MARINE EQUITIES LINCOLN ROAD, · avg 3.5 ★★★★ · New York City

★★★★★Jul 2025

Pros: Great unit sizes/layouts and location. Cons: Cheapest of all appliances and furnishings. Building management is slow moving on repairs or otherwise completely ignore requests. Super does shoddy work on repairs (using mismatching tiles when broken, using caulk or grout that isn’t sealed) and with no urgency. Recently windows were replaced without warning with ones that block sunlight and views. Advice to landlord: Invest more in your property and tenants. Visit the building from time to time to see how your choices are effecting tenants lives

Unit 2K Pros: Rent stabilized, very nice and very responsive live-in super, in-building laundry, great water pressure, spacious apartment, quiet neighbors (for the most part!), monthly pest control and communicative management company. Building is situated on a nice tree-lined street and in what feels like the heart of PLG. Cons: Old pipes have caused some heating/hot water issues in the past but typically loss of hot water does not last more than 8 hours, no issues in the last year and notice is always given. Management is not always easy to get in touch with and sometimes warrants both a call and email to get a reply.
