“Pros: It’s central and accessible to the city. Cons: Truthfully, this is the worst building I’ve ever lived in during my 10+ years in NYC, which is a shame considering I actually love my apt. A tenant moved in earlier this year, and is basically squatting in her apt and hoarding in the hallways. Property management has done absolutely nothing about it. Garbage towers the hallways, the streets immediately in front of the building look like a 3rd world country, and there is graffiti and broken glass amid the destruction that this tenant has caused. She has virtually turned her apt into a hostel for the homeless and sketchy to visit at their leisure, whom storm in and out of her apt at all hours the night. There is conflict in the early AM hours almost consistently. The cops have been called by multiple tenants and this individual has been arrested 5+ times to no avail. She continues to wreak havoc on the building and we are all forced to live in fear and squabbles as property management has no interest in rectifying the situation. I hate to pull this card but I’m forced to believe it’s because the building is primarily vacated by minorities, hence no sense of urgency.”

“Pros: Roof access Passcode entrance Laundry in building Cons: Only one dryer and washer for all the tenants Repairman takes really long to answer Advice to landlord: Be more empathetic to your tenants. For the amount of rent paid, there should be more than one washer and one dryer.”

“Pros: Heating/cooling unit in ever room of multi room apartments, laundry in the building, code to enter building, close to train and solid bodegas, parks nearby, view from roof Cons: Cleanliness is not a priority, have had roaches and mice, hallways/stairwells stay dirty, maintenance tickets can go unaddressed from time to time Advice to landlord: Care about people that don’t look like you and don’t live in your community.”

“Pros: Inside of the apartment was new. Honestly can’t think of a lot of pros. Cons: You’re let into the building with a door code. Guess what happens when a neighbor starts giving all their friends the code? Strangers coming in and out all the time with packages regularly stolen. While the building looks new and stylish I saw that the beams under the stairs were starting to buckle in. We asked management to change the door code but they never did. Management only responsive when it comes to money. They know that since most of the tenants are young and don’t have a lot of money that the tenants don’t have a lot of recourse. Had water leaking into the ceiling that I had to use a bucket to collect the water. Luckily after multiple people in our building kept complaining management finally sent repairmen. Loud rooftop parties (especially during the summer) with people throwing their trash onto the fire escapes. I could hear a neighbor yelling at these people but they didn’t give a damn. I only subletted my room for a few months (thank god) and was so happy to get out. I was there from February 2015 to August 2015. Advice to landlord: Where to start. If you have tenants concerned about their safety and their packages are stolen, STEP UP AND CHANGE THE KEY CODE. Or better yet, install a key fob/manual key lock. Building violations are public knowledge and you guys have MULTIPLE. Show some care. It’s blatantly obvious is that your business plan is gut out an apartment building, fit as many rooms as possible in, lease out to young renters, then if they have any concerns ignore them unless it involves you guys losing money. You are super disorganized.”
