“Pros: The staff are outstanding. We've been year for many years and it's first and foremost because the building is run well and the staff are hardworking and make us feel welcome. They know us by name, and several of them are so attentive that they leap out of their chairs when we walk in to grab our packages before we even get to the package room. The super is incredibly responsive, flexible, communicative, capable, and courteous. The amenities are great. The common areas are clean. Trash and recycling are managed well. The management is good. Cons: The elevators go out with a bit too much frequency (usually 3-5 days per month one of the two will be down for 12-48 hours at a time). It's a small enough building (only 180ish units) that it's never really that horrible when one of the two elevators is out, but it can be a little more than annoying. Every apartment is floor-to-ceiling windows, and the windows have not been washed in years. They're pretty dirty at this point. Flatbush is a busy and loud street to live on, and despite some well-insulated windows and living on a high floor, it's pretty noisy. We often run the A/C or fan from the HVAC unit just for the white noise.”

— 1 FLATBUSH AVE · Brooklyn“Unit 1906 Pros: Convivence to all the subways all within a few mins away. You are a few blocks away from Target, Whole Foods and Trader Joes which is super ideal. The apartment layout is spacious, lots of big windows that are seal lock (that helps a lot with noise compared to other places I have lived). The water pressure is always great, and the bath tubs are super deep so you can always swim in them haha. Amenities are nice, not the newest but very clean and take care of. I have rented the lounge a few times so far for parties. Rooftop has great views and always great to bring my friends in the summer as we usually BBQ up there. The gym is open 24 hrs 7 days a week and the mgmt offers in person fitness classes for free which I like to attend. The front desk staff have all been really nice, there was one guy that wasn't so nice but it looks like he's gone now as I do not see him anymore in the last 4 months. The old mgr was not the best tbh, but the new manager (I think his name is Brandon?) has been very nice every time I talk to him. I see him in the lobby with the front desk sometimes when I am coming home from work. I don't go to the office much but when I needed something he usually would get back to me soon (never had major issues that needed immediate assistance with mgmt). Maintenance has been great, usually my ticket is closed the next day which has been super helpful when I had guests staying with me. I pay my rent online with my Amex which has been great for points every month. My neighbors have all been nice but we don't really talk much. The trash chutes are close by so it's been nice to not have to store garbage in my home or take it out to the street. Cons: Living off Flatbush can be very loud. There are some construction sites nearby so during the day that noise can be distracting sometimes but I usually am in the office now days so it doesn't both me much but did alot when I worked from home every day. The times I worked from home I would usually just leave a fan on to drown out any construction or traffic noise. There isn't a dog park here yet, but I heard talks from my neighbors that they are adding one in this year (tbd to see if it happens). There isn't a lot of walking areas right outside for pets sadly, but it seems like that just this area's set up being in DT BK pretty much so I have learned to walk a few block to Fort Greene Park. Have not seen my renewal yet for this year, so will follow up with that info when I get it. One of the 2 elevators went down last year for a while. During this time it took a while to get in and out of the property which sucked. So far this year they both have been working (I guess they completed some big repairs on it) so it's nice lately but was brutal last year, def missed a few appts because of it. Mgmt did send us emails every week on updates even when it was still broken so I learned to plan the day around rush hour for the elevators. Advice to landlord: Thanks for keeping the property clean”

The building manager, Brandon, is unresponsive, unhelpful, and generally terrible. He didn’t give sufficient notice for renewal, then increased our rent by 20%. We also heard complaints from other tenants. Aside from the manager, we had several issues with the building. There were ceiling leaks in several apartments including ours due to faulty AC installation. The heat in our apartment didn’t work for weeks, an elevator didn’t work for 6 months (causing LONG wait times), and the AC in the hallways still wasn’t working properly when we moved out. All compounded by no communication from management. Advice to landlord: Find a new building manager who responds to tenants in a timely manner.”

Cons: my rent increase however was out of this world. Can be pretty noisy on Flatbush but that’s downtown for you. Construction happening in the areas. Advice to landlord: 30% increase is wild.”

Sometimes both are not working. Building takes a while to find a part that needs to be fixed and then even longer for install. Outrageous for a luxury building. Oven / Microwave: Apartments have a combo oven/microwave which is tiny, so you are not able to use full sized pans or have the same level of control you would if there were 1 of each. Very bizarre choice Advice to landlord: Fully replace the elevators once and for all - rip off the band-aid and just do it.”
