“I’ve lived in 5 apartments in Kips Bay towers. They are all spacious, quiet and the building is run like a well oiled machine. It’s the best kept secret in Manhattan! Close to everywhere but distant enough to feel like you have peace and quiet at home.”

“I have been looking at this site in case I move to FL, however out of curiosity I checked out the listing for my apartment here in NY. I noticed that the reviews are mostly a few years old and I thought I should just write a current one to say that I've lived here for 13 years now and it is the best place I've ever lived. The building staff is lovely and the apartments are spacious. They are individually owned, but there are always a few for rent. Highly recommended!!”

“We own a 1 BR @ 300 East 33rd. The buildings have courtyard-facing and street-facing views; we have a courtyard view, with large glass windows. The courtyard is more like a well-maintained small park and accessible to all tenants, with free WiFi, areas for reading/eating/partying, basketball courts, and a playground. Since the building are concrete and made in the 60's, designed by I.M. Pei in a brutalist style, the apartments are very quiet, except for the occasional child running down the halls. The buildings have a no dog policy, except in case of disability/therapy dogs, so there is little problem with dogs yapping. The buildings do not allow delivery people in the halls, so tenants have to go to the lobby to pick up food deliveries. The basement of the building, while not attractive, house the laundry, storage/bike areas, and dry cleaning facilities. Pros: - Inexpensive, with full service - Big glass windows, 50% overlooking the courtyard - Huge green space - 4 avenue walk to 4/5/6, and a few more for Herald Square trains; close to bus lines - Lobby level parking area (anyone can stop/idle for drop-offs/pick-ups, but long-term parking requires owning a space) - Direct access to building-owned parking - Great for parents, with private park and playground - Close to hospitals (NYU in particular) Cons: - Lobby, while large and corporate-like, with marble walls and huge glass windows, is a bit run down* - Basement is a bit rundown, but houses service areas - No dogs, except for disability * The condo owns property, and while that would have paid for lobby renovations, the tenant defaulted. Once payment is resolved, the lobby and apartment windows will be renovated.”

“Shame.... shame on these reviews obviously placed by an agent to raise the percentage!! I give the agent a -86% for under- hand exploitation!!”

“Management runs these buildings like the owners are renters. They only deal with public space appearance, the mechanical, structural and efficiency of these buildings is of low priority. Due to their "landlord mentality", it is not the best building to live in at times.”
