“Pros: Access to mass transit Cons: Landlord is continuously renovating apartments with no regard to dust/air quality for people with asthma. Landlord uses unlicensed contractors and does not apply for building permits to do renovation work. The shotty plumbing flooded the next door apt and mine. They sneak the construction through the underground garage so the City’s Buildings Department cant fine them. The carpets in the halls look like crap stained with paint and gunk.”

“Pros: They do the big things well - the people you interact with (doormen, porters, super) are courteous and quick to help/respond; Public areas are maintained/clean, ditto for outside area around building; Covid protocol is well done: politely enforced and promoted with professionally made signs and many sanitizing stations; Nothing, including the amenities, are ever left in a state of disrepair or ignored - everything looks cleaned and swept, and if something breaks, it is fixed quickly; Roof deck has stunning views; Laundry machine availability and status available online and through SMS notifications; Cons: Package/delivery/guest process is cumbersome - they use your cellphone for notifications, so if you are on the phone and you get a delivery, they just keep calling you; They use a different app/service entirely for guests to access the building than the app/site used for the other building services - the building gets some credit for trying to embrace tech, but the staff doesn’t seem to know how to use it; Promoted as a fios building, but they don’t actually have the fios fiber lines, so we had fios DSL...; Amenities have somewhat limited hours of access (close too early). Advice to landlord: Update building to support higher speed internet - if not fios, then standard cable internet that doesn’t top out in the midrange of what is available down the street Install intercoms so I don’t miss 4 calls from the front desk when my friend shows up I understand the “hot switch” outlets being upside down, but all of them?”

“***** BUGS. BUGS. BUGS. ***** It makes me feel like a great situation has been soiled because for 2.5 years my experience with Riverwatch was amazing. HOWEVER In the past few months, we've experienced a SIGNIFICANT amount of ROACHES. ALL OVER THE APARTMENT. They started mainly in the kitchen area. We filed requests for the building to help. They came and did nothing - rubbed some gel on the side of our fridge. We suspected they were living UNDER / BEHIND the fridge & stove, so WE moved the appliances OURSELVES and found DOZENS of LIVE roaches. We sprayed them with raid, killed them, and watched as more and more came in thru the holes in the walls behind the appliances created by the piping. We even found one IN THE DISHWASHER AFTER IT WAS RUN. When we told the building this and that they needed to do something else, they came and put "TRAPS" down in the bathrooms. To this day, ONE single roach has been caught on those traps in the past 3 months. DOZENS UPON DOZENS have been roaming freely throughout the apartment. HOWEVER, they are NO LONGER confined to the kitchen floor behind/under the appliances. They've been found IN OUR BATHTUB WHILEN SHOWERING, as well as INSIDE OUR CLOSETS and IN OUR BEDROOMS. The building's response? "Don't use the RAID spray as it will interfere with the exterminator's work, it's okay they will leave eventually". Really? It's been SEVERAL MONTHS of this, and as a room we've been VERY patient waiting and waiting for each visit from the exterminator promising to fix our issue, but the issue has only GOTTEN WORSE over the past few months. The building has also tried to say that WE are the reason the roaches exist. And even went as far as having an exterminator come in to our room and TAKE PICTURES OF OUR APARTMENT WHILE NOBODY WAS PRESENT IN THE ROOM NOR GAVE CONSENT TO TAKE THESE PICTURES and use them as justification for why we have the roaches and how they've followed standard operating procedure in attempting to eliminate them. This is a MAJOR breach of our privacy and a LEGAL issue all on it's own, in addition to the fact that our apartment has become UNLIVABLE. We pay a HEFTY rent and this has become UNACCEPTABLE. Yet, despite this all, we have still chosen to live in the apartment and make it work. HOWEVER, my personal breaking point in this issue came this morning, after being away from 10 days and I came back to my apartment early this morning, to observe the sight of NINE ROACHES SWARMING AROUND THE MIDDLE OF MY ROOM ON THE FLOOR, and quickly scattered into hiding. My solution? LEAVING. I ABSOLUTELY HATE ROACHES BECAUSE THEY ARE DISGUSTING AND UP UNTIL THIS POINT THEY HAVE NEVER BEEN IN MY ROOM ASIDE FROM OCCASIONALLY, AND I LET IT SLIDE, BUT THE SIGHT OF THIS SWARM OF ROACHES *IN MY BEDROOM* WAS SO DISGUSTING I FELT FORCED TO LEAVE. My bedroom is UNLIVABLE because being in there for more than 30 seconds knowing I'm surrounded by roaches makes me feel like I'm constantly wondering where the next one is going to show up, how I'm going to kill it, and if I don't kill it, how I'll be able to fall asleep that night knowing they will be popping out while I'm sleeping. THIS IS UNACCEPTABLE. I HAVE BEEN FORCED OUT OF MY OWN APARTMENT. I did *NOT* want to write this negative review because of how truly GREAT my experience was with this building prior to the past few months, but this morning, as I mentioned, was truly my breaking point on this issue and I now feel compelled to let ANYONE considering this building know the truth of how they will operate if a situation like this arises in your apartment. **I should note that IF the building cooperates in understanding our situation & properly addresses the concern we have, in understanding that the room has become UNLIVABLE & ensuring our rent for August is compensated for, given the living conditions & the improper handling of this issue, I WILL amend this review to make it a 5* review that truly reflects the experience I've had for the first 2.5 years in Riverwatch. Thank you.**”

“After discovering high levels of mold toxicity in our apartment in Brooklyn (and a landlord completely unwilling to take the proper steps to fix it), we were on a major time crunch to get out. A lovely woman mentioned 70 Battery / Riverwatch during my 48-hour mad dash to lock a new apartment. From the minute I stepped in the door, I had a great feeling. It was a little over the budget that we had in mind, but it ticked so many boxes, we decided to go for it. We saw the unit twice in 8 hours and were contacted promptly by Avi Krugmann, more appropriately known as A SUPER HERO. Avi was professional, direct, and honest from our first chat with him. He hustled around-the-clock to get us approved and get the ball rolling with our application and lease signing. (We were feverishly sending him all of our documents well into late hours and he worked tirelessly to get us in.) We move in next week and couldn't be more excited and more thrilled with our experience thus far. Can't thank Avi enough for the extra effort and positive vibes he offered during this process! We've had a pleasant and no-frills experience with the staff so far, as well. There's no pretentious air about the place; we tend to enjoy a more private and understated living experience, and we're very much looking forward to our time at Riverwatch!”

“Pros: Spacious apartments with nice views, noise level is quite low and we don't often hear the neighbors, any issues with the apartment get fixed very efficiently by the building's handyman, doormen are friendly although not the most poractive ones (visitors often walk in without being stopped at the entrance), new laundry machines, finally. Cons: Overall building is quite old no major investments are done to upgrade apartments, no landscaping on the rooftop and except for a table with two chairs one of which is broken there is no furniture up there, which is quite sad as the views are breathtaking. There are no real amenities a part from a tiny gym and bike storage that is always too full. The building was sold to Clipper Equity last year which is resulting in the worst experience for renters, it's hard to get answers or info from them, and they have raised leases in many apartments by almost 20% this year which given the lack of major investments to improve the building's amenities or apartments is just outrageous and makes no sense.”

“I lived at 70 Battery Place (Riverwatch) for 4 years and comparing that building to other four we lived in. I would say that so far for us it was one of the best buildings and experiences. Short resume: Family friendly, Pets friendly, well maintained, safe and well constructed building. Pros: 1. Noise (inside the building): No complains at all. Occasionally we could hear voices in the hallways once somebody passes your door talking loud, but that's ok. What's important to us is that we couldn't hear our neighbors from the top floor and on the sides. And I believe our neighbors below didn't hear us as well. 2. Stuff: Was just awesome. We literally like every single person who works in the building. Occasionally, after we moved out, we visit our friends in Battery Park City and we always step by to say hi to doorman (and whoever we meet). 3. Maintenance: During 4 years we had a few requests that had been taken care of very quickly. I never had to double check if somebody was coming or even remember about me. Everything was completed in timely manner, always. Building was kept clean and in a good condition. Like everywhere else something requires fixing time to time and that's being done fast enough there. 4. Safety: Battery Park City is a one of the most safest neighborhoods in NYC. We never had any safety related issues therefore I can't really say anything here. 5. Location: Pretty convenient. Close to subway lines, free shuttle within Downtown area, a couple of bus lines. A few stores around. Some of the best playgrounds in the city. Some of the best public schools in the US. On a side note: Sometimes it can be a bit difficult to catch a taxi cab, but the whole item #5 has nothing to do with building itself. 6. Insulation: I'm not sure how warm it's in the corner apartments during the winter time, but in our 1bdr with large bay windows we never had any issues with heating the apartment. As far as I remember heaters were efficient enough and our winter bills had never been higher than $160. This is counting that I'm working from home and like to wear shorts and t-shirts at home, even during winter time. 7. Free gym and bike room. 8. OK roof top. A little noisy because of some of the equipment located on the roof. But with beautiful views. Cons: 1. Not that big of a deal but I wish they had cooker hoods above kitchen stoves. Since they don't have them time to time you can smell somebody else' food in the hallways. 2. That item has nothing to do with the building itself but can mater to somebody like me: If an apartment located on one of the sides, overlooking 2nd or 3rd Places (street names), then you probably will be hearing a garbage removal process (for about 5-10 minutes), that sometimes happens early in the mornings. 3. Again, not that big of a deal but they use quarters (coins) in washers and dryers in laundry rooms. Which is not a problem until you realize that the exchange machine (1 for the whole building) is out of coins. Tip: go to the nearest store to get coins or keep backup bag of them. A few tips: 1. I work from home and could invest some of my time to street parking. For those who want to save about 5 K/year on a parking, street parking in BPC is possible. When we moved in I was paying for Battery Parking Garage (cheapest in the area, if I'm not mistaken), located across West Side Highway. But then I tried street parking and realized that it's easier than I always thought. 2. You can take a free shuttle to get to Whole Foods in Tribeca or South Street Seaport. That would be pretty much it. Once again, that was one of the best buildings we lived in so far and I highly recommend it.”

“I have lived here for a year and loved it so much I renewed my lease for another year. The staff (minus 1 doorman) is pleasant and easy to deal with. Repairs get fixed very quickly. Great unobstructed views of the river from most apartments as well as rooftop access. The walls are EXTREMELY thick and I have never heard any noise from my neighbors. The Super and management company (Brodsky) are always reachable and return phone calls/concerns promptly. The only cons - laundry coin exchange does not recognize/accept the new 20/10/5 dollar bills and doormen never seem to have the exact change. Also, sometimes the dryers on my floor at least don't work well leaving my clothes damp. (problem solved by going up or downstairs) Overall, awesome neighborhood, great apartment.”

“We loved the building when we moved in a little over 2 years ago; nice area, great views, lovely courtyard, friendly staff. But things are slipping slowly as the rent rises, not so slowly. Kid damage in the halls, worn gym equipment, less-than-clean laundry rooms.”

“I was there for 911. I have left now, but I can tell you a few things about the managment. They refused to clean the place of all contamination, it's still there. We faught them in court, but the building backed down when it came to be known we would have to anti up $35000 for an official contamination report, people with families just left, some had left and left all their furniture too. The building not only went after who they considered the ringleaders, but went after anyone that walked away from their leases after 911. I had to leave the building for health reasons, the longer I stayed the sicker I got. I got tested and they found lots of lead mercury. They even found Uranium! This confused me until I found out that they put depleted Uraniun in planes, on the ends of the wings to stabilize them. If you consider the EPA wouldn't let any businesses restart after 911 until they had people in spacesuites decontaminte first (even the stores round the courner) and that the EPA had no way of compeling the building owners to do the same, you'll realise why I'm letting you know to be careful, especially if you have kids.”

“Been here with wife and 2 children for 7 months so far, and it has been great. Well kept up, quick repairs, very clean, minimal noise 0 overall a great spot. Especially kid friendly - can get to almost all the parks without crossing a street.”

“Very nice bldg. Staff are very polite and the bldging is very well kept. The neighborhood also has a free shuttle which runs every 15 minutes from North of tribeca through South Street Seaport- 10-8pm.<br><br>5 year Resident”
