“Pros: Location is alright. Cons: You would thing with the rents they charge they would do a decent job keeping up the place. Their crew have no idea what they’re doing when it comes to repairs. They never pull permits for reno jobs. Hallways are never mopped. They turn rent stabilized units into Airbnb’s. Fenix living the management is a very shady operation. Advice to landlord: Your type should be managing hedge funds not peoples homes.”

“Pros: Honestly not really many complaints - management was responsive and helpful, building was cleaned regularly and well maintained Cons: It was next to the fire house so it would be loud”

“Pros: The location is ideal, top floor is great and unit itself was clean. I'd say I'd live here again. Cons: Slow response from the landlord on issues in our unit. Advice to landlord: Respond faster”

“Pros: Amazing location and incredible roof Cons: Overcharged for apartments without new furnishings and WITHOUT closets Advice to landlord: Be realistic”

“Pros: Nice neighbors, good location. Rooftop is filthy but good views. Cons: Absolutely filthy building. No attention to repairs even with pics of mold, wires, overflowing water damage from apt above. They just stop responding completely, absolutely maddening. While constantly trying to increase rent like crazy. Have been in NY 19 years and it’s the worst management I’ve ever seen. Advice to landlord: Get the building up to code and actually fix the rotting crumbling building. Don’t pretend to act on good faith when in fact it would be illegal to operate otherwise. Stop wildly increasing rents as though there is any work at all being done on this rat den.”
