Apartments are better laid out than most tenements in neighborhood and have fair amount of light & windows. Elevator in building! Responsive and live in Superintendent is pleasant to deal with. Cons: Building agent (Frank McCartin) can be antagonistic, homophobic and often outright hostile to tenants and fails to respond or address maintenance issues. Building owner/administrators never acknowledge issues, are surly and litigious, and treat tenants poorly. Walls are thin and you'll hear everything your neighbors do. Poor water pressure makes showering often difficult. Hot water complaints go unanswered yet seem to eventually fix themselves . Construction work by contractors lacks professional quality, seems like no one cares about doing a good job. Building just looking to do bare minimum to get by. I know of several tenants who'd had to report issues to the city and often still not resolved according to the online reports. Advice to landlord: Treat tenants like you'd wished to be treated yourself if you lived here. Respond and fix issues reported in a timely manner.”

— 425 WEST 46 STREET · Manhattan“Pros: Location is great, tree lined block at end of Restaurant Row, near plenty of good bars and eateries and new Target. Has elevator. Apt layouts better than many similar bldgs in neighborhood. Live in super is responsive to minor issues yet can’t make repairs w/o bldg agent approval. Friendly neighbors. Cons: Walls are thin and you hear your neighbors having sex or their TV all the time. Building mgmt treats tenants poorly. Extremely bad water pressure, toilets barely flush, showers are inadequate and building just shrugs. Request for repairs get ignored after investigated. Overall apts are kept in poor condition compared to similar neighborhood units but rents still increase. Paint and non-existent molding/trim well below common standards. Bathroom tiles fall off and aren’t repaired. Frequent hot water issues. Management seems to like to keep things poor so they can turn over tenants to increase rents. Advice to landlord: Be more respectful of your tenants, replace current bldg agent who has history of being offensive and dismissive of tenant complaints and requests for maintenance and never follows through. Clean common hall floors and stairs which haven’t been adequately cleaned for at least three years. Refresh and modernize units. Add trim around exposed brick wall cracks. Replace busted tiles in halls and units. Address infestation problems. Replace broken appliances. Trash area moved inside building attracts pests.”
