“Pros: Location, in-unit washer-dryer, updated appliances, dishwasher, microwave, bathtub Cons: Some maintenance requests take months to resolve”
— 7A LEXINGTON AVENUE · Brooklyn“Pros: Good location, lots of sunlight Cons: Management left us without heat for a month this winter. We resorted to reporting to 311 and they in turn refused to renew our lease. Our superintendent neglected to fix our broken smoke detector multiple times. We complained to management, and he came over unannounced and verbally berated us for reporting him. We were granted access to the building across the street for the roof and gym, but when we had a few friends over on the roof (before midnight, no music or loud noise) management called the police who in turn didn't even file a report because nothing illegal or disruptive was going on. Management has consistently been condescending and misogynistic in our communication with them. There is no insulation in the building. Winters are freezing, electric bills are insane, and you can hear your neighbors conversing at a normal level.”
— 7 LEXINGTON AVENUE · Brooklyn“Pros: It was usually clean in the hallways and they sent exterminators every month. Cons: - unresponsive management (tried to steal our security deposit, usually took at least a week to respond to messages, and only because we threatened to withhold rent if they didn't respond) - neighbors were kind of extra, hopefully they moved - the walls are incredibly thin, the windows aren't properly sealed, and there is NO HEAT in the living room. They'll give you space heaters (they're legally obligated!) but that doesn't actually *heat* the place Advice to landlord: Fire Dalan Management”
— 5 LEXINGTON AVENUE · Brooklyn“Unit Floor 3 (apt. C) Pros: Amazing location, great amenities. Cons: We pay through the nose for a/c and heat because of how poor the insulation is in the building. It also means we can hear EVERYTHING our neighbors say. Paper thin walls.”
— 7 LEXINGTON AVENUE · Brooklyn“Pros: Modern appliances, very quiet, good location Cons: Flooding, delays in resolving appliance updates Advice to landlord: Find longer term solution to flooding”
— 11 LEXINGTON AVENUE · Brooklyn“Pros: Good appliances , nice intendant. Cons: * super noisy building * very noisy and suspicious activities in the parking at the back of the building * sewage entering the appartement which is totally unsafe ! (Flooding , bacteria conditions, mold , electrocution,…) * super high energy consumption * people knocking at your window, delivery guys ringing your bell all day long Advice to landlord: Make the required work to at least solve the flooding issue! Be responsible!”
— 9 LEXINGTON AVENUE · Brooklyn“Unit A Pros: Spacious living room, large windows, large bathroom. Cons: The first floor of this building (unit A) is duplexed with a cellar (see Certificate of Occupancy) which has two bedrooms. It is illegal to have bedrooms located in a cellar in NYC due to serious risks including flooding, lack of egress, pest infestation, and carbon monoxide poisoning from lack of ventilation. The first floor unit has experienced awful flooding numerous times, each time putting the tenants at serious risk of electrocution, mold, and disease spread from sewer runoff. The units located on the second and third floor are legal residences, but have a small refrigerator and inefficient appliances. Advice to landlord: Pay the fines you owe the city for your open violations on this building, and seal off the illegal cellar units before someone gets seriously hurt.”
