“When I moved in, I was the second person to live in my apartment so I had the benefit of all the top notch and marble furnishings. Although the studio was somewhat small, it had a large kitchen and substantial bathroom. It would have been nice to have a pass through kitchen to have more space. I lived on the second floor on the side facing the Lincoln Tunnel and I heard minimal or no noise, so the building is insulated well. The gym was fairly nice for a building of this size - I did not need a separate gym membership while I was living here. Common areas are free - roof top gives amazing views of historic buildings toward the East and nice views toward the West. One downside is it is far from the nearest subway in a somewhat desolate area and there are few amenities nearby (full-service supermarket, restaurants). The area - Hudson Yards- is still under development. I had a great experience living here. When I moved in I received certain rent concessions due to the post-recession climate and it was not affordable to me to stay when they tried to increase the rent closer to the market price.”

Now it is marred by incredibly poor management with a super who does not know how to manage people, communicate with tenants and consistently blames tenants for his failure. The property manager is here once a week and doesn't care about the building either. The staff are (with the exception of a few doormen) a total joke and spend more time doing nothing than actually cleaning and maintaining the building. The former super made sure that all staff were doing their jobs and that the building was maintained very well. The day he left, this building began to fall apart. The current super is one of the worst managers you could ever ask for and is a total nightmare to deal with. He threatens tenants when they complain and tries to blame it on the management company (TF Cornerstone). One has to ask the question as to why a company like TF Cornerstone would abide by such amateur and draconian behavior from a super who they don't even let live on the premises.”

The staff in the building are amazing, the building is super well maintained. Anytime there is a problem someone is there within minutes to fix it. Not much around the building but that's in Manhattan terms. In real world terms you can walk 5 minutes and be in Chelsea (the High Line is now only 5 blocks away) or 5 minutes to Hell's Kitchen.”
— 455 W 37th St · Manhattan“The maintenance staff is excellent here (Virgil and his team) and many apartments have great views and nice fixtures. A bit on the small side, but that's NYC. Seems like lots are moving after 1 year, though, and management isn't negotiating. I think they're a bit overpriced, since LOTS of buildings are going up around us. Competition. And their own sister building across the street seems to be giving deals, too. No inside business area or wi-fi area. No major amenities. The outdoor deck on the 11th floor is nice, but on weekend nights, it turns into a dorm-like party with the attending screams and drunken madness. People smoking pot on the elevators and yelling in the hallways. Even on weeknights, now that it's warmer, they don't enforce the deck hours and the noisemakers don't seem to care about residents on the floors facing the deck above. (It's not really a PH roof deck, since it's on the 11th floor and there are 23 floors.) Not well thought out for noise. Those w/balconies that face this deck pay more, but as it turns out end up feeling like they live above a bar. Yippee. Doormen are pretty useless and security is pretty lax. Unlike the white glove doorman I lived in before, they rarely open the door for you (they just prop it open). And if there's a package waiting for you, they don't bother to check the computer and have it ready for you, you have to ask for it. (My guys at the last place would see me coming and say "Hey, let me get your package"). These guys just make good paperweights. Overall, it's a nice place with great views, but not worth what they're asking for.”

I lived at Hudson Yards (455W37) for just over a year (2009-2010) and I would recommend it highly. The doormen/concierge in this building are exceptional (Rod, Pete, Jose). Always very pleasant, learned names quickly, willing to help with packages, etc.. they got to know the residents. The porters and repairmen are always great, and quick to respond to maintenance requests. The few I submitted were responded to within the hour. The valet staff are also very nice, and the service turnaround very quick. The grounds (building, exterior, halls, elevators etc) are all very well maintained. The lobby is spotless, the common areas are always being cleaned, and hallways swept regularly. This is a brand new building, and it always felt like it. Our apartment (a terraced unit on a lower floor) was spacious, with great finishings. All the appliances were brand new, and good quality. The reason we chose to leave after a year does not speak to the building or staff, rather the location. Some false promises were made about how quickly retail would open in the base of the building. After 13 months, a deli finally opened. The neighborhood will likely one day be great, but it's still up and coming and gritty/dirty. I didn't feel unsafe, but the walk home (especially at night) was never enjoyable. All that said, if you can stand the area, this is an great building at a decent price.”
