“Unit 4B Pros: Love the location - right by the park, train and groceries Laundry in building Cons: - Have had a problem with cockroaches since I moved in despite numerous visits from pest control - Hard to get a response from super about issues - it’s one super for what is really two buildings so I’m sure he’s overworked but things need to be addressed quicker. I should have to reach out multiple times to get a response - Building does not enforce no smoking - Laundry machines are not great - washers frequently leaves clothes soaking wet and always smell like mildew and dryers often take two cycles because they fill other machines with steam as they run - A/C and heat are seasonal. A/C is only available from mid May to October-ish, then heat only. I never have a issue with the heat but when it’s stays warm later in the season or gets hot early in spring there is no A/C Advice to landlord: Enforce no smoking, take pest control more seriously, get another super/more help”

“Pros: I like all of the amenities. It wasn’t loud when touring. Decent size studio apartments Cons: Pay for laundry (maybe $3 in total for wash and dry) No in unit WD small & carpet hallways(gave motel) Small studio- but enough for just one person Also not the best view Advice to landlord: Remove that carpet in hallways to our homes and give more lux feel like the lobby.”

“Pros: Clean common spaces, trash rooms on every floor emptied out frequently, friendly doormen + women. Cons: Was advertised as 24/7 doorman building but there was not always coverage on weekends”

“Pros: -Location, location, location; access to park and subway is choice -In 4 years have not had any major issues, what small issues we've had have been quickly addressed (~24 hours or less) -Laundry room is convenient and usually pretty clean -Gym's OK -Doorpeople are generally OK Cons: -First floor nightclub/wellness cult gets old. Rave-like parties on some weekends, obnoxious dining shed that no one uses -Tenants Association is forming citing many more complaints than we have -- the other side of the building seems to have more problems No automatic shutoff for central AC and heat”

“Pros: Location, front door people are great, super is helpful and nice Cons: Building management sucks - there are roaches and smokers who are destroying quality of life - don’t move here, don’t pay them rent Advice to landlord: Stop the smoking, actually deal with your rodent infestation you slum lords”

“Pros: concierge staff was nice. Cons: I moved out of this building in 2021. I have lived in many different buildings in several different cities. This is hands down, the WORST apartment building I have ever lived in. DO NOT LIVE HERE. I would see people come tour this building with Danelle Davis and I would bite my tongue because all I wanted to do was tell them the truth. She will lie to you and sell you on things that do not exist and do not happen. The only saving grace of this building are the regular concierge staff. Don't be fooled by how nice the building looks - it's basically a garbage IKEA building. Water leaks, everything is broken, laundry machines never work, and the super will NEVER come fix anything in your apartment without 7 emails and 14 phone calls to management. Elevators are broken frequently and you will get stuck in them. Many tenants smoke cigarettes and it will make your apartment reek of cigarettes and the super will come and there's "nothing they can do". There is a faux sense of security as bikes get stolen from the garage anyways. Management is non-responsive and ignores your emails and calls unless if it's about renewing your lease. But wait… it GETS BETTER! Near our moving date, the super (Fernando) took our house cleaner’s keys (labeled HOUSE CLEANER KEYS) from the front desk and cleared out all the remaining furniture, kitchen items, etc from our apartment, had it re-painted, and CHANGED THE LOCKS without notifying us. He placed my $400 scooter IN HIS OFFICE (with one of my pitchers from the kitchen, and some art?? without telling us!!) and hid the rest of our things in a storage unit in the basement. We went back to our apartment to move the rest of our things and were SHOCKED to find out that the locks were changed and all our stuff was gone. We considered suing the management company but decided it was too much of a hassle and instead negotiated that the management company would pay us for those days that they illegally removed and stole our belongings. I am still in the building’s Facebook group and regularly see posts about tenants smoking cigarettes in the building, pooping in the stairwell, and the new concert venue on the first floor (“wellness space”) below causing the walls to move until 4am (which is allowed, because the owner of the apartment building is the wellness space owner's DAD! AVOID Advice to landlord: don't steal your tenant's belongings.”

“Pros: Location close to the park, friendly concierge staff and super Cons: Bad management, non-responsiveness, pervasive sound issues, laundry machines broken, numerous things in apartment were broken at move-in, high utility charges and repeated billing problems. An overall headache and nightmare living here.”

“Unit 6D Pros: Great location, access to the park and train. Overall lovely building and amenities. Lots of families and longer term tenants live here and support each other. Cons: The broker/leasing agent Danelle was misleading about 24/7 doorperson (which is actually security) and not being truthful about parking garage availability. In addition to lying about benefits of longer leases. Advice to landlord: Keep good, long term tenets and be respectful to their needs and wishes.”

“Pros: Tenneill (a concierge) Nice rooftop view Garbage is easy, shoot room is well kept. The super is ok but not great. He has an email which makes sending requests easy; though he usually just shows up the next day. Cons: Central hvac makes the air super dry year round. Open your windows often. Many of the amenities are not well maintained. The laundry room is the most annoying with the weird payment methods and water all over the floor. The plants on the roof die every year and so there’s never sustained growth on the trellises. The furniture up there is always dirty and residents litter. The community room was given to the new business next door, so we can’t use it anymore. The gym has some decent equipment but no towels and the brown paper towel dispenser is always empty. The stairwells aren’t swept regularly. There are stains on the carpet in the hallways. The lobby is freezing in the summer and the hallways upstairs are always hot. The elevator is so slow and so dirty. Like, so bad that every guest I bring home says something about it. They’ve had that “someone is moving in today” wall protector up every day since before I moved in; I don’t think it’s ever been cleaned. Also the windows: we asked for them to be cleaned when we moved in; I had to clean a lot of things but could do those myself… they were dirty again a week later: something with the way the wind kicks up. They also half-assed cleaned the patio outside and it’s gross and ugly, I attached a pic) Complaining isn’t easy, though I’m not one to complain a lot. If you do enough they might give you a free month of rent, but don’t expect a resolution. Emails to them are not returned in a timely manner, and at weird hours when they do. Phone calls are rare. Advice to landlord: If turnover is high it means you’re doing it wrong.”

“Pros: The building is very new (I think it was built in 2017) and has a large laundry room and gym. It's right next door to a great grocery store and two doors down from the BQ subway station. The connected building has a rooftop that is open to everybody and it's quite large. The parking garage downstairs is also convenient for guests when they visit. I don't know of any roach of rat problems in the building. I haven't seen any since i've lived here. Cons: They recently repainted the lobby and it looks hideous. A bar/club opened on the base level and it has been a sound issue for many tenants. Advice to landlord: None that I can think of.”

“Pros: Proximity to park Q train and grocery cannot be matched. It's amazing! Cons: Laundry room is a constant disaster. Doesn't work but still charges you. The amenities are just ok. Staff is not given enough resourcing to be effective. For example there isn't a big enough room for packages so sorting them takes forever. Doorman is in the other building so they cannot manage problems in this building effectively. Not enough staff to do more cleaning beyond basic. (staff is generally good) Also management does not respond to complaints promptly Advice to landlord: Get rid of the night club. Get abetter business in there and use that money to get resources for the building especially working laundry!!!”

“Pros: The units themselves are very nice, freshly painted for move in. Fantastic location next to Prospect Park, grocery store and the B/Q train. Front desk staff are amazing. Cons: The bathroom vent did not work when we arrived and there's no window so mold has been a problem. Out of the 3 times I've contacted the super for help he's only responded once. Neighborhood isn't great. Laundry is annoying now that it requires an app and there's no service in the laundry room.”

★★★★★Jun 2022

“Pros: Location is unbeatable - right on the park. Nice amenities. Central air is really good. Cons: The water pressure gets pretty low late at night in the bathroom. Management can be hard to reach. There’s usually one or two laundry machines that’re on the fritz. My neighbors on the flatbush side of the building have horrible noise issues with the yoga/health place, which is fine during the day but turns into a rowdy nightclub once a month until late at night. Advice to landlord: Could be easier to reach, but generally get things done!”

★★★★★Jan 2022

“Pros: -Proximity to park/transit/dining -Onsite laundry/gym -Amazing door people and security -Responsive super Cons: There's a commercial space on the first floor of the property that advertises itself as a "wellness cafe" and "events space." - That's true, but they also host all night (10pm-4am) parties and raves with pervasive loud bass and music that can be heard in the apartments of tenants on every floor of the building. Tenants got no resolve from management and got the NYPD involved who ultimately found multiple violations that have temporarily put a stop these events. Their liquor license is in jeopardy and hopefully their quasi-legit business can survive, but the disrespect shown to the tenants over this ongoing months long issue of loud bass and music is inexcusable. Advice to landlord: Take responsibility for your children's behavior and they way they have negatively impacted the quality of life for an entire building.”

★★★★★Oct 2021

“Pros: Door person at one of the entrances (but not 24/7 security as promised), laundry in building, generally clean and pest-free, furnished rooftop, close to subway and park. Cons: Owner’s adult children opened loud and disruptive nightclub on the first floor of the building in 2021. Tenants were told the establishment would be a cafe and are routinely woken up by the club. Owner and management have failed to take meaningful action. Smoking is also a major issue. It’s a smoke-free building but rules aren’t enforced, creating a health and fire hazard for the entire building. Advice to landlord: Cancel the nightclub and the blatant nepotism. Protect residents from constant smoke.”

★★★★★Aug 2021

“Pros: Rooftop, gym, location to amenities Cons: Management is unresponsive; the property claims to be luxury, but the appliances in the apartments are cheap; the mail management for 510 could be better Advice to landlord: Be more responsive to your tenants!”

★★★★★Jun 2021

“Pros: Amenities, quiet, door staff. Update: A nightclub masquerading as a wellness center throwing biweekly raves til 4-5 in the morning has opened on first floor...I know sound travels from there so it's quiet no more. Cons: Security gaps, maintenance of common areas, suspect electric provider, careless neighbors, building manager, recycling/garbage collected only once or twice a week. Advice to landlord: Step up maintenance of public areas, hire more maintenance workers, try to vet tenants better...”

★★★★★May 2021

“Pros: Building looks nice. Common spaces are nice. I’ve basically never seen a bug here. Cons: The super isn’t responsive and doesn’t have time to fix things. He doesn’t speak english well, so it feels like there is a big lack of communication in the building. It takes a lot of effort on my part to get something fixed or replaced. The pipes in bathroom get clogged very easily. I’ve gone through 3 bottles of drano in 6 months. There’s also a decent amount of street noise if you have a window facing flatbush. The heating and cooling is partially centrally controlled, so depending on the time of year, the ac unit can only heat or only cool. So if there’s a random hot day and the central control doesn’t allow cooling yet, you can’t cool. Advice to landlord: Hire another super. The current one is overworked and things don’t get fixed fast enough. The super always makes promises to fix something at a certain time, but can’t keep them. Allow more control over ac unit.”

★★★★★Mar 2021

“Pros: The building front desk staff are incredible. Always helpful and responsive. They’re the best and the most professional of all staff. The building is generally clean and it has no major issues that could be hazardous or unsafe Cons: Management is slow to respond Management/owner are cheap. The building is a few years old but common things like the elevator or laundry units break often. They do temporary fixes but problems often come back. Advice to landlord: Management company is awful. They take up to weeks to respond to emails and sometimes waste time and use that as a tactic to get away with not responding to the tenants ask.”

★★★★★Feb 2021

“Pros: Great building staff. Great location next to the park. Relatively quiet (despite being right next to the train station). Great views from the rooftop. Storage and parking on site (for a fee). Cons: Neighbors smoke inside their apartments despite it being a non-smoking building and all tenants signing a secondhand smoke nuisance addendum in our lease. The management company says they're going to do something about it but nothing changes. It's unlivable if you're sensitive to smoke or have children and want to protect them from secondhand smoke Advice to landlord: Enforce the secondhand smoke nuisance terms of our lease”
