★★★★★Jan 2018

“I moved out in December and had to battle for my security deposit. Each incompetent fool working for the management told me a different story about when I would get my money returned. The apartment had a cockroach infestation even though my friend and I kept it very clean. The clean-up crew were kids, probably working without pay.”

“Radiator was very loud and poorly functioning. Water was frequently shut-off without sufficient warning. Walls are paper thin, and the building is filled with singers, musicians, and college students who don't observe standard quiet hours. The washing machines and dryers are circa 1980, and usually you have to wait 1 hour to even get one that is working. Doormen would lose mail and are not friendly. The only redeeming quality of the place is decent pricing.”

“This is a fraud management team... they take your money, they are rude and abusive. I would never stay there. Certain people there are the most useless people on planet earth. Cheap and A'holes”

“I have worked at this place so I know what goes on in and out. The people who assume that the "two friendly" guys during the day shift are nice but are fake as he'll and don't do any work whatsoever! They steal, lie to the tenants face and leave all the slack for the other workers to take care. I was probably the only honest worker. Over the building is ---- and you can definitely find somewhere else to live for a better price so please don't waste any of your time for your sake. Most of the workers are all under paid so of course your going to find a lot of money hungry workers. Most of the workers are snakes I'm glad I left this place. I am just giving anyone who is interested in living here advice. Btw most of the appliances are refurbished. Refrigerators, stove etc.”

“So happy to move out of there! They just leave your package for anyone to steal. They handle the mail themselves so of course they "lose" mail all the time, particularly Netflix, and blame it on the post office (I've lived near other post offices in the area and had no problem). On the plus side the deck is cool, maintenance guys were great, no hot water issues. Staff is mostly friendly except for night shift guy. Laundry room issues have been resolved. They have bike and excess storage. Trash chutes on each floor. Very quiet area and couldn't hear my neighbors. But for the price you pay it'd have been nice to get my mail delivered.”

“Pro: 24-hour service on the desk, nice marble lobby with chandeliers, great roofdesk with UWS views, laundry in-building, elevator, some units have good views over Broadway, both north- and south- facing, good location, secure. Decent value for money (it seems they cut their prices in 2009 - 1bed is now $2100). Con: Frequent water shut-offs (though I work Mon-Fri 9-5, so this doesn't affect me so much), the built-in kitchenette facilities are in need of renewing, basement/laundry area is filthy, and the dryer machines often don't work.”

★★★★★Jul 2009

“Overall, very unsatisfactory management and facilities. Examples: unacceptably slow responses to room repair requests (some were totally neglected); a bunch of past residents' mails delivered; frequent (at least once a month) water stoppages with short notice; insufficient heating management; slow & malfunctioning elevators; small laundry capacity with unreliable dryers. Particularly, I found no value in doormen there. Only one guy was always friendly, another was conditionally friendly, and all others were rude. Seemingly, their only mission was to play video games or chat with somebody. You can expect their reluctant services everyday. Last but not least, I have not got back my deposit after move out in spite of repeated requests. I am seriously considering to take legal procedure.”

“I agree with the other comment. it's a total ripped off. doesn't worth to it at all. Overly priced and very bad management. Except two over friendly main doorman, they are rude and doesn't know how to say hi, especially the weekend morning doorman is the worst doorman I've ever seen in my life. He is rude, and sometimes even attempts to lecture the tenants for some reason. I suggest you to stay away.”

“The landlord and doormen are great! The apartments are clean and safe, and there is a roofdeck which provides a nice city view. They recently built 2 luxury condos next door which improved the neighborhood a lot. I have lived here for 2 years, in a studio and now in a 2 bedroom and I love it. I recommend it highly!!”

“Since they began building a new high-rise next door, they sealed ALL windows on the south side of our building. The management has not installed any ventilation system whatsoever, and the building has become very smelly. I am thinking about filing an official complaint with the City of New York if they don't do something about this soon.

There are six washing machines ($2.00/cycle) and four dryers ($0.25/8 min). Washing machines do work OK, but only two of them support hot water. Out of four dryers, only two of them work reliably. So we have only six washing machines and two dryers that work... Since there are 150 units in this building, this often creates serious congestion in the laundry room.

The manager is overly friendly to women (creepy), and seems to act extra friendly around Xmas time (yes, he expects you to give him a big Xmas tip).

The only positive thing about this place is its somewhat convenient location (proximity to public transportation). But don't expect to find many good diners/restaurants in this neighborhood.

Overall, $1950 for a smelly studio that measures 300-350 sq ft is a total rip-off.”
