“Pros: The building has a community feel everyone is every integrative especially with the annual family events Cons: Three things one EVERY time the temperature changes these big as roaches pop up out of nowhere. We keep the apartment clean but they don’t seem to full go away now it’s not a everyday occurrence but I have noticed when it get hotter or colder they start popping up in my bathroom it’s annoying and scares the shit out of me everytime. 2 I’ve had Mulitple issues with my bathroom from mold that was painted over, paint peeling, the multiple leaky pipes that where effecting the downstairs apartment resulting in major construction for weeks even a leaking toilet it’s insane and lastly there are outlets the do not work in this apartment due to the renovation done incorrectly according to the electrician but the building never had him come back to fix so in the last few years we’ve went without using them Advice to landlord: Please before renovating an apartment make sure there is nothing wrong with it that way it’s really worth the money being charged every month”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Lobby has security Cons: The elevators are always broken. Laundry room washer and dryers are broken a lot too.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Modern appliances and nice balcony views Cons: -Elevators were broken half the time -they did have pest control but did not help further when problem wasn’t resolved -hot water is scarce Advice to landlord: Communicate better and resolve issues quicker”
“Unit 28D Pros: the staff were largely very nice except for one security guard who thought he was a prison warden. Cons: The property management harassed me for the entire time I lived here. Once I was walking down the street and a strange man started yelling at me. it was cold outside and he did not have a coat and appeared disheveled. The neighborhood has lots of roaming addicts and so I assumed the person yelling at me was not well and simply ignored and kept walking which is best practice in those situations as every New Yorker knows. Turns out it was the property manager trying to get my attention. I only found out because the doorman told me when I came back. since that day the property manager seemed to hate my guts and treated me terribly despite paying market rate, always paying on time, and being super respectful and kind to everyone I came across. this building was the second property I had lived at owned by the same company and I had never had a terrible experience until encountering Daniel. I think the man has something wrong with him. He clearly needs intensive therapy. Advice to landlord: Fire Daniel Interdonati and hire someone with social skills.”
— 1982 LEXINGTON AVENUE · Manhattan“Unit 28L Pros: - lovely views if you’re on a higher floor. - dishwasher (albeit useless during day due to no hot water Cons: - inconsistent hot water supply. we only get hot water at night. low water pressure in shower (i’ve tried multiple shower heads) - electric heaters fail. either overheat or don’t work. - provided ACs don’t work - laundry room full of roaches. (hence why it can’t be 24/7) and doesn’t have hot water. - elevator service is inconsistent - building is being submetered increasing costs for tenants. - noise bleed inside the apartment is a downer. Advice to landlord: stop jacking the rents if you can’t at least provide heat and hot water 24/7.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: New management seems to be fixing things quickly. Hot water isn’t the best. Always pests. Cons: Just the vibe is off. Kinda sketchy in ways. But a lot of families & old people which is good.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: It’s a quiet building where people keep to themselves and live their lives. Most people in the building are friendly and the view from the apartments overlooking the park is great. The maintenance workers are very helpful and willing to help you out. Cons: I did not like the inconsistent heat and hot water in the winter. The trash compactor has been out for months. The laundry room is closed at random times. The office staff tends to be rude and unsure what to do when anything in the building comes up — I’ve been downstairs a few times and I’m not sure if the staff knows how to find phone numbers in their directory, let alone email upper management on issues. Advice to landlord: Address the underlying issues in the building like heat and water; train your staff how to respond to emails and phone calls; also how to operate a computer. Just because someone can turn it on doesn’t mean they know how to operate it — it’s deeply frustrating to go to the office and leave with more confusion and question from uninformed workers.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Newly renovated apartments are definitely nicer, gym and laundry in building Cons: mice problem for sure, management not very responsive”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Renovated entrance, large laundry room, spacious apartments. Cons: Package and food delivery rules were inconsistent.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Laundry in building (but it barely works) Elevators in building (but they’re always down) Dishwasher (but it broke after 2nd use) Cons: ROACHES, MICE, MOLD GALORE. Apt next door had a cat — always smelled like cat piss. Ceilings and walls peeling in the bathroom, management doesn’t care — will not help. Way too expensive for what you get. Don’t let the new appliances fool you. Advice to landlord: Exterminate the entire building. Enforce pet policy. Give your tenants what they pay up the wazoo for!”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Large rooms with balconies Has a gym and laundry in the building Door man always on duty Cons: Streets are quite noisy The 125th and Lexington station can feel sketchy at times Maintenance can be slow Advice to landlord: Could invest more in the gym, as of now it's very basic”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: - Dog Friendly - Gym in Building - Fios Enabled - Utilities Included Cons: - Some tenants do not care about where they live. People are nasty and management doesn’t care. - complaints are never taken seriously by management aka Daniel Advice to landlord: Listen to the complaints that your tenants have regardless of the type of unit they are staying in. Unhappy tenants equals a dislike for where they live which leads to them trashing and not caring about the building. Also fix those damn elevators.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Gym has long hours Cons: Elevators do not work. Expect to wait 10 minutes for an elevator each time. Had a mouse come into apt on the 27th floor. Next to metronorth train that is very loud at night. Walls are very thin and can hear and smell neighbors apartment Advice to landlord: Management was not responsive. Emailed Tatiana Dounyan several times and she either did not respond for weeks or sent an aggressive and unhelpful message.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Great views. Nice neighbors. Gym and laundry in building. Cons: Packages will get stolen and the building doesn’t do anything about solving it. Advice to landlord: Be for the people, not the dollar sign and the money will come.”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: The building is small, quiet, and well-maintained. There is a security guard/front desk attendant and they are usually pretty friendly. The apartment itself has plenty of closet space. Electricity and gas are included in the rent. Cons: There is a van/SUV parked directly in front of the building that deals drugs 24/7. Someone is always sitting in it, often blaring music. Crowds of people come and hang out on the sidewalk next to the van. Regarding the building, there are too few washing machines and dryers. The mailboxes need to be larger. Advice to landlord: Work with the NYPD to get that van away from the building.”
— 1894 LEXINGTON AVENUE · Manhattan“Pros: Maintenance is usually on top of things (Riley is a little too stern or maybe gets defensive when they mess up) Clean Security is good. they watch cameras of each floor and when something isn’t right, they will go to that floor to fix it Cons: Elevators DIRTY LAUNDRY ROOM AND ITS NEW HOURS Extremely thin walls We are the TALLEST bldg on the block, every single sound/noise from outside is even LOUDER the higher up you live Crackheads down the block Advice to landlord: No reason for us to have a brand new gym but the laundry room and elevators are constantly breaking down. Stop trying to appeal to white people only”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: -It's brand new and has great facilities. -I rarely hear my neighbors. -There isn't any particular crime activity in the building. -Most of the security gaurds are nice. -Elevators are usually always working fine. Cons: - The property manager Daniel has the managerial skills of a sixth grader who just made student body president. Don't expect to hear from him unless it's something vapid. He clearly doesn't care about the tenants or perhaps he doesnt have the wherewithal to care. Or maybe he's isn't self aware? Regardless of the reason he is extremely incompetent. - Sometimes maintenance won't come to help you after five or so. Despite the super being around. It's fine it's just annoying. If you weren't in the area that's one thing but if I see you in the building at nine o clock I shouldn't have to call a locksmith to open my door. - These people, Daniel specifically, will waltz up and knock on your door at all hours like an inconsiderate jerk, just to waste your time. If you get a knock and its him? Don't answer. It's probably policy you already know about. Advice to landlord: Get it together Daniel.”
— 1894 LEXINGTON AVENUE · Manhattan“Pros: Laundry in building Gym in building Security Maintenance Staff Elevators Cons: Maintenance not always available on weekends Scary neighborhood Advice to landlord: Keep doing what you’re doing :)”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Good space - true one bedroom apt , lots of light if you face the avenue, great water pressure. Cons: Big roach problem. Stairs and trash chute rooms are not properly maintained, some tenants don’t give a crap about keeping these spaces clean, building does not cleans these spaces regularly unless you complain more than several times, short term fixes that result in things staying broken or unfixed , must bug management several times before anything gets done. Moving out as soon as we can as a result Advice to landlord: Please have consequences for tenants who frequently leave spaces filthy , please regularly clean the spaces, please take pest control more seriously.”
— 1894 LEXINGTON AVENUE · Manhattan“Pros: Friendly staff, clean lobby, washer/dryer in building Cons: Very noisy, water leaking from bathroom ceiling and never properly fixed, not the best neighborhood Advice to landlord: Fix problems from source instead of temporary patch jobs”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: Renovations have been amazing Laundry in building Staff finally allowing food deliveries all the way to the door Great security Gym recently added Cons: Scary neighborhood (crackhead central)”
— 1982 LEXINGTON AVENUE · Manhattan“Pros: - friendly staff (doormen, superintendent, etc) - great heating - beautifully renovated apartments (for me a 3 bedroom 1 bathroom apartment) Cons: - 4 elevators, but always at least 1 down - lobby not super clean - laundry area not super clean either - the higher you rent, the more noisy it gets (the noise travels up) Advice to landlord: maintenance should be better handled”
