“Pros: 425 Riverside Drive (corner of West 115th street) Cons: There is chronic lack of heat, or no heat, from October through May, leaking ceiling and walls, idle scaffolding and no cleaning of the grounds outside. The laziest and most insolent management ever. The tenants are considering a class action lawsuit. Advice to landlord: Start doing your job: provide proper heat, fix numerous leaks and outdated piping, clean the grounds, seal the walls outside.”

“Pros: Great building for families. There are students in the building but not an overwhelming amount. There are plenty of students nearby because this building is adjacent to several Columbia dorms, which means there is some street noise during the academic year. The doormen are very nice, accommodating and helpful. The super and handyman are fine but it can take some chasing to get repair work done. There is a beautiful roof deck. Cons: There is no online portal for regular maintenance requests within the building which I find annoying. There is a portal to escalate issues to the property manager. We do have pest issues, particularly in the summer, but we are on the ground floor so probably worse because of that. Advice to landlord: Create more modernization in the resident experience. A spiral notebook at reception is not a great way to collect maintenance or pest control requests.”

“Pros: Responsive staff, repairs completed quickly. Cons: It's a big building and lots of turnover, so there is a fear that strangers will enter. The staff are vigilant however and there was never a problem. Advice to landlord: Keep the staff; they are unusually responsive and hard-working.”

“Pros: Nice neighborhood although it is very violent lately. Quiet building, nice neighbors and the doormen are polite. Cons: The landlord would want to increase rents every year even in the middle of the COVID pandemic trying to squeeze tenants which leads to high rotation. Not responsive to problems and when you leave they will claim Any excuse to keep your deposit. Advice to landlord: You are a cheater that was even trying to eliminate the doormen from the lateral entrance in order to save costs while increasing rents.”

“Pros: Old building with character Cons: Landlord will raise rents above inflation every year even in the middle of the COVID pandemic which is utterly stupid. For this reason as of August 2020 they are about 10% empty Advice to landlord: Your failure to negotiate lower rents with your tenants will cost you a few million on empty apartments or you will need to lower rents that will cost you quite a bit. In any case your tone deaf letter asking for an increase and threatening tenants will cost you.”

“Management keeps increasing rents every year at stupid levels. For instance, they just sent renewal contracts threatening to double what they charge if anyone does not pay (such treat is illegal) and they are asking for a 4 to 5% increase even when 40 million americans lost their job and occupancy is going down. Commercial properties will be empty, tens of millions of square feet of office space will get idle and then re-converted into residential rentals (large increase in supply), migration is already happening leaving tens of thousands of appartments empty and available for rent, without publishing smart landlords are offering discounts of up to 20% from pre-crisis levels but not the management at 425 Riverside Drive. Yes, the super is drunk noisy guy with no manners that threatens all the staff. Their maintenance is sub par an in Winter they save money by shutting down the heat at night and at 9 am when they think everybody went to work... Please avoid this building and all the tricks to make you think it is worth what they want to charge...”

“While the building offers apartments with some of the better values, these deals come at a great price. The management company is not very responsive at times and the building super is the laziest in the city. He's rude, abnoxious, and does virtually nothing in the building, except for the occasional use of the snowblower after a winter storm. He terrorizes the other workers in the building and simply sits on his fat behind and collects his paycheck, Christmas gifts, and free housing.”
