bugs do make their way in though. - I can honestly name a million other issues but this is already getting long. Advice to landlord: Management is the worst, only move here if you literally have no other option and even then, good luck.”

“Pros: The apartment is large and the rent is somewhat cheaper than most places. Cons: Lots of apartments are experiencing water damage and management is very slow to address the issue. Advice to landlord: Fix water damage as soon as it arises.”

“Unit 4C Pros: Quiet street. Quiet neighbors. Clean and well maintained. Cons: Long walk from the 6 train. It made me a little nervous to come home late at night on the subway. Advice to landlord: Better lighting at the entrance to the building would help.”

“Pros: Spacious living and bedroom. Groceries and train within 5-10 minutes walk Cons: Cleanliness of the building especially stairs area, door often gets stuck that open with fob key. Advice to landlord: Staff at mangement should be more courteous to customers in person and over the phone. Repair road access between unionport Road and Archer Road.”

“Pros: The building is fairly quiet, it's diverse and close to train station and express bus. Cons: Building is not clean like it use to be, garbage and furniture in the lobby, elevators work sporadically, notice about heat, water outages not posted or posted after the fact. Advice to landlord: Clean, repairs, listen”

“Pros: Neighbors are friendly for the most part, building is safe. Heat and hot water are excellent. Cons: Poor plumbing. I'm always snaking my drains because they drain slowly. Stairwells are often disgusting. They used to be cleaned often but lately it seems they are not cleaned at all. Advice to landlord: Building needs a through cleaning.”

Cons: parkchester management needs to modernize. repairs are often patches or cover ups. no attention to quality, detail and consistency. notices on service interruptions are posted the day of yet printed with an earlier date Advice to landlord: embrace technology and renovate because the style people are looking for has changed and you are way behind. building cleaning should happen more often.”

“Pros: Close to the train, in a nice community, quiet at night Cons: The roaches!!! I lived here for 10 years and there was never a time when we didn’t have roaches. It didn’t matter how much you cleaned or how much raid you sprayed. A water bug once came out of the drain during my shower. Two years before we moved out, we had mice for MONTHS. Advice to landlord: You need to take care of the roach and mice issue immediately.”

“Pros: Parkchester resident from 2016 to 2021. Had a one bed with remodeled kitchen and old model bath. Moved to be closer to work, but Parkchester is a great community for families and people who want a nice neighborhood. Can pay rent online, can now make maintenance requests online. Still a little bureaucratic but compared to other landlords I've had, it felt like it would get taken care of. Lots of green space. Good grocery stores, a Dunkin, Starbucks, Zaros, City MD, Marshall's and Macy's. Very affordable rent and the size out apartment was great. Elevator buildings. Cons: Far from Manhattan, not dog friendly. No grassy places to sit on. Can be confusing to determine where to dispose of garbage and recycling which can result in tickets. Requires particular AC units and must pay for installation (although they are high grade AC units that I am now grateful I bit the bullet on and bought. Advice to landlord: Allow pets! Tables in outside areas would be wonderful in addition to benches - would have made COVID more bearable.”

“Pros: 24 Hour Security Cons: Dirty stairwells, no laundry facilities, very thin walls - you can hear your neighbors having sex Advice to landlord: Parkchester Preservation Management needs to do major renovations to justify the rent going up by so much every year.”

“Pros: Schools are nearby. Quiet grounds: Cons: Urine in the elevator. Roach-infested apartments and hallways. We have leaks within the bathroom walls. Along with, plaster pealings, mold, and mildew. There is a 4 to a 6-month wait, for water-damaged walls to be fixed. Hallways are filthy, especially now during COVID. Tons of traffic coming in and out of the building, by no-tenants. The elevator is constantly breaking down, while we have elderly and medically challenged people living within the building. The plastic windows are drafty and break easily. It’s very cold in the apartments during the winter months and extremely hot during the summer. We can have air conditioners now but it cost a fortune because Parkchester’s windows are oddly sized. Some tenants can’t afford to purchase and have them installed through management. Garbage and trash are everywhere in the front of the building, grassy areas, as well as the and parking lot. Rats are now being seen running around outside. Rats have been seen in and around the recycling area on Starling and Unionport Ave. Management raised the rent, during the height of the pandemic, close to $200.00. It was very hard to keep up with the rent, having my apartment walls fixed, and healing from being struck with COVID-19 all at once. I was out sick from work most of the year because of COVID. Advice to landlord: Parkchester has beautiful grounds but this area has been neglected for some time now. We need more Parkchester police presence, maintenance workers and janitors. Please don’t neglect the needs and demands of your tenants. During the summer months, especially for those with respiratory issues. It's very hard to breathe in these apartments if you don't own an air conditioner. Help tenants, especially the elders get air conditioners at affordable prices. The heat is thick and unbearable in these apartments and fans don’t help. Please don’t allow Parkchester to fall apart.”

“Pros: Very Nice neighborhood, Cons: Don’t rent from private landlords or you will get ruined cabinets and flooring. Advice to landlord: Kitchen cabinets very old, wood flooring needs to be replaced lots of insects spiders and bed bugs”

“Pros: Love my apartment itself Cons: Neighbors don’t throw away their garbage in incinerator room. Roach infestation in incinerator room and they come into apartments. Most neighbors apartments are infested with roaches. The heat is so strong I can’t breathe and I can’t control it. Elevator breaks down a lot. Staff in rent office are not nice. You have to wait hours on hold to get customer service. Service issues u need can’t happen on the weekends. Water pressure low a lot and takes days to weeks to fix and I’m a front line worker in a hospital and they cursed me out and laughed at me when I showed concern about not being able to shower in April when the pandemic was at it’s worst. List goes on and on. They raised rent almost $200 in the middle of a pandemic. Advice to landlord: Do better!!!! Unethical and disgusting how tenants are treated. And how you raise the rent so much during a pandemic is disgusting.”

“Pros: Neighbors were friendly but not nosy Cons: The ceiling and walls were cracked and I couldn’t leave my bathroom without pieces of ceiling and powdery stuff falling on me. Advice to landlord: Please fix apartments in a timely manner. No one should have to wait in excessive of 6 months to have an appointment to see if your caving in ceiling can be fixed.”

“Pros: Things are near by Cons: There is always a pipe bursting in walls, it takes for ever to get repair done, apts have a weird smell in them once you close windows, mice and roaches nonstop, tons of trash ALWAYS in front of buildings. This goes for most of the Parkchester buildings. They show you the apt with out side light so you don’t notice the patched walls which are also badly patched and painted. The maintenance phone hold time is over half hour to 45 minutes. I do not recommend them Advice to landlord: There is always and excuse and waiting period of over a month”
