“Pros: None at all Cons: Don't live in a building managed by Jon Fardhadian. He is a scammer. He will scam you and make up repairs to withhold security deposits. There are rats in the trash room.”

“Pros: Great location next to prime hells kitchen 9th ave and to the Hudson River. The apartment itself was decently sized and standard for a prewar building. Decent space, but nothing fancy. Extremely warm heating in the winter and solid water pressure. Cons: Management of this building was the worst thing about it. The trash area was not organized at all, leading to people leaving trash on the ground; I encountered rats and critters. About once a month they would turned off water without notifying the tenants. Laundry in this building was $9 to do a wash and dry altogether and is located in the basement, which you pass through to the trash area. The walls were extremely thin and your neighbor will be like your roommate. You can hear regular conversations through the wall. My neighbor banged on my wall when I was playing a video on my phone at the lowest volume at night. I found they didn't abide by the New York heat laws and waited for it to get around 45 degrees before turning on the heat. Advice to landlord: Better trash area management i.e. actual recycling bins, clean hallways more consistently, better communication with residents about servicing.”

“Pros: - Location - Heat Cons: - Loud, walls are paper thin - I had roaches for half the time I was there - The super is the loudest neighbor to exist - Laundry machines are ancient - No hot water in shower for days at a time - Oven doesn't work, management did nothing”

“Pros: Good location, exposed brick Cons: Some issues with appliances, pests. Advice to landlord: Washing machines and dryers are often broken and too expensive.”

“Pros: Awesome building Friendly management that was always responsive when I needed something or had any questions great super my apartment was newly renovated laundry in building plenty of heat during the winter HIGHLY RECOMMENDED!!!! Cons: I got relocated so I unfortunately had to move out of NYC. I will be back in future! Advice to landlord: Thanks for being awesome. I will be back in future when i move back to NYC”

“Pros: Decent size apartment Bathroom was not completely outdated Good location Cons: Bad management company Laundry in basement is crazy expensive and no good Advice to landlord: Management kept half my deposit for damage that I could prove was existing when I moved in. Very dishonest in general.”
