“Pros: Central heating, bike room, gym, beautiful roof Cons: Roof lounge is incomplete and locked from tenant access. Energy grade is bad for the building meaning high energy bills. Landlord illegally withheld deposit. Did not provide itemized list of deductions at all as required by law on a specific timeline. They ghosted us. Going to take landlords to small claims.”

“Pros: The roof view is nice Cons: JP Management NY does NOT care about their tenants. They never respond to emails, they don’t do any building upkeep, they claim to have a gym and laundry room but 90% of the gym equipment is broken and 6 of our 8 washers and dryers have been down for MONTHS. This is an 8 floor building with hundreds of residents, yet the washers/dryers have been down since March. On top of that, the second elevator has been down for 3 months already. It was already down for 2 months back in february. They DO NOT CARE. The super does not answer text messages. The management company does not answer emails or calls. They don’t care about residents at all. Not to mention the ROACHES Advice to landlord: replace the broken gym machines. fix the washer dryers. fix the elevator. reply to your tenants”

“Pros: Units are nicely laid out and designed. Neighborhood is lovely. Super is kind and on top of what he can control Cons: Management company responsiveness is poor. Their vendors dislike working with them so take a long time to complete work. Utility situation is pretty inefficient- hot water is on your electric bill. Plan for an additional $200 min to cover utilities”

“Unit 801 Pros: Apartment layouts. Natural light. Elevator. Views and balconies. Cons: Half or less than half of the washer dryers worked. Packages were always being stolen. Expensive utilities. It was impossible to get answers to questions or able to reach the landlord. The super was around but not always helpful. Some gym equipment didn’t work. The “amenity” on the large shared balcony was never opened for tenants to use. Advice to landlord: Don’t false market. It’s not a luxury building like they say to sell it. It’s nice but not worth the enough price for the low building maintenance.”

“Pros: Great amenity filled building! Huge grocery store attached! Neighbors were cool! Cons: They never finished the roof top lounge. They needed better security for mail and packages. Stuff got stolen all the time. And they needed to fix the electric metering. That building in general was being overcharged by conedison. The building was probably making us tenants pay for common area electric as well. Bill was so high”

“Pros: Great in-unit amenities such as dishwasher, modern fixtures, storage closets, and private balcony. Elevator, gym, and public rooftop with incredible views. Excellent location with proximity to subway station and parks; proper grocery store on 1st floor of the building. Cons: Packages and bikes have been stolen in the past few years. Washers and dryers often break down and don’t receive timely repairs. Maintenance is slow and requires multiple reminders. The sunroom which was included as an amenity on building open four years ago hasn’t been completed yet. Advice to landlord: Be more responsive to tenants with maintenance requests.”

“Pros: Modern, and clean with great appliances. Elevator building, rooftop access with amazing views to Manhattan and Downtown Brooklyn. Cons: Super is not very responsive. Laundry in basement often has out of order machines. They provide monthly pest control but there's no set schedule - an exterminator will show up to spray on a random weekday and knock, but he leaves immediately if you don't answer the door within 5 seconds. There was a big issue with packages being stolen around the holiday season, but they did install a locked package drop-off area as a result - this of course only works if whoever delivers packages actually puts them in there, which isn't always the case. Advice to landlord: Stay on top of the laundry room situation better, and open up the rooftop lounge already!”

“Pros: Amazing city views, nice location, good water pressure Cons: Horrible, garbage management. Joel (landlord) is nonexistent. He responds to approximately 3% of calls, texts, and emails. And that 3% is all lies: about addressing stolen packages, about if the lounge will ever be finished, etc. Because of this, Jack (super) is also nonexistent, probably because he doesn’t have a landlord that gives a sh** either. Jack will straight up not fix problems, lie about when he’s coming, or be condescending while fixing them. I will say though that perhaps Jack doesn’t care because the tenants are disgusting: they leave cups, bottles, clothes, shoes, etc. in hallways, stairwells, lobby, and elevators. I’ve never lived in such filth, but I guess that’s what happens when gentrifiers move in and out - gotta leave your mark somehow! This building is rotting from the inside. Lovely views though. *Woops! Forgot to mention: electricity bills can run into the $300s-400s for 2-3 bedrooms. Everything runs on electric (including water), likely so that Joel isn’t responsible for giving us hot water, so there’s that. Advice to landlord: Answer calls, replace Jack, and sell this property to someone who doesn’t suck money for a living.”

“Pros: Nice building with beautiful views. Cons: Management is almost non-existent. We text, call, e-mail and they havent responded in months. They also stopped sending rent bills months ago. It's sketchy as fuck. Not worth it. Laundry room and gym are there, but the equipment and machinery are broken and missing parts. No no no. Advice to landlord: Idk, do your job?”

“Pros: Views of city skyline. Cons: Horrible landlord - Joel - who ignores e-mails calls and texts and only cares when his insufficient front door lock causes building property to finally be stolen (but he didn’t care when months and months of tenant property was being stolen). Pretty sure multiple tenants have had to threaten legal action to get their security deposit back. He’s also a money-hungry landlord who I’m sure is illegally passing on building energy/electricity use to tenants. Crap super - Jack - who literally tells people it’s not his job to fix leaking fixtures, who shows up whenever he wants for a few hours a couple days a week despite overflowing garbage rooms, and who acts like it’s an inconvenience to him to do his job. The super never cleans anything, and will sit around and make condescending jokes with you instead of fixing things he needs to fix. When something needs to be fixed, he says to tell management. When you tell him management has done nothing about it, he says you should have told management through him. Jack probably can act like this because the landlord is a larger piece of shit and allows him to get away with not doing his job. The two of them are horrible and anyone who says otherwise is in bed with them. Advice to landlord: Fix things. Get better locks for the building. Build the amenities promised to tenants. Respond to e-mails. Stop being afraid of tenants who call you out on your nonsense and just do your job instead. Maybe then you won’t get e-mails. Hire a better super, Jack sucks.”

“Pros: Gym in the building Cons: Unresponsive management company, they will lie straight to your face. I moved hoping to work from the lounge area sometimes but they never finished it and yet they keep advertising it. They promised furniture on the rooftop but never got any. High electricity bills, everything is run on electricity. With that being said, I have to mention that they made us pay for the first month, last month and two mounts of security deposit — which is 4 months of rent in total. They also asked for our immigration status which they had no right to do. Advice to landlord: Fire Joel Polatshek”
