NYC DEPARTMENT OF CITYWIDE ADMINISTRATIVE SERVICES · avg 3.8 ★★★★★ · New York City
“Pros: It’s like living in a frat house. Loud music until 4 am makes it IMPOSSIBLE to sleep. Property management does nothing about it. Avoid. Cons: Noise. Neighbors party all night. Months on end. Building doesn’t enforce rules.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: The building is incredibly well-run The units are all interesting and many have great light (be sure to face out) The rooftop is amazing and the gym is practical The staff are all wonderful Cons: The rent increases are insane. People are constantly moving out as a result. However, they immediately fill vacancies so I don’t see them stopping. But know what you are getting yourself into.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Common spaces, location Cons: Pest control, management responsiveness”
— 1089 PRESIDENT STREET · Brooklyn“Pros: Quality of everything, shared spaces, rooftop is amazing. Honestly good value for what you get in this neighborhood compared to other lux buildings. Most of the doormen/women are very nice. Location is impeccable. Cons: Mixed opinions on the current super. Has fixed only some of things requested, didn't follow up on water seepage issue. Gym could be a little better but not bad. Rent could be lower of course. But still a good experience.”
— 1089 PRESIDENT STREET · Brooklyn“Pros: Supers are responsive, building is safe and clean. Most issues can be resolved Cons: Charges a lot for amenities, in particular re ting out spaces like the rooftop Advice to landlord: More enforcement of guest book sign in”
— 1089 PRESIDENT STREET · Brooklyn“Pros: Friendly doorman and nice, well kept amenities Cons: Amount of space and level of service received is not up to par for the price of these apartments. Maintenance requests take almost 2 weeks to fulfill and management is not helpful. Also the finishes are cheap- the paint on my bathroom fixtures is already chipping after 2 years in these apartments and I was the first to live in this unit. Advice to landlord: Hire more maintenance so you can fulfill requests faster”
— 1089 PRESIDENT STREET · Brooklyn“Pros: Building is nice. The price point is quite on the spot. Spacious layout. Nice doorman. Great Amenities. Cons: The walls are thin. It is really easy to hear the sound from the next door. The elevator never works together so usually there’s a wait. Garbage room is usually messy. I don’t really know why some tenants (at least on my floor) don’t really know how to properly process the waste.”
— 1101 PRESIDENT ST · Brooklyn“Pros: Reception is nice. Has in unit W/D Cons: Not the cleanest apt building I’ve ever lived. Prefer to have more cabinet and storage spaces.”
— 1101 PRESIDENT ST · Brooklyn“Pros: Affordable, good amenities, close to public transit Cons: The community center next door is loud, fellow residents are not respectful Advice to landlord: Actually address issues when residents raise them”
— 1101 PRESIDENT ST · Brooklyn“Pros: New building, cool rooftop space and views, good doormen, gym is clean and well equipped Cons: have to pay to use rooftop lounge with a party of more than 10 ppl even if ur just hanging in a corner. casement windows are giant and great for letting the light in but terrible at keeping bugs out since you can’t put a screen on.”
— 1101 PRESIDENT ST · Brooklyn“Pros: The building and location is amazing. Cons: Over priced + raise rent every year over 10% and do not offer more than 1 year lease. Small bathroom and kitchens. Landlord/Management not willing to help or negotiate on anything. Requested to get out our lease 2 months early (been in the building for 3 years) as we are buying a house (and unfortunately timing never works out perfectly). They initially told us we would have to pay 2 month fee to break our lease 2 months early.. finally got them down to 1 month fee with 30 day notice. Which means they can rent our apartment plus get our 1 month fee - I asked if they could help us out and list the apt early and IF they were able to rent it early we wouldn't owe our fee or only owe a smaller fee. They would not even engage in any compromise. They were rude belittling. Advice to landlord: Be nicer to your tenants who pay a lot to live in your buildings. Understanding you are running a business there are ways to make business minded decisions that also help people, just takes a little bit more effort.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Conveniently close to 2, 3, 4, 5 subways. In unit laundry New building The building staff were great Cons: Neighbors are more miss than hits Management was slow to react to shooting Pee/poop in the walkway Legitimately felt unsafe in my apartment on more than one occasion My unit gets super warm during the spring into summer”
— 1101 PRESIDENT ST · Brooklyn“Pros: Onsite staff are great: doormen, maintenance, super, porters Cons: THERE WAS A SHOOTING on the second floor near the north entrance in Oct 2023 you can look it up. There was absolutely no response from the building for hours after and they did NOT address our safety letter or fix anything, probably to not admit liability. So yeah a guy had to have a tourniquet applied and a woman went to the hospital and it could happen to you to bc they care about money over peoples lives! Also: cockroaches, inconsistent lease break policies, constant dog poop on the second floor entrance area Advice to landlord: count your days”
— 1101 PRESIDENT ST · Brooklyn“Pros: Location and the neighborhood Cons: A bit crowded sometimes Advice to landlord: Don’t get too greedy”
— 154 CHRISTOPHER STREET · Manhattan“Pros: - Charming and historic building - Massive studio space - Great A/C unit - Responsive to maintenance requests - Incredible doormen - Incredible roof deck Cons: - Sometimes could hear neighbors (only if loud music) - No doors in the studio apt (tough for work-from-home with a partner)”
— 154 CHRISTOPHER STREET · Manhattan“Pros: The location, amenities, management, and doormen are amazing. The apartments are well insulated, and maintenance requests are handled same-day Cons: The outside reeks of dog pee in the summer due to how pet friendly the building is, having some kind of grass nearby would mitigate it. Paying $7k in rent, you would hope the exterior of your building would smell nicer.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Initially this building checked all the boxes: gorgeous rooftop, decent-sized apartment with a good layout, W/D in-unit, amenities, doorman, storage, Fios, etc. The staff is also great, especially Earl, G, and Tamika. But unfortunately, this building has been riddled with problems since it opened its doors. Cons: It has become abundantly clear that the management doesn't care about the safety of its guests; it only cares about saving money. They overestimated the demand for a few units with massive outdoor patios. Since they can't find tenants to pay the steep rent for those units, it's obvious they are having money issues. - Insufficient security: Back door isn't monitored properly. There was a double-shooting this summer. A non-resident tailgated behind a resident and shot two residents in their apartment, who thankfully survived. Management's short term solution was to put a guard at the back door, who was often seen sleeping on the job. Their long term solution is to give the front desk attendant a button they can push to lock the back door. The idea that such a solution provides sufficient security is not only delusional, but categorically false and insulting to our intelligence. Only someone who has never stepped foot in this building or doesn't care about our safety would think this is sufficient. In reality, the front desk attendant is far too busy with guests and packages to monitor the back door. The back door is also often broken and swings wide open for at least 5 seconds, which gives people plenty of time to tailgate a resident and enter the building. There have already been multiple sightings of delivery people sneaking in since the security guard was removed. - Management doesn't proactively communicate important building updates to tenants, they ignore tenants' messages, and ignored tenants' requests for a town hall meeting after the double shooting. - There were also two shootings on this block since the building opened: one at the community center and one at the Sakeer bodega next door. - The building has 3 elevators and all 3 are never working at the same time. The lobby can fill up with 20+ people waiting 10+ minutes for an elevator during rush hour. - Not maintained like a luxury building: halls on each floor are only vacuumed 1x/month and debris is left on the floor for weeks. Also, there is no AC in the halls on each floor. - The Major Owens Community Center next door has loud parties that go beyond quiet hours where the sound reverberates across the entire interior of the building keeping residents up until 1:30am. Management does nothing to protect the residents from this, even though they manage both buildings. - The units themselves are made from cheap materials that break - They are constantly trying to get the trash situation under control and multiple tenants have seen roaches already - Management botched the payment set-up with the electric company, which meant tenants didn't receive bills for months. When they finally set it up, tenants received multiple bills due within the same month. This happened during the expensive months of summer, which meant tenants were expected to pay $600+ worth of bills within one month due to lack of competency of management. Advice to landlord: Fix these issues and this could actually be a nice building. Actually care about the tenants, listen to them, treat them with respect. Hire more staff for the entire building in all departments.”
— 1101 PRESIDENT ST · Brooklyn“Unit 858 Pros: The staff are amazing, most of the doormen are great. Cons: Management is horrendous. They are rude and condescending. Advice to landlord: Management training”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Not the worst place I’ve lived. Large units, reasonably priced. Like the roof. Cons: My ceiling has a leak, took months to resolve. Advice to landlord: Resolve maintenance issues rather than putting up new drywall over a leak”
— 1101 PRESIDENT ST · Brooklyn“Pros: Our apartment itself is gorgeous, the view from the rooftop is beautiful. The front desk staff (G + Tamika!) are wonderful as is Earl. There is a building WhatsApp and people are friendly Cons: - The Electric Bill didn't come for months, when it did, the payment system didnt work, when it came again and worked, we had to pay for months of electric at once. -Our dryer doesn't fully dry clothing, this was looked into by maintenance but never really solved - Neighbors don't respect the building (dog pee in the hallway, over crowing on the roof at the 4th of July led to fights and the police showed up 2x, packages have been stolen from the package room) -Their is no AC in the main hallways on each floor -The elevators have constantly been in repair and take forever to come Advice to landlord: Earl is one person and can only do so much between 2 buildings. Give him a raise and hire him more staff !”
— 1101 PRESIDENT ST · Brooklyn“Pros: Large apartments, clean, nice amenities Cons: Rent was raised a crazy amount when sent lease renewal”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Staff was very friendly, light filled units, outdoor area was always kept very clean Cons: Pricey, management hiked up rent quite a bit.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: The modern design and fixtures in the units and throughout the building are nice. Feels like a discount luxury building. The multiple outdoor decks, laundry room (operated with your phone btw), and the fitness room all come in handy too. You can pay your rent and make maintenance requests online too. Another major plus is the proximity to public transport and the airport; the subway is literally next door and the LIRR is close by along with the various bus options. There are a lot of shops, corner stores, and various businesses on the strip a block away to check out too. You are also walking distance from the beach and boardwalk. All in all, a very comfortable place to live. Cons: My main issue is honestly the neighborhood ie. the people 👀 nothing much you can do about that though. Can get a bit sketchy at night. We also had issues of people stealing packages but management has since resolved it so beware. The walls are a bit thin. Also, something to note: the units themselves seem a bit small. My bedroom space is almost completely taken up by my bed (a queen size). The laundry room can also get crowded some days and "backed up" due to people leaving their laundry in the machines hours after the cycle completed. All minor issues though. Advice to landlord: They're doing ok for the most part. All I can say is keep doing what you're doing”
— 1047 BEACH 21ST STREET · Queens“Pros: rent is ok and is close to the bridge Cons: noise can be a bit much at times”
— 7503 3 AVENUE · Brooklyn“Pros: The building was very clean and smelled amazing Cons: It was a little cold”
— 167 1 AVENUE · Manhattan“Unit 1010 Pros: Building was amazing and the staff was great, in particular the doormen. Those guys went above and beyond. Any issue was addressed immediately. We only moved because we had a baby and there was no unit available with the number of rooms we were looking fof Cons: Yesenia from Rockrose. Everyone was amazing but she was on a power trip. Advice to landlord: None”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Close to public transportation, parks, and grocery stores. Friendly neighbors. Cons: The landlord (TriHill, formerly New Holland Residences) is part of Sugar Hill Capital Partners. 2021 #1 Worst Landlord in NYC for good reason: doesn’t maintain buildings well, as if to encourage tenants to move out. Management is poor in responding to complaints, and not uncommon for apartment repairs to give rise to new problems. Super for the building seems stretched thin, doing work for multiple TriHill buildings around the neighborhood.”
— 167 1 AVENUE · Manhattan“Pros: Great location, covid price, luxury building with gym Cons: Expensive laundry, no real living room, fire alarm always went off when kitchen was used”
— 94-01 25 AVENUE · Queens“Pros: Great location. Very well run. Cons: Very expensive. And the rent always goes up.”
— 154 CHRISTOPHER STREET · Manhattan“Pros: High ceilings, great apartments, wonderful front desk staff Cons: My upstairs neighbor’s heavy feet (otherwise, noise levels are great) Advice to landlord: More vacuuming in hallways, please!”
— 154 CHRISTOPHER STREET · Manhattan“Pros: All of the concierge and staff were lovely! Cons: There was a MAJOR recurring pest issue coming from one specific place in my unit and despite many kind emails, nothing was done or offered to fix the issue (aside from “close the vent”) Advice to landlord: Consider that 10+ cockroaches per week falling into a bathtub is absolutely disgusting and not what I’d expect in an apartment where the rent is $5k+”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Great staff who is responsive and friendly. Always take care of issues promptly in apartment. Big apartments Cons: Some renovations were done poorly or weirdly in some units. Bathrooms are a little too standard for rent price. Some apartments you can hear your neighbors more than others Advice to landlord: Improve the building amenities and apartment renovations”
— 154 CHRISTOPHER STREET · Manhattan“Pros: Clean + high ceilings + no noise transference between apartments. Cons: No noise protection from the street (and the live music bar two floors under), much louder than other apartments in the neighborhood + take a long time to fix things or sometimes even ignore issues such as pest control etc. Advice to landlord: Replace the windows for more decent ones, to make it more livable + change the super.”
— 168-01 32 AVENUE · Queens“Pros: Nice layouts, high ceilings, large windows. Cons: Hypothetical management. Rooftop not being after 2.5 years after the building finished. Advice to landlord: Change the building manager.”
— 292 1/2 FLATBUSH AVENUE · Brooklyn“Pros: Great historic landmark. Cons: Always dirty. DCAS never cleans the building inside and definitely not outside. Bunch of lazy ass people. Advice to landlord: Hire people willing to work and keep the building and perimeter clean. Add air conditioning in the lobbies. Very hot in the summer.”
— 2468 2 AVENUE · Manhattan“Pros: Location location location Fabulous roof terrace and now with BBQ’s Cons: No real cons Advice to landlord: Keep it up.”
