Unit B9 Pros: -location! Nearby 2/3 and B/C trains -high ceilings -adequate laundry room (4 washers 4 dryers) -pet friendly! Thankfully i dont live by the dogs who bark every time they hear someone pass by outside the door -one of the tenants always hangs out at the intersection in front of the building and always plays music, greets everyone with a smile and occasionally starts a conversation! He will brighten up your day, he’s everyones best friend! -good water pressure -area is relatively safe. There’s a school next door Cons: -whole building is dark, run down, and dirty. Occasionally see dog poop on the hallway floor by my unit and sometimes itll be there for a few days -theres only 1 super and he ONLY speaks spanish. He’s very nice and always greets tenants with a smile. im able to get by with the little spanish i know, but i see a lot of non-spanish speaking tenants that are unable to communicate their concerns due to the language barrier. How will their issues get fixed? -mail “room” is out in the open right by the entrance. Ive gotten my package stolen once, but i could see how easy it is for people to just quickly snag something and go - walls are pretty paper thin. My upstairs neighbor likes to drop heavy things throughout all times of the day and night -the one elevator is super slow -

Unit 10F Pros: I’ve lived here for almost 13 years, so consider me an expert. Pros: the water pressure is good, and it’s pretty quiet- at least the apartment I live in. I live in a junior one bedroom on the 6th floor. It’s very close to the express 2/3 train and the B/C- they’re equidistant. And its 3 blocks from Central Park. The location of the building is it’s greatest asset. It’s a block from Frederick Douglass Blvd. which has a lot of fun restaurants and bars. Its honestly declined a little in the last few years, but it’s still pretty cool. Cons: Wow, what’s the word limit on this section? Cons: The management company is the actual WORST. They’re honestly crooks. At the height of the pandemic they started taking legal action on me because I was a couple weeks late on rent- after I had told them I was unemployed and struggling due to the pandemic. I of course paid my rent within the month, so they didn’t have a leg to stand on. And this was also illegal- you weren’t allowed to evict anyone in NYC at the time. They’ve harassed me multiple times over the years and I’ve actually blocked their number at this point. And again, I’ve paid my rent every month for 13 years. The harassment is insane and unwarranted. And I assure you, this is a common experience with my neighbors as well. Everything has gotten worse over the years I’ve lived here. In the winter, we sometimes don’t have hot water/heat, and there’s NEVER any communication from anyone regarding that. There have been four supers in my time here, each one worse than the last. The current super is consistently drunk and doesn’t respond to texts until sometimes a day later. And there’s A LOT that needs to be dealt with in this building. Sometimes it takes weeks/months for things to be fixed. The trash is sometimes left to pile up so badly that people just start leaving it in the hallway because there’s no room in the trash area. The elevator is the slowest in all the 5 boroughs. This is a pettier complaint, but while I’m here, why not. The building is barely ever mopped or cared for. The floors are disgusting. Packages are frequently stolen and currently there appears to be an apartment with shady characters constantly coming and going who clearly do not live here. The super has zero interest in looking into this or doing anything about it. He’s even said that he has no way to know who lives in the apartment. What? Last I checked, that’s something a super knows. The walls are also PAPER thin. You can hear everything. If this wasn’t clear enough after reading all this, let me make it even clearer. DO NOT LIVE HERE. Advice to landlord: I don’t know what advice this would be. Be better human beings? Don’t be crooks? Don’t be the actual worst? The management company is the worst part of this whole building. They’re essentially slumlords.

Pros: The location is great and the people in the building are great. The super is responsive Cons: Although the super is responsive the building is so old that everything is falling apart. There are leaks all the time and things just stop working a lot. The owner seems to not care at all and doesn’t respond to anything unless you start to withhold your money. Advice to landlord: Please me more responsive to your building tenants. Take better care of your building and stop putting band- aids on the problems.
