“Pros: Great value for what you pay Management/owner is better than larger high rises Cons: Amenities are lacking compared to larger LIC high rises”

“Unit 10G Pros: Nice doormen, responsive repairs, and great package management. The building is also smaller than others in LIC, so it’s quiet and we don’t run into anyone else coming in and out of the building half the time. Also really enjoy the festive holiday decorations. The units themselves have nice fixtures and it’s really comfortable to live here. Cons: Location is just okay. Next to the train so it’s loud with the windows open. Also have to cross a busy road to get to most restaurants and stores in LIC. Heat is also expensive, but still feels chilly. Not unbearable, but not ideal. Might be the windows and poor insulation. Advice to landlord: n/a”

“Pros: Appliances are top-notch, staff are friendly and helpful, and amenities/location are nice. Good access to multiple trains Cons: Little to no insulation: the large glass windows lose a lot of heat in the winter, so heating bills are very high. No solar shades: have to install your own blackout curtains Ongoing construction across the street constantly violating quiet hour laws makes it impossible to have any peace and quiet Property management unresponsive”

“Unit 4H Pros: It's a smaller building among the many larger ones in LIC. Most people are quiet but you do have some loud and disruptive neighbors. Cons: Maintenance and the building manager does not listen to complaints at all. Trash in hallway? They don't care. Laundry or A/C broken? Too bad. Also has double standards for certain tenants they are friends with. Tons of issues with the building like the front door being broken and the elevators stopped working intermittently. With so many options in NYC you should not have to pay a broker's fee to live here. It might look nice but the building manager does nothing if you complain. Advice to landlord: Fire your building supervisor/manager”

“Pros: Amenity filled building (gym, doorman, elevator, roof access and more; amazing super!; clean; Cons: Outside of city, little far from main LIC restaurants but still close to other great spots. The access to outdoor spaces can sometimes be limited which is frustrating but not the worst thing! Advice to landlord: None”

“Unit 9G Pros: Very clean. I spent 3 years here and never saw a single roach. The doorman are very kind and helpful. The gym is great. The apartments are beautiful. Cons: Management is very difficult to hear back from. They always seem to be out of office. Don’t answer your emails or calls. Heating is via central air system, and costs a LOT on the electric bill during the winter. Advice to landlord: Never use those Amex gift cards again for any deal. Become more reachable via call/email.”
